Project Description: WinCo Foods - The proposed WinCo Foods will be an 80,900 square foot, single story building and operation hours of 24 hours a day 7 days a week. The maximum building height of the proposed WinCo Foods store is 32'-4" above finish floor with the highest point located at the main entry/exit. The project will include, mechanical, plumbing, electrical, refrigeration, fire alarm, fire sprinkler,, structural, civil and architectural drawings.
The proposed building materials for WinCo Foods will be a combination of split face CMU block, metal wall panels, brick, stone, and E.I.F.S. The proposed color palette has been chosen to enhance the building’s unique features, comply with the development agreement and compliment the overall Linder Village development.
A Ten Foot (10’-0”) wide concrete sidewalk runs along the front of the building along with a Thirty Foot (30’-0”) wide drive aisle separating the parking field from the building a with striped pedestrian accessibly way.
Delivery facilities, Refuse (trash compactors only, no dumpsters) and dry utility equipment have been placed along the west side of the building and facing north away from any residential uses to the south along with CMU screen walls and the building to help screen from public view and meeting the requirement to be enclosed on three sides and requirements.
28 Bike parking stalls have been provided along the front elevation within the ten foot (10’-0”) sidewalk in close proximity to the entry/exit doors meeting the requirements in UDC 11-3-5C. 17 bike stalls are required per UDC 11-3C-6G (423 parking stalls/25=16.92).
All parking stalls are 9’-6” wide by 20’-0” long. A total of 423 parking stalls are provided with 10 ADA stalls included (9 ADA stalls are required by code). A 10’-0” wide accessible path has been added within the parking field to help break up the expansive area required for parking and connects to the pedestrian pathway along the north pad sites providing connectivity to the development. This accessible path is at grade and will be constructed of concrete. Concrete wheels stops are provided along the length of the accessible path in each parking stall to ensure cars do not block the pathway. The sidewalk along the front of the WinCo Foods building provides connectivity to the adjacent parcels to both the east and west.
Throughout the site a landscape palette will be designed to offer a well maintained and aesthetically pleasing environment complying City design standards UDC 11-3B as part of the overall development within Linder Village. Preliminary landscape plans have been included with this submittal showing compliance to city standards for the overall landscaping requirements for the development of Linder Village Centre as a whole. There are no existing trees onsite to protect during construction.

I am writing this letter to request approval for the installation of 2 custom illuminated channel letter signs with vinyl graphics for Gandolfo’s Deli in Meridian.
Signage will be installed on the south and west facing walls of 1410 W McMillan Rd #110. Sign on South facing wall will be 28’ wide by 3’ tall. North facing sign will be 7’-2” wide by 5’-5” tall. Both signs will be constructed of 5” black aluminum returns with 1” black trim caps. They will have 3/16” acrylic faces with translucent vinyl overlays. Both signs will be illuminated with LED lighting strips. Both signs are to be flush mounted.
Vinyl graphics will be installed on the awning on both North and South facing walls.
All signage and graphics have been approved in writing by the landlord. All signage and vinyl graphics will be complementary to the building architecture, colors, and other existing signage on current businesses around the premises.
