LANDSCAPE SPECIFICATION NOTES1. DRAINAGE: Ponding is unacceptable. Refer to Hydraulic & Civil Engineers drawings

for sizes and locations of field gullies/inlets and for all stormwater reticulation piping.

2. SERVICES: The contractor shall make themselves aware of all underground andoverhead services prior to the commencement of works. The contractor shall alsoresponsible for determining the locations of as-built and to be constructed servicesduring the course of the works. The locations of services on these drawings areindicative only as they are designed locations for general information or councilapproval and may not reflect site conditions.

3. SURFACE LEVELS AND FALLS: Grade all surface finishes evenly away frombuildings for a minimum of 1200mm. Set down planting and turfing areas minimum200mm below finished floor level. If termi-mesh is used planting and turfing areas areto be set down minimum 225mm below finished floor level.

4. SUBGRADE SOIL TESTING: Prior to placement of fertilisers and topsoil the contractorshall test a minimum of 4 sub-grade samples in accordance with AS4419. The testresults are to be provided to the Superintendent for information.

5. SITE SET-OUT AND AS BUILT SURVEY: A licenced Surveyor shall be responsible forthe set-out and as-built survey of all pedestrian pavements requiring AS1428 orBuilding Code of Australia or Local Authority compliance. If site conditions result inchanges to the design documented, please notify the Superintendent prior toproceeding with the works.

6. PLANTING AND TURFING AREA PREPARATION: Weed growth on sub-grade toreceive an application of Glyphosate herbicide (or equivalent frog friendly product)prior to works commencing. Trim sub-grade to desired level, cultivate 150mm deepplace 100 g/m2 of Blood and Bone and 100 g/m2 of Gypsum.

7. BUFFER PLANTING AREA: Weed growth on sub-grade to receive an application onGlyphosate herbicide (or equivalent frog friendly product prior to work commencing.Trim sub-grade to desired level, cultivate existing site top soil to 150mm deep place100g/m2 of Blood and Bone and 100 g/m2 of Gypsum. Place plantation mulch150mm deep to buffer planting area as shown.

8. JUTEMAT PLANTING: Prepare as noted, place 100mm deep of site topsoil and coverwith jute matting or approved equivalent.

9. TURFING AREAS: Prepare as noted, place 50mm of imported topsoil (to AS4419)and lay min 25mm thick A-grade Green Couch. All turf grass and topsoil to becertified weed free.

10. PLANTING AREAS: Prepare as noted, place 200mm deep of imported topsoil (toAS4419) and place 100mm deep of max 25mm grade hoop pine mulch.

11. FERTILISING DURING ESTABLISHMENT: Symptoms of nutrient deficiencies such as'Nitrogen Draw Down' are unacceptable. Plants and turf shall exhibit signs of growthand good health. The contractor is responsible for fertilising to achieve optimal planthealth. The contractor shall allow for further AS4419 testing to assess soil nutrition asrequired. Note to consider plant species (banksias) sensitive to some fertilizers.

12. TOPSOIL: Topsoil quality and sample testing to comply with AS4419 Soils forLandscaping and Garden Use. All imported topsoil shall be free from weeds, sticks,

rocks over 25mm dia, plastic, contaminants, construction rubbish and otherdeleterious materials.

13. GRAVEL MULCH:

13.a. GRAVEL MULCH TYPE 1: Gravel mulch shall be 50mm grade smooth washedriver gravel, place 100mm deep on A12 bidum fabric.

13.b. GRAVEL MULCH TYPE 2: 100-300mm rock, placed 100mm deep on A12 bidumfrabic.

14. RETAINING WALLS: Refer to Engineers drawings for all structural details includingblock sizes, footings and reinforcing details.

15. PEDESTRIAN PAVEMENTS: The pavements specified below nominate the colour orfinish only. These pavements are used within pedestrian and vehicular areas. Refer toEngineers drawings for concrete strength, subgrade compaction and reinforcingrequirements.

15.a. PAVEMENT TYPE 1 (P1): Reinforced insitu plain grey, nylon broom finishedconcrete.

15.b. PAVEMENT TYPE 2 (P2): Exposed aggregate finish. Refer to Civil drawings fortype and surface finish.

15.c. PAVEMENT TYPE 3 (P3): Reinforced insitu full depth coloured concrete. Nylonbroom Finished concrete. Colour: TBA

15.d. PAVEMENT TYPE 3A (P3A): Reinforced insitu full depth coloured concrete.Exposed aggregate finish, Colour: TBA

15.e. PAVEMENT TYPE 4 (P4): Reinforced insitu full depth coloured concrete. Nylonbroom finished. Colour: TBA

16. CONCRETE PAVERS: 400x400 coloured concrete pavers to be laid on compactedsub grade. Colour& manufacturer: TBA.

17. FLAGSTONE PAVERS: Flagstone pavers shall be placed on wet mortar bed overcompacted sub grade. Flagstone pavers to be sawn A grade sandstone withminimum dimensions of 300x500x40mm.

18. ROCK BOULDERS: Shall be sawn B grade sandstone boulders, placed oncompacted sub grade. Minimum size of boulders shall be 600x600x1000mm.

19. TACTILES: To be installed as per manufactures specification. To be installed inaccordance with AS1428.

20. SUB SOIL DRAINAGE: Unless otherwise specified or detailed, pipes and fittings forsubsoil drains shall be 100mm diameter plastic corrugated and slotted drainage pipewith geotextile sock, Class 400 and shall conform with AS2439 Part 1. Pipes shall belaid on an accurately graded bed of low permeability backfill. The pipe shall becovered by a minimum thickness of filter material of 10 mm to the sides and 150mmover the top of the pipe. Pipes shall be laid to a minimum grade of 1 in 80 to thedetails shown on the drawings. Filter material shall consist of a clean free draining,sound and durable gravel with a maximum aggregate size of 8-13mm. The materialshall be clean and free of silt or clay contamination. Outfalls to lines to be into fieldgullies, grated catch drains or downpipe connections as shown on plan. Ensure thata backflow situation from the main stormwater system into the subsoil drainage is notcreated. Provide clean out risers with screw caps or junction boxes at joints insubsurface drains. Any damage to other stormwater system components shall be

made good and all joints sealed to the satisfaction of the Superintendent.

21. KERB CHANNEL AND KERB RAMPS: Refer to Engineers drawings for locations of allkerb ramps.

22. MOWING EDGES:

22.a. EDGE TYPE 1 - Extruded Concrete - generally all edging shall be smooth andconsistent with the drawings. Edging shall be free from deviations + or - 10mmover a 1m length. Refer to Landscape detail.

22.b. EDGE TYPE 2 - Spade cut edge, to be cut in a smooth continuous line. Refer todetail.

23. RETAINING WALLS: Refer to Engineers drawings for all retaining wall details.

24. FENCING:

24.a. FENCE TYPE 1: 1.2m Black powdercoated, Aluminium Flat top & vertical rodpanel and post or approved equivalent. To be installed as per manufacturersspecifications.

24.b. FENCE TYPE 2: 1.2m Black powdercoated, Aluminium Batten and slat fencepanels or approved equivalent. To be installed as per manufacturers specification.

24.c. FENCE TYPE 3: 1.8m Black Powdercoated Horizontal aluminium screen fence. Tobe installed as per manufacturers specifications.

24.d. FENCE TYPE 4: 1.8m Timber paling fence. Refer to detail

24.e. EXISTING FENCE TO BE RETAINED: Existing timber fence to be retained, repairany damage.

25. VEHICULAR PAVEMENTS: Refer Engineers drawings for all vehicular pavements.

26. LIGHTING: Refer to Electrical Engineers drawings.

26.a. STREET LIGHTING: Refer to Electrical Engineers drawings for designed location.Contractor shall check on site location of street lights and Local Authorityrequirements for minimum distance to street trees.

26.b. BOLLARD LIGHTS (L1): Refer to Electrical drawings for specification.

27. SIGNAGE: Refer to Architects/Engineers drawings for all signage.

28. ENTRY SIGNAGE: Rendered concrete block with feature Aluminum battens, Stainlesssteel lettering. To future detail.

29. SEATING:

29.a. SEAT TYPE 1: Custom bench seat with back and arm rests. To Future detail.

29.b. SEAT TYPE 2: Proprietary wall mounted bench seat with back and arm rests. ToFuture detail.

29.c. SEAT TYPE 3: Proprietary bench seat with back and arm rests. To Future detail.

30. CLOTHES LINE: Proprietary Product. To be installed as per manufacturesspecification. Product: TBA

31. BOLLARDS: Hardwood Timber bollards. To future detail.

32. LETTER BOXES: Painted brick or metal letterbox to comply with Australian postalrequirements. To future detail.

33. TREE INSTALLATION: New trees are to be located clear of underground services. For

all adjustments to tree locations to suit site conditions, seek Superintendent approvalprior to commencement of work.

34. ADVANCED TREE STOCK: Trees may be rejected if they;

34.a. have girdled roots;

34.b. can be moved within the root ball i.e. when the trunk is grasped and moved backand forth it should be firm within the pot causing the whole pot to move firmlywithin the tree;

34.c. do not have a single strong central leader with apical bud intact;

34.d. have co-dominant trunks i.e. two or more equal branches of equal diameter at thesame point;

34.e. are infected with pests and diseases;

34.f. show signs of injury;

34.g. are not clearly labeled;

35. TREE PLANTING: Stakes to be hardwood 50x50x1800mm driven min 600mm intoground, with min 50mm wide hessian webbing ties looped in figure eight pattern. Tiesare not to cause damage to the tree trunk. Fertiliser tablets to be slow release 21gram Agriform tablets.

IRRIGATION SPECIFICATION NOTES

1. GENERAL: Design, supply and install a fully automatic irrigation system to all plantingand grassing areas. The expected operable life of the system and it's fittings is aminimum of 10 years.

2. APPROVALS: All necessary plumbing approvals shall be achieved prior tocommencement of Irrigation works.

3. CONTROLLER: Automatic controller is to be 10 amp 240 Volt AC (alternating current -mains). For 240 Volt supply point, refer Electrical Engineers drawings. RPZ: assemblyis to be provided at designated location and contractor shall be responsible forseeking all necessary local authority approvals.

4. MAIN LINE: Shall be min Class 12 HDPE. FILTRATION: Provide inline max 120 micronmesh filtration device. Where source water is not potable mains, an automatic filtrationsystem shall be supplied and installed, location to Superintendents approval.

5. VALVES + VALVE BOXES: All solenoid and isolating valves are to be housed intrafficable valve boxes. If valve boxes are located in pavement, infill lids shall besupplied and installed with pavement to match adjacent. Valve boxes located inplanting or grassing areas shall have a minimum of 200mm deep compactedclean/washed gravel at base. Valve boxes located in pavement shall have a flushfinish, trip hazards are unacceptable.

6. DRIPPERS: Shall be Netafim type drippers 1.6L/hr at 400mm centres for clay loamsoils, minimum 300mm centres for sandy loam soils or podium soils.

7. SPRINKLERS: Shall be Toro pop-ups with anti theft grub screws, articulated riser/jointsconnecting to source line.

8. MANUAL FLUSH AND BLEED: All irrigation systems shall be capable of flushing toallow cleaning of entire system.

9. SOURCE: Source shall be harvested underground water.
