Building Information• Year built – 1983• Total size - Over 180,000 SF of improvements• Current parking – 490 regular spaces and 9 handicapped spaces• Warehouse area can be built out in 150 days (certain restrictions apply)• The building has a 7” engineered vibration and static free concrete slab• The building provides two air compressors (primary and emergency) supporting Lynntech and an additional compressor supplying compressed air to other tenants• There are three deionized water systems, two supporting Lynntech and one supporting other tenants• A vacuum system with 18-20 PSI vacuum pressure is supplied to tenants who have a requirement for vacuum• There is a 750 KVA backup generator supporting “critical” equipment loads in tenant spaces. The generator has significant available capacity. The current active load is approximately 11% of the rated capacity of the transfer switch. It is important to note that any load supported by generator will still see a brief interruption of power as the utility source fails and the load is transferred to the generator. This can be prevented with a tenant provided UPS for any critical equipment• Providence Park is supported by fiber optic cable and provides high quality internet service to tenants • All of the HVAC needs in the facility are provided via DX roof top units that were purchased new in 2008• New membrane roofs were installed on the entire facility in 2006 and 2008
