Kitchen & UtilityBeing the heart of the home, the kitchen is designed to suit the orientation of the house. To enhance the ease of everyday use, our designers have created a layout that maximises storage and optimises space.

There is a range of bespoke, Shaker-style painted cabinetry. Hand-crafted units are arranged around the walls with a large central island as the focal point which also incorporates a breakfast table. The units are complemented by sleek expanses of sculptured stonework surfaces. There are stone upstands and an under-mounted Largo twin sink incorporating a monobloc mixer tap in polished chrome.

A Siemens 5-zone touch-slider induction hob is provided along with an American-style fridge / freezer and wine cooler. There is a complement of Siemens appliances, including a combination microwave and single oven, while in the utility room there is a free-standing Siemens washing machine and condenser dryer. The utility furniture matches that of the kitchen and ceramic floor tiling is laid throughout.

Central Heating Underfloor heating is provided to the ground floor and a wet radiator system to the first floor. The water system is pressurised and provides equally pressurised hot and cold water. This eliminates the need for tanks in the roof-space and pumps for the showers. A back-up electric immersion heater is fitted to the hot water cylinder.

Bathroom & En SuitesEquipped with contemporary white Villeroy & Boch sanitaryware and chrome Hansgrohe fittings, there is sublime furniture and quality. Porcelain or ceramic make up the wall and floor tiles to keep the tone of luxury in the homes. Chrome-finish towel ladder radiators are provided in the bathroom and en suites. All are connected to the primary hot water system to enable towel drying during the summer. Electric shaver points are located in all en suites and bathrooms. Large-scale over-sink mirrors are fitted to the walls.

Decoration & FinishAll internal walls have a smooth plaster finish and are emulsion painted throughout. Ceilings are smooth set, coved and finished with emulsion paint. Ornate cornice is fitted to the kitchen, drawing room, hallway, landing and study.

A feature staircase is formed with a stained oak handrail and curtail bottom tread with hand-painted newel posts and spindles. Carpet is provided to drawing room, study, dining room, landing and bedrooms whilst the entrance halls are provided with engineered wood flooring.

A generous range of fitted wardrobes with hanging space are provided to the master bedroom suite and second bedroom.

Media, Communication & ElectricalEach home at Rosebank is designed with modern living in mind. High speed data cabling is included which is ideal for those working from home, whilst an integrated television reception system allows for the distribution of Sky throughout the house.

External DetailExternally, properties feature timber front doors with polished chrome handles and letter plates.
