The Central Pasco Association of Realtors ® kicked off the New Year of 2013 with a big bang. Our first luncheon was a joint meeting with the national award winning Tampa Chapter of the Womens’ Council of Realtors®. Our keynote speaker was none other than the Honorable Bob Buckhorn, Mayor of the City of Tampa. Mayor Buckhorn was a lively, gregarious speaker and extremely informative. He spoke for over an hour and gave us great insight into what makes Tampa Bay such a fabulous place to live and work. We had an extensive Q & A afterwards and he expanded on his thoughts and plans for the next years of growth for our area.
There was a packed house with almost 100 attendees for this joint meeting and a great time was had by all! Watch your email for a video excerpt of this presentation that will be linked to our CPARFL.com website courtesy of Deborah Farmer from Howling Wolf Productions.
You don’t want to miss a meeting this year! We guarantee fun and information!

VOL. 4 ISSUE 1 JAN/FEB 2013
PREZa word from the
The Florida Chapter Young Professionals Network (YPN) was established to offer young professional
Realtors in Florida opportunities to network and strengthen working relationships. YPN members like to
connect and have fun. YPN events, funded entirely by sponsors, consistently draw hundreds of
REALTORS® and often are booked to capacity.
As a member of the YPN, you can stay abreast of industry happenings, have your own sounding board,
and have an opportunity to be more involved. There are also special invitations to NAR sponsored
YPN events. YPN events are a fun way for members to meet other real estate professionals from around
the country, build a referral network, and learn about new and free resources from the NATIONAL
ASSOCIATION OF REALTORS®.
CPAR will be starting a YPN chapter in 2013. We need our members to get involved and help get this
very important organization started. You will be receiving more information via email. Hopefully, we can
get our first event scheduled soon. If you already belong to another chapter of YPN, no problem. You
can join ours as well. For more information, contact me at [email protected]. I will send you more
information about starting the chapter and how to become involved.
Looking forward to a great 2013!

The CPAR/WCR joint meeting also featured Ingeborg Ryals, a Tampa
author and surviver of Nazi Germany persecution. Her new memoir is
“The Tears of War”.
The author was a sheltered teenage girl in 1945 when the Red Army
occupied her village in what would become East Germany, and her
chilling account details how the Soviet occupation force cruelly abused
the civilian population it had liberated from the scourge of Nazism.
Rape, disease, and malnutrition were just a few of the indignities Ryals
endured; her situation only worsened when the Soviets sent her to a
labor camp on an island in the Baltic Sea.
A daring escape enabled her to make her way to the American section
of Berlin — and a new life of freedom — but at the nearly unbearable
cost of leaving beloved family and friends behind. “The Tears of War”
is a reminder to us all of the devastating impact war inflicts on innocent
lives on both sides of the battle lines — even generations after
hostilities cease.
As neighbors around her committed suicide rather than live under the
depraved rule of their Soviet occupiers, Ryals vowed to not give in to
her fears — nor her tears. The stunning result of her courage under fire,
“The Tears of War” is nothing less than a must-read memoir.
Thank you Ms. Ryals for spending time with us at CPAR and
sharing your story.

So we brought you a safety training class! It was an extremely fun and informative class to teach us all how to be more observant to defend ourselves in various situations. We also learned how to obtain a Concealed Weapons Permit.
Our speakers were Michael Fluno, an NRA certified Firearm Instructor and owner of Castle Firearm Education and Bill Strand owner of Dead End Firearms, Inc. Bill is also a fellow Realtor® with Greater Tampa Bay Real Estate Services, Inc.
Both speakers gave the members vital information on how to handle firearms and some legal information concerning firearms and concealed weapons permits. Did you know that if you carry mace or pepper spray and if the weight is over 2 ounces, you need a license? We learned this and much more! Another well attended session at Pebble Creek Golf and Country Club.

AE CornerIn 2012, we began the year with 116 Realtor members and ended with 174! A 50% net increase in membership! A new year has begun and CPAR is off to a GREAT start with an additional 10 members. Keep it up, everyone! This year has already been a very busy one for CPAR as we participated in the SUPRA lockbox exchange in February. I would like to thank CPAR members, Lynn Mooney, Patsy Peterman, Toby Caroline and Deborah Catterton, who helped to make the process run smoothly and efficiently. We even managed to have some fun as well.
Speaking of Supra, we currently have a limited supply of the new Fob3 eKey adapter that is compatible with the Blackberry, Android and iPhone. Do you have a Smartphone? Want to carry just one device? Upgrade from the ActiveKey to an eKey, and make your Smartphone your Key. (See the Supra ad in this newsletter, call 813-406-6081, or email [email protected] for details.)
We have also revamped our Facebook page with the assistance of members Lyndie House and Tonya Bouvette. Check it out and be sure to “Like” us at https://www.facebook.com/CPAR.FL.
We look forward to a wonderful year of interesting and informative meetings and training sessions. A wise person once said that “education is an investment”. We hope you will take the time to join us and make that investment with us.
CPAR Affiliate members are now known as CPAR Business Partners. Whatever you call us – we have a lot of FUN! We kicked off 2013 with a February After Hours Mixer held at Elsa’s TexMex Restaurant in Lutz. With over 20 people inattendance, it was another successful event for CPAR.
Mixers are a great way to meet Real Estate Professionals in a casual, fun and open atmosphere. Thanks to our wonderful sponsors for the excellent food spread. Each sponsor had the opportunity to speak for a few minutes, offering us updated or new information on their services.
The CPAR Business Partners always look forward to saying “thank you” to the Realtors for their continued support and business at these mixers. We encourage all CPAR Realtors to join the fun.
Our next After Hours Mixer is on April 2nd at Prime Bar, Shops at Wiregrass. Hope everyone will come out for a great night of networking, great food and fun!
Thanks again to our February Food Sponsors:

EDUCATIONSESSIONS
CPAR...always learning
CPAR had a well attended and very informative educational Session Tuesday, February 19th at Meadow Pointe Community Center, on Deductions for 2012 Income Taxes. Our speaker, Larry Shrewsbury, CPA, gave us a bonus with a lively discussion on tax law changes and what to expect in 2013, Larry stated that he would know more in November of this year the changes in 2014.
Larry’s great sense of humor, quick wit and extensive knowledge, made this a fun class. He explained the difference between employee versus independent contractor status, and how the tax laws affect both. He also touched on differences between S Corporation, C Corporations and LLCs.
Did you know? The annual exclusion applies to gifts to each donation. In other words, if you give each of your children $13,000 on or after January 1, 2012, the annual exclusion applies to each gift.
How long should you hold onto your receipts and tax records? It all depends on each person’s tax return but basically you should keep your tax receipts and records for 7 years; however, we discovered there are some receipts and records you should keep forever.
This educational session was sponsored by Frank Monte with Centurion Financial Group. Frank also explained to us the benefits of filing a claim as a Realtor for the BP Oil Spill money.
Deborah Catterton - CPAR Vice President 2013 Charles Rutenberg Realty
Additional Note:Just a note to say that I really appreciated the knowledge and time the CPA spent at the meeting on February 19, 2013. It was very good and thanks for the opportunity I had to attend.

ONLINE FAXING SERVICE ~ Lynn Mooney
Do not have an online faxing service or think you may be paying too much for one? Check out the comparison chart at http://www.faxcompare.com/.
My eFax service started to reach $200 a year plus—it was time to do something. I signed on with Nextiva—500 pages a month for $59.40 annual rate or $4.95 a month. 813 area codes are available. Now, I have the “pain” of changing my fax number.

A NOTE FROM FLORIDA REALTORS ® PAC
Florida Realtors PAC will begin inviting your PAC Investors to start participating in the Florida Realtors PAC monthly billing program. This service is being provided through NAR’s Convio platform and puts the member in control of their own investments.
Below are two links that can be shared with Investors. Each link is specific to one of two categories of Investor. State Award Investors and National Award Investors. See descriptions for further information.
Upon completing the form, your member will begin having a monthly investment billed to them via credit or debit card. Charges will occur on the same day of each following month and can be set to occur for a period of time or continuously for throughout the year. Should errors occur, the member will be notified via email to make the necessary corrections (e.g., card expires, change in address, etc…). Charges are automatically loaded into the Aristotle reporting system and are reconciled on a regular basis.
Please review each link and share any questions or comments you may have. Our goal is to ensure any questions that could come about are addressed now.
