C oastal Living’s Cottage of the Year, SL-593, is a warm, inviting year-round retreat where friends and family can relax and enjoy each other’s company. Designed by Eric Moser
of Moser Design Group in Beaufort, South Carolina, the cottage features 2,612 square feet, 4 bedrooms and 3 ½ baths.
The first floor of the main cottage encompasses three distinct living spaces: dining, sitting and cooking areas. Inside the front door, a dining area replaces a traditional foyer. There’s plenty of space for a long rectangular table to be extended during the holidays. After breaking bread, guests can chat next to the large hearth in the adjacent family room. The hardworking kitchen is equipped for a large family or lots of guests, and the home’s open floor plan allows the hosts to participate in the party. Just off the kitchen, a screened porch with a fireplace links the main house to the guest cottage, complete with porch and a loft.
The house brims with built-in character, like shelves that flank the stair landing. Upstairs, two bedrooms share a Jack-and-Jill bath. For privacy, a vestibule separates the master quarters from the main house. Exposed beams add architectural interest to the master bedroom, which has its own sitting porch.

Southern Living working drawings offer a complete
conceptual design of our homes. However, our
working drawings do not include fully engineered
construction documents.
What’s Included
v Foundation and floor-framing plans. This shows
the foundation layout, including drawings for
a basement, slab, or crawlspace. Only one type
is included with each plan. Support walls and
all necessary dimensions are part of this sheet.
Please note that there is no beam layout included
with foundation plans. Foundation plans must be
engineered locally.
v Dimensioned floor plans. Each floor of the house
is shown in detail. The position and dimensions
of floors, windows, staircases, and columns are
clearly indicated.
v Suggested Electrical plans. Included are
suggestions for the placement of switches,
outlets, and fixtures. Local code will dictate exact
placement. This will be determined by your
builder. Select plans may not include electrical
plans.
v Typical wall section. This cross section shows a
typical wall from footings to roofline.
v Exterior elevations. These pages provide drawings
of the front, rear, left, and right sides of the house.
They also suggest the appropriate materials for
the structure and detail work.
v Interior elevations. These include detailed
drawings of cabinets, fireplaces, columns, other
built-in units, or suggested trim profiles. Each
architect or designer offers various degrees of
detail per plan.
v Suggested exterior and interior finish schedules.
v Door and window sizes.
What’s Not Included
v Heating and plumbing plans. Due to regional
variations in climate and building codes, heating
and plumbing plans should be supplied by local
contractors.
v Material quantity lists. Once your personal
selections are made (types of windows, doors,
etc.), this list should be obtained from the
contractor you choose or from a local building
materials supplier.
v Architectural and engineering seals. Some cities
and states require a licensed architect or engineer
to review and seal a blueprint, or officially
approve it, prior to construction due to concerns
over energy costs, safety, and other factors. Due
to varying local requirements, Southern Living
House Plans is unable to offer these seals. Contact
a local building official to find out if such a review
is required.

Square Footage Estimates
The heated square footage estimate provided on the small-
scale plan does not include garage, porches, decks, bonus
spaces, storage areas, or the basement level. We recommend
that your builder verify all of the plan’s dimensions and
square footage calculations, taking into consideration any
modifications or additions.
Also keep in mind that there are several different formulas
for calculating square footage, and your builder’s estimate
may vary slightly from ours.
Estimating Construction Costs
Accurate construction-cost estimates should be made
from the working drawings. We suggest consulting with a
local builder to provide an estimate of those specific costs.
Sometimes your builder can give you a ballpark estimate
based on information provided in the descriptions in
this magazine. However, you will need full construction
drawings for more accuracy.
After you order the plans, you may want to get at least
two separate estimates from contractors for comparison
because many variables can affect cost. The contractor
should provide the material quantity lists; costs may vary
depending on choice of materials, availability of materials
within an area, labor costs, choice of finishes, and degree
of detail.
Reverse Plans
Sometimes, to better site a house, it is necessary for builders
to use a reverse set of plans (often called a mirror image
or flopped set). The lettering and dimensions will appear
backward on the reverse set. If your builder needs a reverse
set, order one reverse and the rest standard set plans.
How Many?
One planning set is all you need to study the plan in greater
detail. However, if you want to get cost estimates, you will
need at least eight construction sets. If you decide to build,
you will definitely need multiple sets. As the owner, you will
want at least one set; the builder needs a minimum of three
sets; and various authorities and lenders will also need
separate sets. You may wish to consult with a local builder
before placing your final order.
If you plan on making any changes, you must order a
reproducible or CADD file. The additional copies can be
made once changes have been made to the original plan.
Building Codes
Our plans are designed to meet the national building
standards, but because of varying interpretations and the
fact that codes are subject to change, we cannot warrant
compliance with any of the specific building codes and
ordinances.
Your local builder or engineer can review the plan you
choose and ensure that it complies with all applicable
building codes. He/she should also verify that it is suitable
for your particular site, including any subdivision restrictions.
Some changes and material substitutions may be necessary
if your plans are to meet the local requirements. However,
we cannot be responsible for the assistance you receive
from the individuals you select to build your home.

Add a fourth Bedroom and bathroom over the Family Room.
Enlarge the garage.
Enlarge Family Room and install bookshelves, remove deck.
Create a butler’s pantry and wet bar between the Kitchen and Dining Room.
Design a new mud-room to serve as a hub from the Garage and outdoors via the side porch, built-in lockers will provide ample storage for each family member.
Design a new Laundry Room with a desk, broom closet, drying rack and a home for their two dogs, which can easily be closed off with a pocket door.
Create a second walk-in-closet for the Master Bedroom and locate additional windows for additional natural light. Relocate linen closet.
Create a Jack-n-Jill bathroom between bedrooms two and three, and in bedroom three relocate the closets to either side of a new window seat.
Lower the roof line.
