Welcome to the eighth issue of Mather Lifestyle, the monthly newsletter.
I extend my heartfelt greetings and good wishes to all the readers, well-wishers and our valuable customers! Your support and feedback is highly appreciated and is helping us to implement and conceive our whole approach to the business in a distinctive and divergent manner.
Ever since we launched our first issue of monthly newsletter, we have focused on keeping all our homeowners and friends (seen and unseen) on the same platform and maintaining absolute transparency of our business and our efforts to establish good corporate governance. We’d be deceptive if we said we didn’t need to rest and recover. Our teams are working hard and round the clock to deliver the ongoing projects which comprise of over 900 apartments in 10 towers.
As Mather Projects stands with 69 years of existence and operational excellence, we continue creating, sustaining and touching lives. We believe “Enterprise is not about achieving corporate ambitions alone, but going deep inside, touching the lives of people in a significant way…”
We have come a long way from our early days of building bridges as a contracting company in the ‘40s, to our present-day activities of designing and building lifestyles villas and apartments. Aiming for higher goals and standards with every passing year, we added several distinguished projects to our portfolio. These included important roads and bridges between town and villages connecting millions, structural engineering works for key industrial establishments and through last decade and a half, many illustrious projects of villas, apartments and commercial spaces with flawless construction and design for fine living.
As we move into 69 years of excellence in 2013, we look back with satisfaction and see our future with renewed confidence and a great sense of responsibility towards society.
Starting this month I would like to introduce a section in the “Mather Lifestyle” which will speak of our glorious past and our contribution towards development. This gives us the strength and expertise to build modern dwellings.

Ithipuhza Bridge, Ernamkulam - Kottayam Highway
One of the earliest projects of Mather, this bridge controls the spillway waters into Kuttanad, the rice basket of Kerala. It was a dream-come-true for millions of farmers in this region.

Term of The Month - Mutation
Chief Minister inaugurated an institution in Kottayam to foster research in science and mathematics and vowed to provide facilities for world class research in Kerala. The Srinivasa Ramanujan Institute for Basic Sciences (SRIBS) has been designed as a higher-level capacity building initiative by the Kerala State Council for Science, Technology and Environment (KSCSTE).
Mutation is referred to as `Pokkuvaravu’ in the local language which is clear by itself. Mutation of property is the process of recording in the revenue records, the transfer of title or ownership of a property from one person to another. However, the mutation in the municipal records is for the purpose of payment of property taxes and it does not mean a legal title to the person to whom the property has been mutated.
While a sale deed entered into between the buyer and seller is registered with the Office of Sub Registrar, it conveys all the rights of the seller to the buyer. But such conveyance or transfer of rights is not reflected in the revenue records until the mutation is done which clearly establishes the absolute right of the buyers. Mutation also protects the buyer from any fraudulent motives of an unscrupulous seller who might enter into multiple sale agreements on the same property. It is in the interest of the buyer to complete the mutation process immediately after the sale transaction is done. The buyer is also advised to pay tax in his/her name on mutation to establish his ownership beyond doubt.
The procedure, documentation required and the fees payable varies from State to State. However, generally, the procedure includes an application on a plain paper, along with non-judicial stamp of relevant value, containing relevant information. It is to be submitted to the Tahsildar of the area.

Housing prices up in 9 cities, down in 11 places: National Housing Bank
Showing a mixed trend, housing prices in 11 cities, including Bangalore and Kolkata, declined by up to 5 per cent in 2012, while rates in nine other places increased by up to 10 per cent, according to National Housing Bank (NHB).
Kochi saw the highest price rise of 10.1 per cent, followed by Jaipur with 9 per cent during the second quarter of this fiscal compared with the previous quarter

Kerala Strikers played Mumbai Heros on February 9 at the Jawarharlal Nehru International Stadium, Kaloor, Kochi. The match was spectacularly won by the Kerala Strickers.
