Cost certainty is crucial to project success. In the current market where costs are rising rapidly, independent and informed advice is required to establish the right budget, select an appropriate procurement route and then to rigorously control costs through delivery.

Cost management is at the heart of RLF’s business; our team is highly experienced, commercially astute and enviably well-connected. They can provide clear advice and management based on both local values, costs and markets, and on national benchmarks, from project inception through to the final account.

With early involvement during feasibility, our cost consultants are able to estimate costs from a strategic point of view, enabling you as client, and other stakeholders, to run viability appraisals.

Once a project is confirmed, we are skilled in developing cost plans which are reassuringly robust and sufficiently flexible to allow manoeuvrability as the project moves forward.

The increasingly lively construction market is bringing more selectivity from contractors, so we market test early to de-risk the budget, advise on procurement and help to make sure that the tender process is well managed.

Once on site, we work proactively with the rest of the team to identify issues that may impact the budget before they arise, carefully control change, and make sure everyone is focused on delivering to a finite budget.

ProfileThe office development, on a key site in the middle of Glasgow’s International Financial Services District, comprised two commercial buildings of ten storeys (180,000 ft2) and six storeys (80,000 ft2) respectively, with ground floor retail space in both.

The design of the new development featured the retained façade of the listed warehouse buildings on the site that was built in the early twentieth century.

ProfileThe 2.2 hectare site sees the expansion of the University’s Moulescombe campus, with development on the Preston Barracks site and adjoining university land comprising 1,316 student beds, new academic buildings, 350 new homes and 25,000 ft2 of retail space.

ProfilePost & Mail is a new mixed-use building situated within the Colmore Business District, central Birmingham.

It is located on part of a site previously occupied by John H. Madin and Partners’ Post & Mail complex, completed in 1964.The development will deliver seven floors of Grade A office accommodation, five levels of residential apartments arranged around a landscaped courtyard space, and two levels of large duplex penthouses, along with internal fit-out works to parts of the ground, mezzanine and first floor levels.

ProfileThe regeneration of a brownfield site around Almeida Street in Islington, with the conversion of an existing six storey block into 183 serviced and residential apartments, car parking, leisure facilities and retail/commercial units.

In addition, the construction of two new buildings were added, comprising 150 residential apartments and a retail unit.

Helensburgh CHORD,Scotland

ProfileThe Helensburgh CHORD project represented a significant investment to the economic regeneration of the town and esplanade. The improvements to the Esplanade created an environment suited for leisure strolling, with event points along the shore, performance space, children’s play area and a landscaped garden.

An award winning outdoor museum was also incorporated into the scheme. Helensburgh CHORD project was the winner of an RIAS Award, Scottish Design Award, Saltire Arts in Public Places Award and shortlisted for four other awards in its category.

ProfileThe phased refurbishment of an existing office building originally designed by Sir Norman Foster, constructed in 1990.

Totalling 293,000 ft², the building offers high standard letting up to Cat A fit-out. The office floors are designed with an underfloor displacement air conditioning system with exposed concrete trough deck soffite to maximise floor to ceiling heights, and a bespoke lighting raft solution.

ProfileThe second phase of the redevelopment features a new 30,354 ft² two-storey extension which links in with the first phase and the main existing building.

By fully refurbishing the existing 8,611 ft² building there is a seamless transition between each of the blocks.

A new heart to the campus has also been created through a large central courtyard and impressive refectory space.The project was awarded 2016’s RICS South East award for Regeneration.

Role: Framework Manager

ProfileRLF have created, procured and managed the framework for 250 picthes, with a further 250 still in progress.

RLF provided full consultation, design and installation solution of the pitches, floodlighting, fencing and, where required, changing rooms.

The project was nominated for a ‘Procurement Innovation or Initiative of the Year Award’ at the National Government Opportunities Excellence in Public Procurement Awards 2016/17.

ProfileThe works involved the demolition of an existing office building under separate contract and the subsequent construction of a basement building comprising nine luxury flats (8,600 ft²) above three floors of office space.

This project was awarded the WhatHouse?‘s GOLD award for the ‘Best Apartment Scheme’.

ProfileThe unique attraction is designed by Marks Barfield, the Architect behind the London Eye. The i360 has a 162m (531 ft) high tower, with an ascending and descending circular viewing platform with a 200 pax capacity.

This is Britain’s second highest observation tower (after the Spinnaker Tower in Portsmouth) and is the world’s tallest moving observation tower.

Kintore Midmill Primary School, Aberdeen

ProfileA new build primary school on a greenfield site encompassing a split level glulam framed design with a two storey wing comprising a games hall, dining hall, staff areas etc. and two single storey classroom wings.

External works include a grass football pitch, an artificial all-weather pitch, roads, parking and playground spaces with landscape planting.

In addition, 115 residential units across the site, 7500,000 ft² of retail/restaurant space, a new station plaza, river walkway including children’s play space, as well as soft and hard landscaping.

ProfileA flagship cinema for Odeon pushing the boundaries of cinema design with 11 auditoria, one IMAX and two Dolby Atmos screens. The cinema includes a new concept Costa Coffee Metropolitan, Gallery Bar, Ben & Jerry’s outlet and a large confectionery concession.

RLF also provided full supply chain management for the whole works and project managed the full sound and projection equipment installation.
