  • 12.25 ha plot enclosed by Salavat Yulaev avenue, Kommunisticheskaya, Posadskaya and October Revolution streets in the Kirov district of Ufa urban okrug of the Republic of Bashkortostan.

  • Plot current condition The nature of the existing building system is smooth with maximum five storey buildings high. The housing stock mainly consists of Khrushchev-era buildings and free- standing (one- and two storey) residential houses with backyards.

  • Developing a bright and impressive silhouette of the district at the entrance to the city The shape of a fortress is a tribute to the historical fact of Ufa Kremlin, which earlier existed in this area. The project designing has resulted in the idea of a white fortress image, which correlates with the image of white rocks, preserves an emotional part of the area spirit and embodies it in a new material - white stone.

  • State-of-art residential district with all required amenities and utilities 2-30 storey buildings are designed in the district. The social and economic zone is primarily located all along the plot on ground floors of the buildings. Construction of a 160-bed nursery school is stipulated by the project.

  • Buffer living zone Multi-storey office buildings and a fitness center from the side of Salavat Yulaev avenue are designed to establish a buffer zone. They shield residential buildings from the heavy traffic clearway.

  • Residential and commercial buildings of business class - "Car-free courtyard" concept Apartment space 122,020 sq. m. Public area 66,556 sq. m. Underground parking space 69,136 sq. m (2,564 parking lots).

  • Apartments with parking lots in underground parking for sale Apartments on sale are free supplemented with parking lots in the underground parking. One parking lot is granted for one and two bedroom apartments, while 2 parking lots for three bedroom apartments and above. The expected prime cost is $1,000 per sq. m. The sale price is from $1,270 per sq. m.

  • Project current status Public hearings on the project are appointed on August 27, 2015. Engineering survey and detailed design of the first construction phase are in progress now. The facilities of housing and non-housing stock located in the area of the first phase construction are redeemed.
