Conserve Infratech Pvt Ltd (CIPL) was founded in 2011, as Construction company based at Mumbai catering to
construction needs of Avvashya group.
Executed projects in diversified sector such as ware housing, CFS, industrials, real estate, infra development, interior etc.

Design & Build is a single point solution that offers a single source of responsibility and accountability which reduces the compulsory
involvement of the stakeholders during design and construction to coordinate or arbitrate between separate contract for resolving budget
and schedule conflicts.

Case Study : Kolkata
* The project is spread over 18 acres of which phase 1 comprises of 11 acres which is developed.
There were multiple challenges
a. Local issues
b. Non availability of construction material
c. Poor soil conditions
d. Time constraint.
Non availability of construction material
* All the local materials are to be bought only through the local syndicates and also we need to pay ransom money through
certain areas.
* Despite material being available at lower rates still we could not procure from those sources, there was complete
monopoly.
* Initially our design was with GSB, the pricing was almost doubled by the local syndicates.
* Eventually we had to modify our design to 10mm metal which was easily available and economical too.
Soil Condition
* The soil test conducted indicates the very poor nature of soil , SBC (Soil bearing capacity) was found very less.
CBR value was 1.2 hence recommendation for band drain for yard area by soil consultant for the entire plot.
* As seen from the borehole logs in geotechnical report, soft to medium stiff marine clay soils were encountered within 14m
of existing ground surface. Consolidation settlement under weight of 4 stack high container and pavement loads will
result in excessive settlement on the order of 300 to 400mm, which is higher than permissible. Hence, Installation of
band drain/Prefabricated Vertical Drains (PVDs) and temporary preload are recommended :

Case Study : Kolkata
• The water table was also was very shallow approximately 1.0m, considering that most of the yard development works
being conducted during the rainy seasons all these had a great impact on timelines. Lot of dewatering pumps were installed to keep the site
working.
• Initial design suggested for Band drain to be drilled throughout the plot which was very slow that means the entire plot needed 80000 no’s
band drain and also loading/unloading with suitable fill material for the entire plot. (5 cycle of 2 months for completion of 1st Phase)
• The Band drain however was done for critical structures like Warehouse, Canteen and Weigh Bridge. Hence the decision to change design to
geo-textile/geo cell/geo grid was taken to speed up the entire activity.
• The above design is vetted by IIT Bombay.
• This design change helped in saving of Rs4.25 Cr with enhanced quality.
• An additional saving of 3.25 Cr for elimination of band drain.
• The average settlement in the currently executed sections is around 140mm over a period of 6 years as against 400mm for the previous one.
• The loading material was effectively and efficiently used to fill the pockets of geo cell.

Despite our initial time lost due to all the above mentioned reasons our end date was still the same and
we have achieved it.
Had our initial design with band drain would have been implemented the project would have been pushed to September 2017.
We started the work in the 1st week of October 2016 and completed the project (phase-I)by 2nd week of March 2017.
