Welcome to the third edition of the Abermain and Weston Property Update.
What a tremendous start to 2015.
We have had 10 properties SOLD and 7 listed in the Abermain and Weston area since the beginning of the New Year. This is clearly an indication that properties are selling quicker than they are coming in.
News What to expect from property in 2015
Vendors
If you’re planning on selling a property in 2015, it could be a good year for you.
Firstly, the number of properties for sale is relatively low which puts upward pressure on
the prices of properties that are for sale.
Purchasers
With limited property for sale, there is heightened competition for the properties that are
on the market. You can expect many prospective purchasers at home opens.
If you want to secure a property in 2015, you need to be prepared. See your bank and/or
finance broker before you start looking for property so that you know how much you can
borrow so that you can bid or make an offer with confidence.
If you need to sell an existing property, ideally sell it first. That way you know what you
have to spend and it takes pressure off you if you are trying to buy one and sell one at the
same time. If time is an issue then you need to put it on the market before you start
looking at other properties.
Investors
The best news for investors is that interest rates will stay low in 2015 (or possibly fall
further). If you haven’t fixed part or all of your mortgage on your investment property, it
may be something to consider. Fixed or split rates are very attractive at the moment.
