LOCATIONThe lands are strategically located off the N28, immediately
adjacent to the Shannon Park (Janeville) development
which will provide 800 new homes over the next decade
and is currently under construction by Astra Construction
and, also the established Herons Wood housing estate.
The lands benefit from access from the N28 Cork to
Ringaskiddy road network. This road network is scheduled
to be upgraded to provide a motorway linking the N40
South Ring Road and Ringaskiddy. The proposed new road
will be located immediately north of the subject lands.
Along with multi-national pharmaceutical employers such
as Novartis, GSK and Pfizer, the Port of Cork will relocate to
Ringaskiddy over the coming years in a €100m proposed
strategic development which will include a new container
terminal and create a new gateway for international trade.
Cork Airport, Cork City Centre, Little Island, Kinsale and the
M8 Cork to Dublin motorway are all located within a short
commute of the Fernhill lands.
ZONINGIn the Ballincollig and Carrigaline Local Area Plan, the
subject lands are identified as a Strategic Land Reserve
(SLR 2) which is one of twelve strategic sites identified in
the County Metropolitan Strategic Planning Area.
This zoning type allows identified lands to be considered
for large scale development subject to assessment due to
their proximity to established suburbs, access to services
and infrastructure and because their future development
would not greatly impact upon green belts.
The site has future potential for large scale residential
development, subject to planning permission.

We understand mains electricity, gas and
water is available.
There is existing sewage treatment services
and a gas tank on site to service the hotel
and lodges. A public waste treatment facility
is located approx. 100 metres east of the
subject lands.
