The 47-year-old building has been affected by the heavy rains of various tropical storms and is prone to water intrusion that if left unattended could cause various issues. In addition to exterior wall repairs and modifications, the project will replace all windows, and replace the roof. As part of the roof replacement process, the current roof system will be removed down to the structural deck, include all related sheet metal accessories and related work. The scope of this project also includes masonry repairs/modifications, wet sealing of all existing fenestrations, complete cleaning and waterproofing of the exterior, complete sealant replacement, prefabricated joint replacements, clear water repellent to exterior walls, sheet metal for roof and exterior walls, and stucco repairs. The 335,663 square-foot building provides space for 300-400 faculty and 400-500 students who enter and exit on a daily basis. This project will protect the interior investments previously made to the building by addressing items considered as deferred maintenance. No additional items were identified in the A&E phase as being needed to be repaired or replaced. During construction, building activities will not be disrupted. The construction contract is projected for execution in August 2018 and is planned to be completed in September 2019. The method for delivery will be design bid build. Although this project will not be LEED or Green Globe certified, the roof replacement will increase the insulation value and the window replacement will help seal the envelope from water and air intrusion. The roof will have a 20-year warranty and the windows will be replaced with impact resistant glass for hurricane force winds with a standard warranty. At the time the CPIP was submitted, the University was working on a study of the building envelope and did not have the cost or funding source identified. The University has since identified its Institutional Capital Project Fund for the source of A&E and construction and has determined the expected cost. The 47-year-old building has been affected by the heavy rains of various tropical storms and is prone to water intrusion that if left unattended could cause various issues. In addition to exterior wall repairs and modifications, the project will replace all windows, and replace the roof. As part of the roof replacement process, the current roof system will be removed down to the structural deck, include all related sheet metal accessories and related work. The scope of this project also includes masonry repairs/modifications, wet sealing of all existing fenestrations, complete cleaning and waterproofing of the exterior, complete sealant replacement, prefabricated joint replacements, clear water repellent to exterior walls, sheet metal for roof and exterior walls, and stucco repairs. INTRODUCTION Project Information

REI engineers was selected to provide design and construction administration services for roof replacement and building envelope repairs. The basic sciences building is a seven-story brick and stucco building located at 173 Ashley Avenue, Charleston, SC 29425. There are three main roof areas of various sizes and roof types. The three roof areas included in this project measure approximately 45,849 sf. The design process will follow the state’s mandated two-phase process.

The scope of work includes Removal and disposal of the existing roof system including flashings and sheet metal down to the existing structural concrete deck; re-secure the existing edge nailers to remain in place; adhere base layer insulation in foam adhesive; adhere tapered insulation in foam adhesive; adhere the overlayment insulation in foam adhesive; torch apply base ply modified bitumen roof membrane; torch apply second layer modified bitumen membrane and provide new sheet metal flashings and accessories to provide a complete, watertight, 20-year warrantable roof assembly.

The scope of work also includes Masonry repairs/modifications, stucco repairs, complete cleaning of building exterior, installation of clear water repellent on masonry surfaces, removal of all of the existing construction joints and installation of all new construction joints in the exterior wall cladding system and all fenestrations to include but not limited to windows, doors, louvers, vents, pipe penetrations, wall panels, storefronts and curtain walls; Removal and replacement of existing windows with new window units conforming to the specifications, manufacturer’s installation requirements, and ASTM E2112.

3. Membrane: Glass fiber and/or polyester reinforced ply sheet manufactured for hot asphalt application, meeting or exceeding requirements of ASTM D 6163 or D 6164, Type I or II.

C. Rigid Insulation: Polyisocyanurate with minimum R-value of 20. D. Cover Board: 1/4” DensDeck prime or equivalent E. Warranty:

1. Manufacturer’s 20-year standard form, non-pro-rated, without monetary limitation or deductibles, in which manufacturer agrees to repair or replace components of roofing system that fail in materials or workmanship within specified warranty period. Failure includes roof leaks or breaches in the primary roof membrane causing moisture to enter the substrate below.

07 62 00 Sheet Metal Flashing and Trim

A. Galvalume coated steel meeting or exceeding AZ50 per ASTM A792. Manufacturer’s smooth finish, pre-finished color coatings consisting of full strength 70% Kynar 500 fluorocarbon (Polyvinylidene Fluoride PVF2) coating over a urethane primer on the finish side, with primer and a wash coat on the reverse. All measurements per NCCA Technical Bulletin II-4 or ASTM D1005.

B. Installation shall comply with SMACNA Architectural Sheet Metal Manual, Seventh Edition

C. Fabricate metal edge and coping in accordance with ANSI/SPRI ES-1 requirements.

07 65 00 Through Wall Flashing and Trim

A. Flexible Flashing: 40-mil nominal, self-sealing, fully adhered, composite Flexible Flashing consisting of rubberized asphalt bonded to a polyethylene film and approved by Engineer.

B. Drip edge: Stainless Steel: 26 gauge, Type 304 as tested in accordance with ASTM A 167.

C. Reuse/reinstallation of existing brick to the greatest extent possible is preferred. All damaged brick will need to be replaced to match existing.

07 92 00 Elastomeric Joint Sealants

A. Silicone Sealant: Shall be a one-component, non-sag, neutral cure, low-modulus, UV resistant, high performance silicone sealant for high movement expansions and control joints. Shall meet ASTM C 920, Type S, Grade NS, Class 100/50, Use NT, M, G, A or O. Color to be chosen by Owner from manufacturer's standard color chart, and approved by Owner in advance of application. Acceptable Manufacturers include:

B. Preformed Joint Seal: Preformed seal shall be silicone pre-coated, preformed, pre-compressed, self-expanding, sealant system. Sealant shall combine factory-applied with a backing of acrylic impregnated expanding foam into a unified hybrid sealant system. Material shall be capable of movements of +-50% of nominal material size.

C. Silicone Sealant manufacturer’s Warranty shall be for a Twenty (20) year period beginning at date of substantial completion of the work.

Exterior Envelope Repairs:  Masonry Repairs/Modifications; stucco repairs, complete cleaning of 

building exterior, installation of clear water repellent on masonry surfaces, removal of all of the 

existing construction joints and installation of all new construction joints in the exterior wall cladding 

system and all fenestrations to include but not limited to windows, doors, louvers, vents, pipe 

penetrations, wall panels, storefronts and curtain walls $2,800,000.00

Window Replacement:  Removal and replacement of existing windows with new window units 

conforming to the specifications, manufacturer’s installation requirements, and ASTM E2112. $2,600,000.00

Roof Replacement:  Removal and disposal of the existing roof system including flashings and sheet 

metal down to the existing structural concrete deck; re‐secure the existing edge nailers to remain in 

place; adhere base layer insulation in foam adhesive; adhere tapered insulation in foam adhesive; 

adhere the overlayment insulation in foam adhesive; torch apply base ply modified bitumen roof 

membrane; torch apply second layer modified bitumen membrane and provide new sheet metal 

flashings and accessories to provide a complete, watertight, 20‐year warrantable roof assembly. $1,150,000.00TOTAL $6,550,000.00
