We’ve all heard the wild stories of what’s happening in the Melbourne market, so on a recent trip I was keen to see for myself what’s happening at the front line.
Caporn Young has a strong alliance with leading east coast agency Marshall White, so I rode along with their senior director on a busy Saturday. From what I saw, it’s hard to believe Perth is in the same country.
The first auction was an old character home – a deceased estate. There were around 60 people in the crowd, the bidding started at $1.6million soared past the $1.9million reserve, selling for $2.810million!
Later in the day, we were near the Botanic Gardens, at a terrace house in Leopold Street, South Yarra. The home had fallen into disrepair, and the neighbours once had to put out a fire after squatters moved in. Bidding for this challenging do-up job started again at $1.6million. They called ‘on the market’ at $1.8million, and the property sold for
$2.55million after some ferocious competition between seven or eight parties.
Afterward, the selling agent told me he had sold a near identical home two months ago for $2.5million – except that home was fully renovated. So what we’re hearing is true. The Melbourne market is at fever pitch.
Last Tuesday evening, Caporn Young hosted our 7th Annual Client Information Evening at the Royal Freshwater Bay Yacht Club. The event was fully subscribed with over 250 of Caporn Young’s clients attending. Our key note speaker Mr Gavin Hegney estimates that Perth is 12 months into an 18-month downturn. Gavin went on to comment when exactly the bottom will come is anyone’s guess however, it’s much better to buy six months early than six weeks late. Because as we’ve seen in Melbourne, when the market starts to go up, it goes up quickly.

This November 13-15, Fremantle homeowners will throw open their doors for the second annual Artist Open House Fremantle (AOHF) event. Showing and selling art in the context of a residential environment, remains central to AOHF’s focus.
“Artist Open House Fremantle gives people a chance to see art in a domestic context but also, to take a sneak peek into some beautiful private homes,” says founder and director Cathrina Read.
This year works by more than 35 artists from WA and the eastern states will be exhibited in seven private homes. The event showcases a variety of art, with range of price points ($200 - $10,000) and emerging artists alongside more established artists.
“With such a diverse show, we hope the art will appeal to everyone’s taste and budget,” says Ms Read.
New to AOHF this year is a Styled Home. One house will be emptied and then styled entirely so everything in the house - furnishings and art - is for sale.
The Styled House, a collaboration with stylist Jo Carmichael, showcases how to use art and furnishings to craft beautiful spaces.
As a starting point, Ms Carmichael suggests considering the mood you want to create when choosing art for a particular room.
She says various objects in the room should work together with the art to create harmony. The art may be a statement piece, or be used more subtly to as part of a collection of objects.

Several factors inspired Ms Read to launch the event last year, including the demise of several Perth gallery spaces.
“I knew the art was great and that people would buy it. But a fresh approach was sorely needed, one that focused on a new, broader audience,” she said.
The event also targets younger people hoping they will make more significant art purchases as they grow more art savvy.
The success of the last years event indicates that there is an audience interested in seeing art in a new context; but also having a cheeky peak at other’s homes. In this way, AOHF helps artists tap into the hugely popular interiors market.

It is no secret that Perth’s rental market is moving through a rough patch. The vacancy rate has reached 5.6 percent and median ‘time on market’ is now up around 56 days. In the face of these difficult conditions, I´m proud to say Caporn Young´s vacancy rate is just 2.2 percent, and our average time on market is just 22 days.
