SITUATION AND DESCRIPTION

Delaware House was constructed in 2009 and is one of four luxurious detached houses which have been built to high quality standards. The properties are very conveniently and attractively located in the centre of Medburn and Delaware House enjoys stunning views at the rear, which are principally west facing and overlook adjacent countryside and grazing paddocks.

Delaware House is the last remaining property of its size and standard; built in stone under a pitched slate roof and adjacent to Hayworth Croft, which will be a very substantial mansion house.

Delaware is a beautiful family home which has great natural light to many of the rooms, especially at the rear where there is a feature double height garden room and conservatory.

The entrance reception hall with its fabulous oak herringbone flooring leads off to the dining room which is at the front of the property and the drawing room to the rear, with its Farrow & Ball paintwork and feature stone fireplace. The kitchen is undoubtedly a stunning feature of the house, with hand made walnut cabinets and worktops, as well as built-in appliances. It has a family dining area and access onto the utility/laundry room. The cloakroom/wc and two store cupboards also lead off from the hall and there is a family study at the front of the house. The west facing garden room connects the drawing room and kitchen, as well as leading out onto the patio terrace and garden.

The main staircase leads to the first floor landing which connects to four double bedrooms, each with ample built in storage cupboards. The two at the rear have their own en-suite shower rooms and the master bedroom also has its own en-suite dressing room. The two front bedrooms have access to a family bathroom/wc with large double shower and airing cupboard.

To the second floor the landing connects to a bathroom/wc and two double bedrooms, one with a useful store cupboard.

The house has the benefit of good quality double glazing and a comprehensive alarm system. The energy efficient ground source heating system, with under-floor heating to all rooms, will prove to be economical for the purchaser.

Medburn is continuing to be a popular residential area. Located just outside of Ponteland and Darras Hall, it has immediate access to the Tyne Valley, including Corbridge and Hexham to the west and Newcastle to the east.

This is a magnificent stone built country home in a great setting, which we strongly recommend viewing.

EXTERNALLY

Delaware House has a lovely approach with a private lane leading to four properties. A stone boundary wall with electrically operated gated access leads into a large pebbled courtyard and parking area. The exterior of the property has a lawned garden, as well as attractive contemporary external lighting.

DOUBLE GARAGE

Finished in hardwood with electrically operated up and over door, fluorescent tube lighting, power points, cold water supply, a door connecting to the utility/laundry room and a door to the rear connecting to the garden. The garage accommodates the high capacity hot water cylinder and the Dimplex ground source heat pump. This type of central heating is becoming increasingly popular, with the major investment going into the construction of the system and then comparatively low running costs.

To the side of the property there is a pebbled hard standing and storage area, with a path continuing around to the rear garden which is landscaped with lawned areas and stone and fence boundaries. The rear garden is a fabulous feature of the house, with its open aspect over the surrounding grazing paddocks and westerly facing countryside. The boundary wall to the north of the house has a number of brick and stone features, as well as further lawned areas, external lighting and a path connecting to the main entrance.
