BIDDING & ESTIMATING
TIP OF THE MONTH SEPTEMBER 2016 By Elliot Marsh
Elcon Group Inc.
Elliott Marsh, Elcon Group, LLC P.O. Box 5, Soso, MS 39480 601-323-2830 [email protected]
If twenty estimators or contractors were furnished the same set of plans and specifications, and told to prepare an estimate of cost so that the different methods might be compared, it is safe to assume there would not be more than two estimates of the entire twenty that would be prepared by the same basis or from the same units. Why should there be such a variation in methods with only one result to be obtained? It is due to the absence of uniform method of estimating and the lack of detail information regarding the cost of the work to be performed. Each contractor has developed a system of his own, making it almost impossible for one contractor to check another's figures. This often results in the successful bidder being so ridiculously low and if awarded the contract, he would be compelled to complete it at a lost. Often this is the result of basing bids on square feet cost determined on past jobs. In times of inflation and shortages in certain areas, such projections and past results into future work are very risky indeed. When measuring the plans and listing the quantities on the estimate sheet or computer take off sheet, preparatory to pricing and making up the estimate, it is to quantify the different classes of work i.e., material labor, equipment, subcontractor, and other. It is important that these quantities of different classes of work are estimated so far as practical in the same manner in which the work will be constructed on the job. It is only by observing and learning the cost of the various operations on the job that the estimates will prove dependable. As previously mentioned, the practice of lumping an estimate is not only a serious mistake but sooner or later it will cause the user a substantial loss and perhaps one that will put him out of business entirely. In more than one instance, a life's work can be ruined to save an hour or two in the preparation of an estimate. You may want to consider the cost savings of outsourcing you estimation needs. Please email me at [email protected] with any question on this tip or questions on construction estimating in general.

Why Do You Need General Liability Insurance? Liability insurance (also known as Commercial General Business Liability) is designed to protect a company’s or an individual’s assets on their premises or while working away from their business location. General liability insurance can also protect tenants who are leasing space against any liability. Claims and/or Law-suites Brought Against a Company or Individual Your general liability policy is set in place to cover the insurance company’s investigation and attorney expenses, any judgment or settlement, medical expenses if you or an employee has any allegations and or claims brought against them or the company. In many cases your general liability policy will NOT pay for punitive damages resulting from a lawsuit.
Property or Bodily Injury Claims can arise from bodily injury or property damages resulting from accidents on your premises or from your products, your operations or advertising for your business. Advertising and/or Miscellaneous Liability insurance can also cover advertising injury. Many times companies may offer advertising and could possibly violate someone’s copyright. Your liability policy can also cover claims of false or misleading advertising, including libel, slander, and copyright infringement.
What’s NOT Protected Employee injuries-General Liability coverage will NOT protect a company against a claim arising from an employee’s accidents. To insure workers injuries you must have Workers Compensation Professional Liability- General Liability does NOT protect you against any situations that may occur where you have you offered your opinion, solution, service or recommendations in the course of business. Auto Related Incidents - Business liability coverage simply does not protect you against auto accidents. You must purchase a separate auto policy to protect your business. However if a business uses other vehicles or rents other vehicles there is coverage endorsement available known has “Hired and Non-Owned Autos”

Bonding Q & A
My name is Maurice Evans and I am a Risk Manager at SouthGroup Insurance specializing in insurance and bonding. As a former minority contractor, one of my greatest passions is helping fellow minority professionals succeed in their business endeavors. As a part of that mission, this month we’re launching a question and answer series to address some common questions many contractors have as they begin the bonding process. 1. What is the bid bond amount? You will find the bid security requirement listed in the bid invitation or advertisement for bids. The security required can range from 5% to 20%. There can also be specific state or other government-entity specifications outside of this particular range. 2. Does my financial statement need to show an amount equal to the bid security to qualify for a bond? Not necessarily. Qualification for bonding capacity is based on a number of things: an evaluation of your financials, job recommendations, past projects history, resumes of key employees and other factors all go into establishing a bonding program. 3. What happens to my bid bond after the bids are opened? Project owners hold your bid security until the project has been awarded. Sometimes the lowest bidder may learn they have made an error in their estimate and therefore, a second or even third lowest bidder may be issued the contract for the work. This is why it is always advisable to provide a bid bond in lieu of a cash security. 4. How much of my bonding capacity is consumed when a bid bond is issued? The full contract amount is deducted from your available capacity. Your capacity is restored when your surety is provided notification that you were not awarded the project. 5. When are capacity letters needed? Sometimes obligees use bonding capacity letters to prequalify their prospective bidders. A final bond may or may not be required. I hope you have found the above information helpful. If you have any further questions or would like to establish your own bonding program, please reach out to me at 601-544-2122.
We are eager to watch you succeed!
