DB CELEBRATED LOVERS’ MONTH ON THE PROMOTION OF HONG KONG’S FIRST WEDDING SERVICES IN THE SEASIDE CHAPEL
During the month of February, DB has selected places around the district for lovers’ photo shoots, as well as serving Valentine meals in the restaurants. Lovers enjoyed the rosy heart decorations on the european-style seaside street as a remembrance of their dream date. In fact, this Valentine was special due to the great deal of establishment planned by the DB Management Office to encourage more lovers to visit DB. The new chapel located by the spa resort next to the North Plaza is commencing a wedding service from February 2012. The ceremony will be operated in the Hong Kong’s first seaside crystal chapel. The venue will allow up to 100 guests and it is a perfect place that a wedding is to be held due to its exotic Mediterranean landscape in addition to the uniqueness of its traditional wedding style. Discovery Bay will be remarkable from this service since it is one of the fewer wedding services available in Hong Kong that accomplish private and classic wedding ceremonies.
FERRY PIER TO TSIM SHA TSUI
Discovery Bay has done a trial of running a ferry from the ferry pier located by the North Plaza to TST. The district had many concerns of adding transportation routes to provide convenience for the residents. However, the development of the service has not yet been confirmed publicly. In fact, this is a difficult decision for the district developers to resolve since the transportation will create environmental impact in addition to the cost for the service establishment. On the other hand, there are residents who work in the Kowloon side, which the service could be an advantage. For this reason, the developers must decide whether to accomplish the transportation service or not by considering the dominant factor of the residents’ concerns..

Discovery Bay is located 2km west from Hong Kong Disneyland andapproximately 12km west from the nearest point in Hong Kong Island. Discovery Bay is surrounded by hills that reach up to 465m. On the island there are many different type of rock-pools which lead into a valley and flows into a man-made water-d r a i n a g e s y s t e m . Discovery Bay is a home to wildlife and animals, which most are home pets. Some rare creatures in Discovery Bay include birds, such as finches, gulls and kites, the pelicans, loons and herons.
Surrounding Discovery Bay are small islands that some of them are resident areas, such as Mui Wo and Peng Chao. It is convenient to go to and from the islands taking a ferry, which takes no longer than 20 minutes. Mui Wo and Peng Chao
have similar natural features on land types as it is in Discovery Bay.
T h e w e a t h e r o f Discovery Bay is very pleasant during al l seasons; it is less humid in DB compared to other districts in HK. Discovery Bay is a good place to live; you are able to see a bright blue sky and enjoy a day out in the sun. During a sunny day, the scenery of the far Hong Kong Island is visible.
T h e r e s i d e n t s o f Discovery Bay apply the natural features to their everyday lives. There are people live on a houseboat as it offers a pleasant and peaceful atmosphere and it is another unique aspect of the district. On the o t h e r h a n d , m o s t people live in houses and apartments with large windows to delight in the natural scenery of both mountains and the ocean. There are many
outdoor facilities to enjoy sporting activities: pitches, private tennis and basketball courts and swimming pool available in the Clubs. Moreover, the private b e a c h i s u s e d f o r outdoor activities, also considered as places for athletic events held among the residents of Discovery Bay. For instance, there are church groups playing volleyball every Sunday evenings after worship service.

Unlike many other districts in Hong Kong, Discovery Bay is convenient in a way that places can be easily found using the DB community maps. The map shows all the buildings located in Discovery Bay and it has a legend that identifies large and significant facilities within the district. There are symbols for the DB plaza, DB Resident Club, post office, bus terminals, schools, golf coarse, the DB tunnel and other major facilities included in the legend. Likewise, it shows where you are at from where the map is positioned. The DB community map is located in front of the Ferry Pier by the DB Plaza, which is convenient for first time visitors to find, select and discover DB timely and conveniently. Since the map i s we l l l abe led , simplified and visual, route to a certain place can be effortlessly found on the map by knowing where you are at in the district. With this in mind, by scanning for a red point that illustrates where the map is located, a route is established by joining the dot to the destination
through an efficient passage. Moreover, the map is suitable and efficient to be used as a reference for places in relation to one another. Therefore, there is no scale, because scales are only significant when searching a specific place using a large general map. To emphasize, the c o m m u n i t y m a p i s n o t constructed in scale due to the district’s small area and visual component that makes the map sufficient. If you want to go to Wellcome in the North Plaza from the Ferry Pier, you must find the symbol for bus terminal and find the location on the map that is closest to the Ferry Pier. Once you get to the bus terminal in front of Seven Eleven beside Uncle Russ Coffee, you ride C9 or C4 bus, which both stops at the North Plaza. The bus goes f rom the P laza Ter mina l through Discovery Bay Resident Club, Parkridge Village, goes around Siena and finally stops at Transport Terminus, which is a bus terminal in front of the North Plaza. You may recognize Wellcome by its large obvious heading but you may also use
the North Plaza map that illustrates basic amenities and organs of the strip mall in order to be familiarized with the place. In conclusion, it is easy to find a place in Discovery Bay with a simple visual map located in the major places. Furthermore, you are able to know the required time to get to a place outside Discovery Bay, such as Sunny Bay Station, Tung Chung Station, Airport Station, Central and Tsim Sha Tsui on the DB community map.

Absolute location is a way of describing a position of a person, place or object using the exact imaginary coordinates on the earth in order to find the location. The absolute location of discovery bay is 2 2 ° 1 7 ’ 4 4 ” N l o n g i t u d e a n d 1 1 4 ° 0 0 ’ 5 9 ’ E l a t i t u d e . I t i s convenient to use the coordinates if you do not know much about Hong Kong or if you were trying to find Discovery Bay using a map. In addition, it allows you to find somewhere specific in DB, if you were new to DB and was looking for the Neo Horizon building by
f o l l o w i n g t h e c o o r d i n a t e s (22°18’26.95”N 114°00’34.60”E) and you could easily find it without getting lost.
Likewise, absolute location is a useful tool mostly used to investigate an unfamiliar places around the world that cannot be described much using relative location. For this reason, Discovery Bay is fortunate of being located in a well-known city with outstanding surrounding environments. Therefore, relative location is a better method of finding

Discovery Bay is a small world that allows people to explore the concept of human connection. It is convenient for cultural exploration and travelling by being near to tourist attractions within Lantau Island, such as Disneyland, Hong Kong International Airport, Tai O Fisherman Village and Ngong Ping 360 Skyrail to explore both Western and Eastern cultural concepts. Inside the district, there are man-made environments, such as the DB Plaza, apartment buildings and schools; there is also the natural environment which consists of lakes, mountains and an ocean. To emphasize, the well-defined balance between the man-made and natural environments symbolizes the peaceful and healthy lifestyle in Discovery Bay generated by the mixture of over 30 nationalities that forms a superior communal base. In fact, the lifestyle is generated by the Western habit of living as a group as well as the Eastern theory of balance, described as Yin-Yang.
Discovery Bay is an international community that has adopted a Western lifestyle. Likewise, residents of Discovery Bay can easily maintain a balance in their lifestyle to find
meaning outside work. Unlike many central districts in Hong Kong where citizens are busy and business-centered with low amount of rest that leads to imbalance in health and to life, the Discovery Bay community has facilities and amenities to support health in many aspects. Since homes in Discovery Bay have a high percentage of area efficiency and higher ceilings, it is an advantage for human mental conditions of having less stress compared to the tall apartment buildings in urban towns of Hong Kong that are very limited in space with low ceilings. Likewise, the scenery that is seen from most windows in Discovery Bay includes nature that benefits human health. With both mountains and seas, there are bicycle tracks alongside Discovery Bay Road, natural hiking paths and four private membership clubs – 27-hole International Golf Course, Marina Club, Club Siena and Residents Club for physical activities and relaxation. The outdoor facilities are also used as social areas to connect with family and friends to establish a strong communal sense. In addition, there is a variety of food selection in local international supermarkets and restaurants in plazas. With this
in mind, individuals and families are able to enjoy their own food preferences as well as trying food from different cultures. In summary, the international community in DB is suitable to strengthen family base as well as developing a strong communal sense.
Accordingly, the special concept of DB life is remarkably community-based due to the idea of achieving a balance in life. Due to the high percentage of Western population in the district, residents live as a large group to support each other, similar to a neighbourhood in the Western society. For instance, there are private home services, such as nursery and cooking lessons organized by the residents. Besides, there are church communities in the district emphasize the communal sense from the religious perspective, which highlights the communal sense in DB.
Moreover, there are weekend bargains at the DB Plaza to sell unwanted goods from home at considerable prices. For this reason, all residents are welcomed to be a part of the community since everyone is allowed to apply their unique ideas to build and run a service

Discovery Bay has an excellent learning environment that allows people to discover and learn new things safely. Children and teenagers are able to learn, play and socialize within this single district in many ways. Since Discovery Bay has both natural and man-made environments, there are inspirations from the surroundings that can be used for school assignments and business projects. Besides, residents are able to play sports in the resident clubs, football pitch and basketball courts as well as in outdoor areas to establish a healthy physical life and gain talents in sports. Families are allowed to keep indoor pets to strengthen the relationships between humans and animals. Furthermore, mothers and guardians of young children will not be overwhelmingly worried of crossing roads with their children since there are limited cars.
All in all, the cultural concept of Discovery Bay follows the western lifestyle, which is linked to the discoveries of
self-identities by interacting with the surrounding environments. Furthermore, the district offers opportunities for all residents to contribute to the community to gain experience. By living in Discovery Bay, it is a great opportunity to balance your life during your spare time and adjust weaknesses caused by stress. For this reason, it is recommended to explore different parts of Lantau to understand their cultural concepts that forms the beauty of Lantau Island. The luxurious residential district allows residents to both live and work with joy and interaction. In conclusion, relaxation is the gift from DB for life adjustment, which is required for adaptation in life for your success.

Since Discovery Bay is on a small island, it is surrounded by a lot of hills which gives it an effect of having wild life and provides a natural setting for hiking up trails. On one of the mountains there is a golf course, which gives DB residents an open space to play their sport, and easy to get to by taking a bus, golf carts or walking. Trees give an environmental effect comparing it to Central, Central doesn’t have a lot of tress since it is full of sky scrapers. Around Discovery Bay there are a lot of playgrounds for people to hang out, the reason being for children to play in playgrounds is because Discovery Bay is safe
place and everyone knows each other. On the other hand Central is a big place and therefore it is risky f o r y o u n g k i d s t o p l a y i n playgrounds without supervision. Central is full of high buildings, and building new things on the sea, which kills sea life, and takes up a lot of space however, Discovery Bay has a lot of low rise buildings and more open space.
Another feature of Discovery Bay is that there is a man made beach. People use it for sailing, playing beach games, festivals happen along the beach, swimming and sun bathing.

Discovery Bay is the only luxury resort-like district in HK. For this reason the man-made features and infrastructures are special due to their westernized but simple characteristics.
The buildings in DB are very different compared to other places in Hong Kong as they are unique and spacious. Places such as the DB Residence Club, Siena Club, the golf coarse and the Marina Club have been created for re laxat ion as we l l a s establishing healthy lifestyles around DB.
There are also many places in DB that have luxurious design features, such as the north and south plaza, the private beach, Siena Park and the Resident
Clubs. These facilities were made to offer DB lifestyles a social aspect to spend time relaxing with friends and family.
The private beach and the Siena Park are originally man-made but were made to look natural in order to emphasize DB as a visually pleasing place to live with both natural and man-made features.
Since DB is a resident region, office buildings were not made due to the environmental and cultural impact that may arise. Most worker s in DB use apartment buildings located around the DB Plaza next to the Ferry Pier as a substitute for offices.
Lastly, transportation would be the most important man made characteristic of DB. Without the buses, ferries and the DB Tunnel, there would be no easy ways to travel in and out of the district. The tunnel and the ferry pier were built in order to bring convenience for the residents to reach their destinations faster and efficiently, which indicates the fact that the transportation in DB have made the lifestyle in DB popular.

The other unique aspects of Discovery Bay are the movements of people, products, and ideas led by the DB Management Office.
There are buses that travel in and out from the district to Sunny Bay, Tung Chung and the Airport. There is Airport bus stopping every 15 minutes for the convenience of large population of pilots living in DB. Likewise, there are buses and free shuttles that travel around the district from DB Plaza to the North Plaza, as well as free shuttles to the golf course. The DB buses are known as the ‘school bus’ every morning and afternoon around 3:30pm because most passengers are students who attend schools in the district. For this reason, it is convenient to enter the district as well as traveling and exploring different parts of DB. It is common for busy mothers with young children to ride on a bus to go grocery shopping in DB Plaza. On the other hand, there are 500 golf carts available for residents who prefer to use private transport; the golf carts are permitted to travel around DB as long as they do not go
through the DB tunnel and exit the district. To emphasize, there are a variety of transportations in DB, which are convenient for the residents to move from one place to another but restricting the number to create minimum environmental impact.There are a limited number of trucks permitted to enter the district for the movement of products. According to the fact that DB is not a manufacturing district, trucks import goods and items sold in the stores. Trucks that enter DB pay an entry fee before they go through the DB tunnel to the stores. With this in mind, the prices of items in some stores, such as Japan Home and Pen n’’ Paper are overpriced by approximately 20% of the original sale price to recover the DB tunnel fee. However, there are shops that do not constitute the DB tunnel fee and sell products at same prices as the branch stores outside DB. For instance, Fusion and Dymocks sell goods and items in unvarying prices, compared to any other Park’n shops and Dymocks in Hong Kong due to the large businesses ran by both companies that they have the
capacity to absorb the costs of the DB tunnel fee. The movement of information or ideas in DB is mainly initiated by the district’s management office. There are DB magazines, notices, circulars in the mailboxes, as well as a digital forum on the official DB website. Most bulletin boards are found in the Resident Clubs, apartment buildings or the bus stops. They notify or announce services and upcoming events in the district. In the mailboxes, there are advertisements from the real estate agencies or the new stores opening in the district. Moreover, the district informs the residents of any inconvenience that may arise from fumigation or the trial of fire alarms. Therefore, residents are updated with uncommon events to avoid troubles or disruption. In the DB magazine, there is information that is presented on the bulletin and notice boards, as well as lifestyle tips for DB residents...

Besides, there are results of the surveys done on the DB website to present the current opinions on different issues in DB. In summary, other than notification of upcoming events in the district, the DB Management Office has contributed to provide details that encourage the residents to explore new things and maximize the positives in life.

The developers of Discovery Bay, Hong Kong Resorts International have been constructing a hotel building since 2008. The scheduled completion date for the operation of the service was December 2009. However, it was postponed to March 2012 due to unspeciFied reasons. One of the purposes of operating the hotel system is to beneFit the economy in Discovery Bay. On the other hand, due to the limited tourist attractions in Discovery Bay, it is unlikely to produce sufFicient revenue to recover the substantial construction costs. Additionally, the hotel was built to offer services for tourists and residents of Discovery Bay for the usage of the facilities.
To operate the hotel service, several inter-‐related factors must be reconciled before full service can be implemented. Transportation is a major consideration concerning the operation of the hotel services. Accordingly, a part of the
development plan was to allow taxis to enter the district. With this in mind, there will be an increase in trafFic as well as noise. In addition, the increase of outsiders to the district will bring problems associated with security, safety, usage of infrastructure and the environment as an increase of transport will cause more pollution in the district.In summary, Lantau Development Plan is working against the original aim of the district of maintaining the region as a residential area. For this reason, the idea of operating the hotel service should not be attained.
By adding tourist numbers to the district, there will be negative changes to the residential lifestyle in Discovery Bay. The operation of hotel services will bring more tourists into the area that will lead to shortage of resources. For this reason, it will be required that more trucks enter the district, creating an environmental
impact as well as a higher possibility of trafFic jams. Expansion of transportation will threaten safety, which is a disadvantage for families with young children. Likewise, as visitors increase due to the accommodation and services provided by the hotel, there will be security problems, as well as a shortage of available resources.
It is unwanted to have numerous outsiders visiting and staying in the district due to the limited infrastructure in Discovery Bay. To emphasize, there is only one underground pipe system running around the region of the hotel that is shared with the surrounding residential neighborhoods. In fact, pipe bursts have already been a serious problem and take place often in the district causing many inconveniences. With this in mind, as the number of visitors increase regarding the hotel, the capacity that the pipe is able to cope with decreases and will burst more often. There is no

plan of adding pipes since it cannot be completed unless all the residents leave the district due to the challenge of underground pipe incorporation. As a result, the hotel service will bring hygiene issue in the district caused by the increasing usage of the pipes.
Moreover, most residents in Discovery Bay chose to live in the district due to its protected and secure environment. For this reason, the hotel is against this philosophy since it opens the district up to outsiders. From this point, there are security concerns with tourists from mothers of young children who may not be able to release their children to play outside without having complete physical contact with them. In addition, the noise and cluster of people will affect the peaceful lifestyles in the district.
In conclusion, the operation of the hotel system has inter-‐related factors that work
against the original aim of the developers of Discovery Bay. In order to maintain Discovery Bay as a residential area, it is necessary to limit the number of outsiders staying in the district by not offering any accommodating service, as well as rejecting the entry of tourist coaches. The district is unique and special in terms of limited transportation and tourist attractions, which will sustain the peaceful atmosphere for the lifestyles of residents.
