Greater than the sum of its parts

My tenure as your President is drawing to a close, and I am happy to write in

this issue about members who exemplify our industry’s willingness to give back to some of

the neediest in our community. In addition to the members who volunteer every year with Rebuilding Together South Sound, Walk a Mile in Her Shoes, Northwest Harvest, and more, the MBAPC has long been involved with the annual Festival of Trees, which benefits the Mary Bridge Children’s Hospital through the sale of luxurious Christmas trees that are accompanied by all kinds of gifts, trips etc. In 2012, MBAPC was recognized as a platinum level sponsor ($10,000+) due to the amount of in-kind contributions made by members. This year, the MBAPC’s Remodelors™ Council volunteers help tree designers erect their trees and 10 x 10 displays at the event site – this has become an essential contribution to the Festival’s success. Established in 1945, the MBAPC is currently the 33rd largest local

home building association (HBA) in the National Association of Home

Builders federation and the 3rd largest in the State of Washington. 2012 has been an amazing year, with the membership beginning to grow once more as the housing market takes baby steps toward recovery. MBAPC held more education classes for its members than all other HBAs in Washington combined. MBAPC celebrated the success of the GRIP retro insurance program, with member participants receiving their first distribution checks this summer.

House for HopeMBAPC recognizes that helping Tacoma’s children remain in school and graduate not only helps out our community overall, but also helps create a future workforce for our own membership. The 2013 House for Hope is an opportunity for MBAPC members to reach out and really help those who will benefit for a lifetime. GER Shoreline Master Program Updates

Shawn HoeyPierce County Shoreline Master Program: After several years of the Shoreline Citizens’ Advisory Group meeting and discussing draft SMP policies, regulations, and maps, there

were 22 public meetings and open houses held to allow public discussion of the draft proposal. The last seven of those meetings were before the Pierce County Planning Commission, who made adjustments to the draft proposal and transmitted a draft to the County Council on October 15. The next step in the adoption process will be public meetings held by the County Council in early 2013. When those meeting dates are set, they will be posted at http://www.co.pierce.wa.us/index.aspx?NID=956.

City SMP Updates: Jurisdictions throughout Pierce County are in a bit of a holding pattern with the implementation of their Shoreline Master Programs (SMPs) due to the review/public process the Department of Ecology (DOE) is required to conduct once a local government has approved an initial version of its update. There are three jurisdictions within the county where the updated SMP is currently in effect; Auburn, Orting, and Sumner. The City of DuPont is also anticipating their SMP to be adopted and take effect by the end of 2012. Other than those four jurisdictions, a majority of the rest of the county are currently in some state of DOE Shoreline Master Program (SMP) review. This review comes after a city council has approved the draft SMP and has sent it along to the DOE for their final approval. Once DOE has reviewed the jurisdiction’s draft SMP, the document is put out once again for a public hearing. After the public hearing, DOE gives their list of recommended/mandated changes to the jurisdictions. The DOE and the jurisdiction then work together to form a document that is suitable for both. Most jurisdictions that fall within this category are anticipating their SMP to be in effect by spring/summer of 2013. A handful of other jurisdictions are outliers

from these two groups: Bonney Lake, Gig Harbor, Puyallup, and University Place.

Bonney Lake- The City of Bonney Lake has experienced a bit of a stall during their SMP review. They are not expecting any new information, or the review to begin again until the first quarter of 2013. At this time the Planning Commission will start their review of the draft SMP. Since this is the first step of the SMP review process it is not expected for their SMP to be effective until late 2013, or early 2014.

Gig Harbor- On December 10, the Gig Harbor City Council considered a resolution that authorizes staff to submit the draft Shoreline Master Program to the Department of Ecology (DOE) for its review, comment and approval. The draft document reflects Council directed revisions made in response to written comments on February 29, 2012 draft master program and public comment provided on the draft at the City Council public hearing held on June 11, 2012. A public hearing, and 1st and 2nd Reading of Ordinance will be conducted by the city at the conclusion of DOE’s review of the document and prior to its formal adoption by the city. DOE’s review process is anticipated to take up to 180-days to complete. The revised draft will be posted to the city’s shoreline master program website by the end of day on Thursday, December 6, 2012 for review. City staff has indicated that if all goes according to the anticipated timeline the SMP would be effective in the summer of 2013.

Puyallup- The City of Puyallup’s Planning Commission is currently reviewing the SMP. City staff has indicated that they anticipate the SMP to be passed along to the City Council during the month of December. After City Council review staff expects the SMP to be passed along to DOE for their review in early 2013.

University Place- The City of University Place’s Planning Commission is expected to start reviewing their SMP in early 2013.City staff anticipates the SMP to be up for City Council review in the second quarter of 2013. Following City Council review the SMP would then be passed along for DOE review.

Each year the MBA offers a special thank you to all the members who go above and beyond in their recruiting efforts. This year each person who recruits seven new members will enjoy a complimentary trip to the 2013 International Builder’s Show in Las Vegas. The trip includes round trip airfare for two, hotel accommodations, a cocktail reception, and tickets to the show. As of the writing of this article, we have 12 members who have

earned their trip and several more that are right on the edge of earning their trips! Another task for the membership committee was to offer more opportunities for members to network and be able to refer business to each other. Our goal was to have the event be a no cost, casual meet and greet happy hour at a local area venue that fostered good conversation and the chance to promote you and your business. We have had three very successful events to date at Vinotique in Lakewood, Chambers Bay in University Place and Paddy Coynes in downtown Tacoma. The membership committee continues to drive forward in our commitment to doing everything possible to keep the MBAPC strong. We are successful because of everyone’s efforts and welcome your input and ideas to recruit members as well as keeping current members involved. For 2013, I accepted the invitation to continue as MBAPC’s Membership Committee Chair and am very excited to continue the work we started this year. For the past three years, I have had the pleasure and fun (yes, fun) of being your Membership Committee

Vice-Chair/Chair and then Spike Club Chair. 2012 has been a great year for membership participation and overall involvement in the Association. The past few

months we’ve seen momentum build from all the hard work people are putting into recruitment and I hope to see it continue to grow in 2013. Committee involvement is fun, informative, and helps guide the MBA staff in creating a better Association. I would like to thank Ernie Dittmann and Sue Zimmerman for all of their help keeping the Membership Committee strong. Next year Ernie will once again be your Membership Committee Chair and Sue is taking over as Spike Club Chair. I plan on staying involved in Membership/Spike Club Committee, Legislative Strategy Committee and the Board of Directors. As my parting advice, I would highly recommend getting involved with one (or more) of MBAPC’s Committees. It is definitely a time commitment, but the time I have invested in serving on Committees has benefitted me personally. Not only has it expanded my knowledge of the industry, it’s also provided my business more exposure through a much larger networking circle. I hope in the New Year all of you are able to explore what’s available through MBAPC programs and Committees.

2012 began quietly with the Remodelers Council’s first

meeting in January for a “brisk” gathering in the Tacoma Dome,

as we set up our Booth for the Home and Garden Show. A big Thanks to O’Laughlin Trade Shows for sponsoring our meeting along with Gray Lumber. In February, Kevin Kartak and his local manager, Chris Lockhart, invited us to join them at AAA KARTAK Glass and Closet at their Tacoma Location for our second meeting of the year. Since Kevin decided to open his store in Tacoma, he has been a very involved supporter of the Remodelors™ Council as well as a good business partner to several of the remodelers.

This year has seen a positive uptick in the remodeling business that gives us promise of good years ahead. I am moving from RC Chair to RC Steering committee chair in 2013. I leave you in the very competent hands of Mr. Steve Shattuck, whom we all know as a very strong RC member and leader. It is my hope that the creation of the Steering committee will allow us all to enjoy the networking and education aspects of our RC meetings a little more with fewer “business” decisions being made at the regular meetings.
