SITUATIONCuil House is situated close to the head of Loch Fyne and enjoys an elevated position with a south westerly outlook over Loch Fyne towards Glen Kinglas and the policies of Ardkinglas House.

The well-known Loch Fyne Oyster Bar with its Restaurant and Shop, and neighbouring Coffee Shop, Tree Shop and Garden Centre are half a mile away at Cairndow with the historic town of Inveraray about 7 miles distant. Inveraray is the traditional County town of Argyll and the ancestral home of the Duke of Argyll, who founded the town in 1745 alongside Inveraray Castle. Inveraray has a good range of local shops providing for day-to-day needs as well as Primary Schooling, Medical Centre and a number of Hotels. Inveraray also has an Annual Highland Games as well as a ‘Best of the West’ Festival in September. Other local annual events include the Loch Fyne Food Fair in mid-May, the Fyne Beer Festival in early June and the Stage music weekend in July.

There is a further Medical Centre in Arrochar and Glasgow is about an hour and 15 minutes’ drive with regular bus services from the bus stop at the Loch Fyne Oyster Bar. There are number of attractive walks in the district as well as cycle routes from the head of Loch Fyne up Glen Fyne. Fyne Ales is a well-known local Real Ale Brewery and other local attractions include Ardkinglas House, Inveraray Castle and Jail, Cruachan Power Station, Inverawe Visitor Centre and Kilmartin Glen. These attractions are augmented by a rich and varied landscape which offers countless outdoor opportunities. Well-known local Munros include Ben Vorlich and Ben Arthur (the latter more commonly known as ‘The Cobbler’).

Loch Fyne is a popular sailing water and the Crinan Canal at Ardrishaig is a short cut from Loch Fyne to the Atlantic Ocean at Crinan.

Other leisure activities include Argyll Adventure in Inveraray which offers a wide range of outdoor recreational pursuits, the Spa at Loch Fyne Hotel in Inveraray and a number of Golf Courses including the Championship Links of Machrihanish, the neighbouring Machrihanish Dunes Links Course and more local nine-hole courses at Dalmally and Tarbert.

Historical NoteThe records of the past occupiers of Cuil House stretch back to The 1841 Census. From that time until the late 1960s Cuil House was part of Ardkinglas Estate. Notable past occupiers have included the well-known Scottish artist George Houston RSA, RI, RSW. George Houston was a prolific landscape painter using both oil and watercolour – primarily of scenes of Argyll and Ayrshire.

More recently Cuil House was occupied by Ben Coutts who at the time was Factor of Ardkinglas Estate and who subsequently became a well-known rural broadcaster and author as well as a MBE and Fellow of the Royal Agricultural Societies. Ben Coutts wrote five books in all, the first of which ‘Bothy to Big Ben’ was a widely acclaimed autobiography.

DESCRIPTIONCuil House is a handsome, traditional stone built farmhouse occupying an elevated and commanding position overlooking Loch Fyne within its own gardens, grounds and grazings of nearly 10 acres.

Cuil House is traditionally built of stone under a pitched and slate clad roof, harled and whitewashed with a generous range of outbuildings which may offer some development potential. The accommodation is arranged over two and a half storeys and is uniformly spacious, light and well appointed. The house has benefited from re-wiring and re-plumbing about ten years ago alongwith the installation of new central heating boiler, new bathroom/shower room and kitchen fittings at around the same time.

The sitting room and dining room/study flank the entrance hall to either side and the generous Breakfasting kitchen with its Aga, feature stone wall and large breakfasting area are the principal ground floor accommodation. The accommodation is augmented by a utility/boiler room, large scullery/cloakroom and further cloakroom with WC.
