(b) Not advertise any property listings and/or inventories without writtenauthority rom the lient and shall endeavor to o!er the same at theauthori"ed amount granted by the client.

(c) #resent all written o!ers/proposals or counter$o!ers/proposals to thelient or sound %udgement or decision and shall endeavor to make theclient conclude to a air and reasonable contract advantageous to all



the parties concern to the transaction and likewise, assist the client or the other party ac&uire possession and ownership o the property sub%ect to the transaction in accordance with the agreed terms andconditions o the parties.

(d) Not secure listings/inventories currently e'clusively listed with another licensed eal state *roker unless said e'clusive listing agr eement had e'pired/revoked by the client and the latter o!ers it to the newlicensed eal state *roker who did not solicit it or use any unethicalmeans to ac&uire the said listing agreement.

(e) +n accepting listings/inventories rom the isting *roker, respect thelisting agreement o the latter until the e'piration thereo.

professional service as a registered and licensed real estate

service professional for a fee or other form of compensation or

acting for and in behalf of another involving real estate

transactions including the rights and interest on real

properties with or without any fee or compensation.

(b) aintains a regular o!ce for the practice of the

profession as a registered real estate service professional

where the performance of the professional service is



undertaken individually or for a collegial e"ort or renders

professional service in the o!ce of the client or employer.

(c) #repares, signs or certied as correct any professional reports, bids, invoices or documents/records of

clients/employer intended to be used in securing licenses and

permits (e.g. license to sell, etc.) or in securing any loan or

mortgages that requires the professional services of a

registered real estate service practitioner.

And further the #ractitioner shall$

(d)+ndicate the license number issued by the ommission as indicated inthe ertifcate o egistration, proessional identifcation card number,#- number, #0 receipt number, the date o issuance and the validity thereo in the documents he/she sign or issue. 1owever, in case o letterhead and dry seal only the license number shall be indicated.2urther, or signboard, billboard, advertisements and other orms o published announcements3 the #ractitioner shall be re&uired toindicate the icense Number, #roessional +dentifcation Number andthe validity thereo.

(e) %ooperate in e&tending the e!ciency of the real estate

profession and endeavor to be updated on the latest

developments of the profession, laws, rules and the real estate

industry by attending continuing professional education

courses, sharing or e&changing informations and e&periences

with other professionals and participate in the A#' and other

society activities.

(f)ive and cooperate in upholding the integrity and honor of the

profession at all times by avoiding all unethical and

unprofessional conduct and practices that will discredit and

inure the real estate profession, practice self*respect,



sel+essness as well as in respecting the dignity of human

person for the good of humanity.

(g)Not discriminate against person(s) on the basis o race, color, religion,

se', disability, amilial status, or national origin.

(h)Not o!er or agree to pay/split or rebate any proessional ee or compensation or any valuable consideration either directly or indirectly with anybody who is unlicensed individual or unauthori"ed person to practice real estate service proession nor to cooperate, assist or endorse any transaction or engagement o the proession in violationo any e'isting law and its rules and regulations.

shall refrain from self*laudatory advertising or propaganda.

() -ot advertise or cause or allow to be advertised his/her

professional attainment or services e&cept in stating

qualications in applications for employment. owever, such

shall be allowed in publication on authorship of books,

technical reports and studies, lectures or papers delivered in

conferences and seminars and similar activities which arebenecial to the real estate profession as a whole. oreover,

development and maintenance of ebsite in the 0nternet shall

not be considered as advertising.

(k) -ot seek to obtain clients by solicitation. Advertising is a

form of solicitation. #ublication of announcement is

permitted only for opening of a new o!ce, change in o!ce

location or telephone numbers or reorgani1ation of rm or o!ce practice2 provided it contains basic information essential

to the announcement and is of reasonable si1e.

Announcement of any of the above information may also be

made to clients and to individuals other than clients with

whom professional contacts are maintained. isting of rm

an o!ce is permissible but must be in good taste and modest
