Gloucestershire The neighbouring villages of Barnsley and Bibury are close by with popular pubs and restaurants and the renowned boutique hotel, Barnsley House.
S About 5.5 miles away is the Roman market town of Cirencester. Cirencester offers a variety of shops and restaurants including a large Waitrose. The commercial centres of Swindon, Cheltenham and Oxford are easily accessed.
T Communications are excellent with both Swindon and Kemble Stations providing direct trains to London Paddington. The M5, M4 and A40 are also easily reached.
W Sporting opportunities in the area are extensive. The Cotswolds are loved by walkers, horse riders and cyclists. Sporting attractions
include golf at Cirencester and Highworth and horse racing at Cheltenham and Newbury. The house lies within the VWH Hunt country and there is excellent shooting available in the area.
The thriving recency town of Cheltenham is within striking distance and has extensive amenities and shopping as well as festivals such as the jazz, literary, food and science events. There is an array of eateries and wine bars including several Michelin starred restaurants.
E Education in the area is first class with private schools including Hatherop Castle School, Rendcomb College and Beaudesert Park School, with further schools and colleges in the Cheltenham and Oxford areas.
Coln PenColn Pen is beautifully located at the end of a long drive in a private position enjoying spectacular views over the Coln Valley. Constructed of Cotswold stone under a slate and tile roof, the house is entered via wooden gates with stone mullioned pillars. The gravel drive continues on to the house and turning circle, with the other to the stable yard. The house sits within approximately 21.5 acres and is surrounded by unspoilt Cotswold countryside.
The double height light and bright reception hall is centrally positioned and provides access to the main rooms. The drawing room is a great entertaining space with an open brick fireplace with stone and carved wooden surround at one end with a triple aspect view over the gardens and grounds. To the left of the reception hall is the open plan kitchen / breakfast room. The kitchen was completely renovated 5 years ago and is well thought through, well organised and finished to a high standard with flagstone floors, silestone worktops, 4 oven Aga and all up to date appliances.
A sweeping oak staircase leads up to the first floor accommodation. Of particular note is the master bedroom suite that has a triple aspect view over the garden and surrounding grounds. There is a further double bedroom suite with three further bedrooms and a family bathroom. On the ground floor is a double bedroom suite that has access out onto the garden.

Gardens and GroundsThe property is surrounded by lawned gardens and mature shrubs and trees and sits centrally within its land. Adding further character to the gardens are a number of pretty dry-stone walls, which divide the gardens into ‘rooms’ and a charming pond sits to one side. Sitting just below the pond is a dew pond, an artificial but historical pond intended for watering livestock.
Equestrian facilitiesThere is an agricultural barn with 9 loose boxes and a tack room. There is also an outdoor manège.
LandThe land is predominantly pasture with hedge and stock proof fencing. The land has been used for grazing horses. There is also a parcel of woodland at the far end on the southern boundary. The land is registered with the Rural Payments Agency with Basic Payment Scheme Entitlements that will be transferred to the new owner on completion.
