New beginnings - new opportunities! This is the positive spin on summer being almost over!! Hard to believe that we're heading into the Fall season after such a great summer - time to re-evaluate & make new plans. If selling your home is part of your plan over the next couple of years, we strongly suggest consulting with us with regard to preparing. Deciding whether to upgrade and what to upgrade can be tricky. We are happy to share with you what buyers are typically looking for and how you can make the most of what you have with the least amount of ex- penditure. Or..renovate to enjoy yourself now, and be saleable when the time comes. Television shows with a real-estate focus have transformed buyers' expectations and therefore the ne- cessity for sellers to work at readying their home for the market. If you have lived in your home for a long time, raising your family there, chances are that you have a lot of purging to do and this takes a lot more time and ef- fort than we realise , so starting early can save you the stress of that all out push at the last moment, make your home more marketable and bring you a higher price. We are always happy to be there at the start for you even though you are nowhere near ready to see that scary sign on the lawn! We are your team for the long haul not the short run. In a market where we have so much new construction of every type, it is vital for buyers to be independently represented and read the fine print. Aside from the important negotiation aspect, reading the fine print is essen- tial to know just how your new construction contract is going to work and is the quoted timeframe realistic? In a market where buyer confidence has returned, so too has the developer / builder confidence increased to the point where many of the extras quoted now would have been automatic inclusions in the past. Be wary - take us with you! Even though storage lockers are now an "extra" up for purchase with a new condo, and you might be tempted not to go there, resale without the locker can be problematic depending on your competition at the time of sale. Developers can sell anything when it's brand new, but we always have to think resale - this is where we can help. Showhomes are seductive, put together by skilled designers. The same way it is tough to see beyond the dated clutter in an older home, it is equally difficult to see beyond the carefully sized furniture and decor in the brand new home. This is the moment in the calendar year where we see a rash of new listings come on the market as sellers think ahead to Christmas in a different home - upgrading or downsizing. To buy or sell first is the most often asked question and the answer de- pends on the individual situation of the people involved. This is very defi- nitely a matter to be carefully thought through and we are happy to con- tribute to that discussion. Hope the attached snap stats are again helpful to you. INGREDIENTS:

6 cups peeled, cored & sliced apples

1 cup coarsely chopped cranberries,

fresh or frozen

1/3 cup packed brown sugar

1 tbsp cornstarch

Biscuit Topping

1 cup all purpose flour

1/4 granulated sugar

1 tsp baking powder

1/4 tsp baking soda

pinch salt

1/4 cup butter, cold

Biscuit Flavouring

1/2 tsp cinnamon

3/4 cup buttermilk

DIRECTIONS:

In a large bowl, gently toss apples and cranberries with brown sugar and cornstarch. Scrape into 8-inch (2 L) square glass baking dish.

Biscuit Topping: In bowl, whisk together flour; sugar; baking powder; baking soda and salt. Using pastry blender or 2 knives, cut in butter until crumbly.

Biscuit Flavouring: In measuring cup, stir cinnamon into buttermilk; drizzle over flour mixture, stirring with fork to form soft, sticky dough. With spoon, drop dough in 9 evenly spaced mounds over fruit.

Bake in 400°F (200°C) oven for about 35 minutes or until bubbly and topping is light golden and no longer doughy underneath when lifted with spoon.
