COMMERCIAL PERMITS Expedited Permit Process The following submittals are required to qualify for expedited permit process SUBMITTAL REQUIREMENTS A permit application signed & notarized and 2 copies of the below stated documents must be submitted for review. PERMIT TYPES EXCLUSIONS - To following conditions must apply in order to qualify for the Expedited Permit Process 1. There can be no tree removal required or requested as part of the permit requirements. 2. The property must not be located in a Historic or NCD3 District, or have any existing code violations. 3. Does not apply to application in need of a Waiver, Warrant, Exception, Variance, or Replat. 4. A turnaround time of no more than 2 separate 7 day periods must be adhered to from the application design professional. Fence Flooring Replacement Waterproofing Window Replacements Storefronts Shutter Installation/Replacement Awning/Canopies/Trellis Roofing Burglar Alarm Access Control Devices (Less than 20) Interior Wiring Lights/Receptacles Any Hard Wired or Plug-in Electrical Equipment Service Upgrade or Repair Fire Alarm Devices (Less than 50) A/C Change-outs A/C Stand Replacement for a Re-roof Chiller & Cooling Tower Replacements Boiler Replacements Miscellaneous Piping Pool Heaters Temporary Toilet Sewer Cap Sewer Repair Plumbing Fixture Replacement Water Service Repair/Replacement Signed and sealed survey (no more than 1 year old) depicting location of fence and a detail of the fence up to 6 ft. in height. Up to 8 ft. in height, requires Architect/Engineer signed calculations and details. If fence is located within undedicated right of way, a complete temporary encroachment covenant application with supporting documents must be submitted for approval prior to permit application. Floor plan and Key plan. if flooring replacement is located on a 2nd floor or above, it must provide sound proofing specifications that comply with minimum FBC requirements. The Roofing Package which includes an Instruction Page with all required documents depending on the type of roof/waterproofing work being done. Floor plan showing location of windows, signed and sealed design pressures, and Miami-Dade County NOA or State of Florida Product Approval.
