The portion thus conveyed is identified by the parties through a “sketch” herein attached; Should the official sketch plan of above-sold property made by an expert/competent authority be available, it shall be made integral to this deed of Absolute Sale, such that there is no need to execute another Deed of Conveyance.

That VENDOR warrants that the above-described real property is free from all liens and encumbrances.
