Nothing changes the very basic human
need for real estate, but we can give

RET.asia is a real estate crowdfunding
platform that was founded by a team of
Australians and Filipinos in 2015 with the
intention of changing the way real estate

THE MARKET
THEMARKETOPPORTUNITYReal estate crowdfunding is an evolution in real
estate investment that looks to democratize real
estate. At its very essence, crowdfunding involves
the pooling of funds from a highly disperse and
large number of investors (referred to as the
“crowd”) to directly fund a project, in this case, a
real estate development, purchase, or restoration.
It has proven to be popular with early adopter
investors in the US, the UK and the Middle East,
particularly within the retail investor segment that
has traditionally been locked out of real estate
investment. In 2015 alone, the industry grew by
156% (Massolution RECF Report, 2015) to over
USD1 billion. It is the fastest growing segment
within the crowdfunding industry, and is projected
to reach USD2.5 billion globally by 2016.
Using methodology developed by the Fung
Institute of UC Berkeley (2013) and factoring in
the demographic and wealth distribution factors,
we estimate that the Philippine securities market
could potentially be worth P280
Billion, of which real estate
crowdfunding is a part of.
It is clear that real estate ownership
is a universal aspiration for all
Filipinos, however, 91% of the
population cannot access it.
RET.asia’ s vision is to eventually
give the opportunity to invest in real
estate to a further 40% of the
Filipino population, through the
crowdfunded division of real estate
into affordable and manageable
pieces. Based on our calculations
entry points could be as low as
P24,000 - the average smartphone.
Our current target market is active
self-managing retirees, workers and
business owners in the social classes
of B to the lower A, as well as the
Filipino diaspora in the US, Canada,
the UK, Australia, and Singapore,
who have already had exposure to
this type of investment product and
are increasingly investing in real
estate already.
This means, immediately, we have
a total obtainable market of 321,960
out of a total addressable 44.9
Million. As the platform matures,
the middle class inevitably expands
and financial literacy and
aspirations take hold we see
RET.asia being adopted by the
entire addressable market.
In the 3Q of 2015, 32974 property
developments were registered
with HLURB valued at P79 Billion.
In the same period there were
3600 property developers
registered mostly in the Tiers B, C,
and D (sub-P100 Million in paid-
up capitalization).
Sourcing capital was cited as an
issue for the majority of
developers in these tiers, which
would be considered as small to
mid-sized firms.
Universally, developers that were
interviewed in our market
research, however, stated that they
would use RET.asia as not only
another source of funding, but
also as a platform to launch
projects, and market test
development proposals.
Based on our estimates, our total
obtainable market is roughly 1200
developers, which gives us access
to potentially P28.75 Billion in
development projects.
Also to be factored in is the
emerging nature of the
Philippines real estate market,
having only just eclipsed 1997
base.
