Thank you for taking the time to read the Winter edition of our On The Move magazine. Firstly, let me wish you all a very happy and prosperous New Year.

2015 was an exciting year for the property market, with house prices in this area increasing by around 10% which is great news for property owners, but not so great for those trying to get on the property ladder. So what does 2016 have in store for us?

The big and surprising news from the Autumn statement was the 3% hike in Stamp Duty Land Tax (SDLT) on buy-to-let properties and second homes. Meaning if you are in afortunate enough position to be able to buy an investment property or second home, then buying at say £300,000 will cost you an extra £9000 in SDLT.

Some in the industry have described this move as “the nail in the coffin of the buy-to-let and holiday home market.” Although personally, while I feel it will definitely have some sort of detrimental effect, I have my doubts that it will be quite so catastrophic.

The upside is that first time buyers – who often have to compete with the spending power of buy-to-let investors, will find themselves in a much stronger relative buying position, which is generally regarded as good for the economy as well as socially.

One temporary aspect of the SDLT increase is that it could prompt a flood of investor purchases in the short term, as the tax will not be applied until April 2016, which could in itself exert immediate pressure on an already heated market.

But overall, the way I see it is where else is there for people to invest their money? Interest rates are low so savings are making no money and the stock market can be volatile and hard to understand. So property is still a great long term investment and the stamp duty will come off any capital gains.

Although generally this may cause some investors to think twice, the reality is there is still going to be a shortage of supply, investors are unlikely to sell off their portfolios because of this, so where are the extra properties going to come from?

Simply said, they are probably not going to come from anywhere! Which is why I feel 2016 is going to be another year of property price increases, maybe not quite 10%, but a slow and steady rise over the next year is more than likely.

and in the summer should feel like a cool, bright oasis of calm. But, as Marilyn

How to protect your home from

the big freeze

Potential property buyers and homeowners should be very wary of the effects that our changing climate can have on our homes. Common weather conditions such as flooding, freezing temperatures and unexpected hot summers all pose significant risks to properties. Here is what you need to know in order to be prepared to weather any adverse conditions:

The big freeze – burst pipesWhen water freezes in a pipe, it expands and can burst with

water escaping and causing serious damage to a property. It is

very difficult to tell if a property has frozen pipes at a viewing.

For homes that have perhaps been empty for a while, you can

normally spot a frozen pipe because one or more taps won’t

work. If you suspect you have a frozen pipe, the first thing to

do is check if the neighbours have water. If they also don’t, it’s

more likely to be a problem with the local supply than a burst

pipe.

Top three tips to protect your home from burst pipes: 1. If you’re going on holiday in the winter months it’s

natural to want to save on heating. However ensure

that the temperature in your home is no lower than

12˚C-15˚C to reduce the risk of frozen pipes.

2. Repair dripping taps and replace the washers on any

dripping taps. If they freeze, they may block the pipe

and cause damage.

3. Leave doors open on kitchen and bathroom cabinets.

This will allow warmer air to circulate and reach pipes

that are under sinks and adjacent to the outside wall.

Flooding – water damageWhen considering buying a property, potential buyers should

look on the Environment Agency’s website to find out if the

property is located in a flood zone, using the flood maps

available on the website. They should also contact insurance

companies to find out if their premiums will be affected and

whether they will be significantly higher due to potential

flooding or if their home will be covered at all.

Top three tips on how to protect your home from flooding: 1. Purchase flood-resistant UPVC doors as these can reduce

the chances of water entering your property.

2. Lay ceramic tiles on the ground floor which are easier to

clean than carpets if water comes in.

3. Raise the height of electrical sockets to at least 1.5

metres above ground floor level as this can limit the

damage caused by water ingress.

Indian summer – subsidenceSubsidence is more common when rain follows an Indian sum-

mer. It’s essentially the downward movement of the ground

supporting a building, with particular problems occurring when

that movement varies from one part of the building to another

which produce cracks and affects the structural integrity of a

property. The three main causes of subsidence for homes are

the underlying soil, the age of the property and the proximity

of trees or shrubs.

Top three tips on how to protect your home from subsidence:1. Cracks are usually the first warning signs of subsidence, so

check your property thoroughly to spot any signs in advance.

Most properties will have some cracks due to the natural

expansion and contraction of bricks caused by temperature

changes. Subsidence related cracks are small, usually diagonal

and mostly appear around doors and windows. They are also

typically thicker than a 10p coin and wider at the top than the

bottom.

2. Do not plant trees or large shrubs close to the house, garage

or outbuildings. Remember small trees or shrubs can quickly

grow with their roots going underneath the property. Avoid

planting Ash, Plane, Poplar Oak, Sycamore and Willow trees

close to your home as these are the most common culprits of

subsidence.

3. Do not remove trees which are older than the property as

this can damage the ground beneath your home - if in doubt

get specialist advice from a qualified tree surgeon.

3. Have accurate valuations - An accurate valuation of the property is essential for the estate. The correct value needs to be provided to Her Majesty’s Revenue and Customs (HMRC) for the purposes of Inheritance Tax (at least three opinions of value are required to comply). Even if you are only transferring the property rather than selling, reporting the right valuation figure is important to avoid incurring a Capital Gains Tax liability on an eventual sale. This will also mean that you can manage the expectations of all beneficiaries should there be differences of opinion regarding the property value.

4. Get the maximum price - To satisfy all beneficiaries and legal requirements, it is important to

demonstrate the best price has been achieved for the property. To achieve this, you should market the property with multiple estate agents and document evidence of all marketing efforts, recording feedback from prospective buyers and offer negotiations. It’s also wise to make all involved parties aware of timescales to manage expectations.

5. Get ready for conveyancing - Make sure you have completed and returned all the property information forms that you have been sent and that your conveyancing solicitor is aware of the agreed timescales (subject to Grant of Probate). You should also ensure that you are easily contactable should the solicitors need to reach you (even if you are on holiday).

Here are our top tips for buying and selling probate properties:

For those selling a probate property:

1. Is it insured? - Most insurance policies become invalid once the property has been vacant for more than 30 days. You may need to purchase alternative insurance called ‘vacant property insurance’ to protect the contents.

2. Control access - Gain control of who has access to the property. You never really know who could have a spare key. Change the locks and make sure any remaining contents are secure.

Having this inside knowledge can help buyers open their eyes to the different benefits that a probate property can offer. For instance, there is often no chain which can make the sale quicker. Industry expertise will also help buyers to avoid any potential pitfalls.

Probate properties are often great buys. Purchasing one, however, often takes a different approach to a typical property and there are a few extra things that buyers need to consider and some extra checks to carry out on the property.

For those buying a probate property:

1. Discount is unlikely - Probate properties can often be old and in need of updating. This should have been factored into the price so it’s unlikely to be worth trying to negotiate for an additional discount based on these terms.

2. Is it cosmetic? - It’s worth paying for a full structural survey which will detail the condition of the property and help to determine if any work that needs carrying out is cosmetic or something more serious. For older, dilapidated or more unusual properties, a more in depth survey (Building Survey) may be required. It is wise to visit the property and establish what

maintenance work needs to be carried out. Asking questions such as ‘how old is the boiler?’, ‘is there double glazing?’, ‘do new radiators need fitting?’ will help to budget for maintenance costs.

3. Do the maths - If you’re moving to a new area remember to get estimates for any work from contractors who are local to the property. Quotes for using a contractor in London, for instance, will be very different to Manchester. Once you’ve priced up the work that needs to be carried out, you can establish if you can afford the maintenance work on top of any monthly mortgage repayments.

4. Ask questions - The executors of the property may not have lived in the

property. To find out the answers to your questions a more thorough investigation may be required. It’s often helpful to talk to neighbours, particularly if they live in the same style homes, as they will be able to offer valuable insight into the property.

5. Has probate been applied for? - Buying a probate property needn’t mean you’re stuck in limbo for years. Ask the sellers if probate has already been applied for to get an idea of how ready they are to actually sell. If probate has already been applied for and hasn’t been contested, it’s more likely purchasing the property will go smoothly, particularly if there’s no chain.

Selling a probate property is also a totally different kettle of fish. Often the sellers don’t live near the home that’s being sold and travelling to and from the property to keep it maintained can be difficult. Property prices also vary from region to region so it’s important to work an estate agent with excellent local knowledge to set the right asking price.

Results from a survey of 175 estate agents across Britain revealed it’s difficult for singletons to get a foot on the property ladder. It demonstrated that couples aged between 21 and 40 are the most popular type of buyer at 45%. This was followed by families in second place (29%) and couples aged between 41 and 65 in third place (20%). Categories for single people in any age group came bottom of the list, making up a total of 2.8% of buyers.

According to the Office for National

Statistics (ONS), the average wage in

Britain is £26,500. The most any potential

home owner can borrow for a mortgage

is four and a half times their annual wage.

Based on the average wage in Britain of

£26,500, the most the typical singleton

can borrow is £119,250. With the average

national price of a flat, a typical property

for a first time buyer, at £158,872. With

a 10% deposit, this is a £23,735 (15%)

shortfall.

housing. Shared ownership is a feasible

government incentive that people who

are struggling to afford a home should

more shares of the property later on.

Potential homebuyers are most willing to compromise on the size of their garden when looking for a new home, according to a brand new survey.

The survey found that 60% of estate agents noted that the size of

a property’s garden was the first thing to be forfeited when

buyers were purchasing a new home.

Number of bedrooms was next on the list with 14% of agents

highlighting that potential homeowners are willing to sacrifice this

in order to secure the right property. A modern kitchen came in

third at 9%.

When asked what buyers are more interested in, good

transport links topped the list at 48%. This was followed by a fast

internet connection at 25% and a strong mobile signal at 5%.

2015 was an exciting year for the property market, with house prices in this area increasing by around 10% which is great news for property owners, but not so great for those trying to get on the property ladder. So what does 2016 have in store for us?

The big and surprising news from the Autumn statement was the 3% hike in Stamp Duty Land Tax (SDLT) on buy-to-let properties and second homes. Meaning if you are in afortunate enough position to be able to buy an investment property or second home, then buying at say £300,000 will cost you an extra £9000 in SDLT.

Some in the industry have described this move as “the nail in the coffin of the buy-to-let and holiday home market.” Although personally, while I feel it will definitely have some sort of detrimental effect, I have my doubts that it will be quite so catastrophic.

The upside is that first time buyers – who often have to compete with the spending power of buy-to-let investors, will find themselves in a much stronger relative buying position, which is generally regarded as good for the economy as well as socially.

One temporary aspect of the SDLT increase is that it could prompt a flood of investor purchases in the short term, as the tax will not be applied until April 2016, which could in itself exert immediate pressure on an already heated market.

But overall, the way I see it is where else is there for people to invest their money? Interest rates are low so savings are making no money and the stock market can be volatile and hard to understand. So property is still a great long term investment and the stamp duty will come off any capital gains.

Although generally this may cause some investors to think twice, the reality is there is still going to be a shortage of supply, investors are unlikely to sell off their portfolios because of this, so where are the extra properties going to come from?

Simply said, they are probably not going to come from anywhere! Which is why I feel 2016 is going to be another year of property price increases, maybe not quite 10%, but a slow and steady rise over the next year is more than likely.
