Greetings Readers!

We are pleased to announce that MIT, through DBS Trustee Limited, as trustee of MIT, has been awarded Tranche 2 of JTC’s second phase divestment exercise portfolio of Flatted Factories and Amenity Centres in August 2011. The Acquisition Portfolio consists of 11 properties in 5 Property Clusters comprising 8 Flatted Factories and 3 Amenity Centres located at Bedok, Kallang Basin, and Kampong Ubi. Read all about it on page 3.

We are embarking on Asset Enhancement Initiatives at Toa Payoh North and Woodlands Central. Details are on page 5.

AEI - TOA PAYOH NORTH 1The centrally located Toa Payoh North 1 Cluster is easily accessible from the Braddell Mass Rapid Transit (“MRT”) station.

The Asset Enhancement Initiative (AEI) involves the development of a new high-tech industrial building and an amenity block with an air-conditioned canteen on the existing open car park space, adding approximately 150,000 sq ft of GFA.

The AEI will also include improvement works to the facade of the existing buildings and landscaped areas. The project is targeted for completion in the third quarter of 2013.

NEW DEVELOPMENTS AT THE STRATEGY

We have installed a two-in-one DBS ATM and AXS machine at the main lobby of The Strategy since October 2011. Our tenants can pay their bills and make withdrawals with ease and convenience!

A new clinic, Drs Bain & Partners LLP, has opened in November 2011 at level 1, The Strategy. Committed to excellence in medical care, comprehensive medical services and quality cost effective patient-centric care, the clinic’s strengths are in areas of Family Medicine, Workplace Safety and Occupational Health Services and Travel Medicine.

Let’s all get healthy! To help us get fit, we have brought in Gold’s Gym which opened at The Strategy in December 2011. The new gym possesses some of the latest, cutting edge training equipment and systems not found at any other commercial gyms in Singapore. These include RealRyder spin classes, Power Plate training, G-flex training and of course the regular and essential pieces of gym equipment necessary to ensure a good workout. Lockers, individual shower rooms, towels will be provided.

New Childcare CentreSafari House Preschool & Zoo-Phonics School opened in January 2012 at level 1 of The Strategy, bringing convenience to parents working at both The Strategy and The Synergy. The opening of this facility is part of our effort to support our tenants in their childcare arrangements.

FULL EPS CARPARKING AT 6 SERANGOON NORTH

NEW FOODCOURTAT KAKI BUKIT

Thanks to the newly setup full EPS (Electronic Parking System) system, tenants and employees at 6 Serangoon North can now drive to work with more ease and comfort. Driving in and out of the carpark is now a breeze with this new fully automated parking system. We have received good response to this initiative and we will be reviewing the introduction of this system at other properties in the future.

We now have a new foodcourt located at block 6, level 2 in Kaki Bukit!

This new foodcourt, Food Loft, has been in operations since October 2011. Food Loft offers a fully air-conditioned, well-ventilated space with comfortable tables and chairs. Owned by SP Investment Holding Pte Ltd, Food Loft boasts a huge variety of cuisines sold at highly affordable prices. Tenants are spoilt for choice with local delights like ayam penyet, chicken rice, Indian cuisine and many more.

There is an escalator to bring people from ground floor to Food Loft to give added convenience of access.

CLARIANT EXPANDS

Clariant, a CHF7 billion (S$9.8 billion) chemicals company, recently opened its regional headquarters for South East Asia & Pacific in Singapore. The new headquarters which accommodate the company’s entire senior Textile Chemicals BU management team will support customers in the South East Asia and Pacific regions.

With more than 60% of global textile production based in the Asia Pacific region, Clariant already generates 43% of its textile chemicals sales from Asia. In the last five years, Clariant’s sales in the Asia Pacific region have in fact grown from 17 per cent to around 22 per cent.

The opening ceremony for Clariant’s new headquarters was held at The Synergy, Business Park building, on 1 November 2011.

Coherent held an opening event for their manufacturing operations of laser modules and systems in Singapore. These will be used to enable sensing and cutting functions in complex equipment for solar cell / semiconductor manufacturing, medical equipment and scientific instruments. Based in Santa Clara, Coherent, Inc. Coherent is a supplier of photonics-based solutions for commercial and scientific research applications. The company designs, manufactures and markets lasers, precision optics and related accessories. CI's products address a range of markets such as microelectronics, materials processing, original equipment manufacturer (OEM) components and instrumentation, and scientific research and government programs. "We selected Singa-pore for our first acquisition in the Asia region because of the country's distinctive assets including a skilled multi-cultural work force, business friendly policies and a strong commitment to intellectual property protection. As we have previously announced, we are in the process of transferring the manufacture of certain Coherent products to our new Singapore operations and we will be the first company building an advanced laser source here in Singapore," said John Ambroseo, President and Chief Executive Officer of Coherent, Inc.

Mooncake shopping over lunch for tenants at The Strategy. Great convenience!

Interested customers at The Signature’s Mooncake Fair.

With more varieties to choose from, our tenants were definitely spoilt for choice with the delicious and mouth-watering mooncakes from Shangri-La, The Coffee Connoisseur, Peony Jade and Jade Garden.

Mooncake Fairs were held from 25 to 26 August 2011 and 01 to 02 September 2011 at The Signature and The Strategy respectively.

Crowds of people could be seen thronging the fair, sampling the new creations from our vendors. Judging from the positive response, everyone had a good time shopping and savouring the mooncakes.

This event would not have been successful if not for the continual support from our tenants. We thank everyone for participating. Please look out for more events coming your way!

Mapletree Industrial successfully organised its 3rd Business Leadership Talk on 10 November 2011 at an exclusive closed-door private luncheon at Shangri-la Hotel Singapore.

This time round, we went behind the scenes with Mr Tan Kwang Cheak, Senior Director for Operations, Brand Extensions, Business Planning and Human Resources at McDonald’s Restaurants Pte Ltd - Singapore, who shared McDonalds’s key success factors.

McDonald’s had three main focuses for success – customer proposition, operations and service excellence, and their people.

“It is crucial for us to strike a balance between what our business needed and what our staff valued,” he added, noting that it was important to McDonald’s to retain staff and create a happy working environment so that staff could naturally deliver the best to customers. “This must of course be accompanied by the proper infrastructure so as to maximise operational capacity and efficiency.”

Kwang Cheak also shared interesting insights into McDonald’s management where senior management made effort to experience the job of their front line staff. This is to enable them to better understand the operational difficulties and in turn better plan and manage the operations.

The talk was well-received by those who attended. It was an entertaining afternoon, filled with interesting anecdotes and humorous quips in a casual environment with good food and company.

Wonderful smiles and songs from the caroling angels of Gracehaven at 6 Serangoon North.

Christmas has always a joyous occasion at Mapletree Industrial. This year was no exception! Tenants were treated to the wonderful melodies from the children and youths of the Salvation Army’s Gracehaven Home and Raffles Hall. Our tenants, Johnson & Johnson, brought extra cheer to The Strategy this year by performing classic Christmas songs that received thunderous rounds of applause for their wonderful efforts.

Christmas would definitely not be complete with some retail therapy. Cosmetics and perfume vendors were brought into The Strategy and 6 Serangoon North. This created a lot of buzz amongst our tenants. Our tenants, Kulicke & Soffa brought in extra excitement at 6 Serangoon North by setting up a Chocolate fair for this special season.

This Christmas has indeed brought about the true spirit of sharing with tenants stepping out to bring extra excitement into our buildings. We would like to thank our tenants for contributing to the festive cheer at our properties! We look forward to more such collaborations with our tenants.

We organized a series of cosmetic fairs for our tenants at The Strategy (13 – 15 July 2011), The Signature (07 – 09 September 2011) and 6 Serangoon North (19 – 21 October 2011). Tenants were treated with a buffet of cosmetics, fragrances and accessories from popular brands like SK II, Lancome, Dior, Chanel, Kelvin Klein, Davidoff and Bvlgari just to name a few.

The cosmetic fairs drew in huge throngs of people from the various buildings and generated a lot of excitement due to the range offered and low prices of the merchandise.

SF INVESTMENT HOLDINGChic, trendy, cosy, hip, and it’s packed with a wide variety of delicacies to choose from – this is the modern version of the humble hawker centre today!

Better known to all of us as the “Foodcourt”, they are delightful eating places that offer diners a more comfortable, hygienic and pleasurable environment compared to their older counterparts which first started out in the 1970s.Today, foodcourts can be found island-wide in many places of Singapore, and of course, in a shopping mall in your neighbourhood.

While the idea of having a foodcourt seems widely common in the housing estates of Singapore, this idea is still relatively new in many industrial areas of Singapore, where self-managed canteens or even catering are the norm.

We bring you face-to-face with budding foodcourt management company, SF Investment Holding, that specializes in foodcourt operations in industrial areas.

GOING INDUSTRIOUS ... ...

SF Investment Holding is the new name in the foodcourt business.

Started out as a small coffee shop in Geylang Baru in 2005, company’s founder, Mr Alex Chia, had at the time anticipated great potential in his business. Roping in another three of his friends, the group set up Senoko Foods Pte Ltd, where they operated 2 coffeeshops located at Geylang and Roxy Square.

From there, business took off and rapidly expanded, merging with many other small coffee shops who saw the benefit of being a part of a larger entity. The company was finally renamed SF Investment Holding Pte Ltd during its last amalgamation and merger in 2009.

Today, with a sizeable staff strength of over 200 employees, SF Investment Holding operates over 20 foodcourts island wide under 3 foodcourt chains – Choice, Food Loft and Food Talk. These chains can be easily found island wide covering areas like Toa Payoh, Ang Mo Kio, Tanjong Pagar, Tampines, Bukit Batok, Clementi and many more.

In recent years, the company’s expansion has seen them move into opening their businesses in industrial areas in Singapore – offering those working in factories, an alternative gourmet experience. Three of its operations can be found in Mapletree Industrial’s property clusters – Kampong Ubi, Lorong Bakar Batu and the recently opened foodcourt at Kaki Bukit (read more about it on page 7).
