TheGolfCourt™, a golf practice center designed to fit in atennis court-size space, is expected to bring golf learning,practice and play to more people, at a lower cost, according toa joint announcement by Adventure Golf Services andaboutGolf Limited.

“TheGolfCourt™ provides a new alternative activity tolearn, practice and play golf in a 7,200-square-foot area,” saysScott Lundmark of Adventure Golf Services (Traverse City,Mich.).

The center provides golf accessibility to all ages and abili-ties, and can be operated within unused or under-utilizedspaces, including tennis courts or vacant buildings.

“Adventure Golf Services offers a standard model ofTheGolfCourt for $81,000 plus installation,” says Lundmark.“This model includes: five driving stations; six contouredchipping stations; six future sand bunker positions; a 1,300-square-foot contoured putting area; retractable safety net sep-arators; an overhead ball containment net; and installation.Optional PGA TOUR Simulator and 3Trak launch monitorsare provided by aboutGolf Limited of Maumee, Ohio.”

Those suffering from SeasonalAffective Disorder (S.A.D.) or winterdepression are missing the exposure tonatural light that is enjoyed with thelonger days of summer. The closest thingto natural daylight is full spectrum light-ing, which duplicates the visible wave-lengths of sunlight at noon and uses bothhigh clarity and balanced color phos-phors.

When using bright light or lighttherapy devices for treatingSeasonal Affective Disorder,winter depression, or simply therainy day blues, full spectrumlight is not only critical, it ismuch more effective. This tech-nology may offer the hospitalityindustry new revenue generat-ing opportunities by providingfull spectrum lighting solutionsto guests.

Why Use Full Spectrum

Lighting?

The benefits of full spectrumlighting have been addressed by

many photobiologists. They state thatexposure to full spectrum light has animportant influence on the endocrine sys-tem and can reduce the risks of many dis-eases, including cancer. These studies

have shownthat theretina can,

when stimulat-ed by the proper wave

lengths of light, synthesizemelatonin directly to the pineal

gland. Since malillumination can prohib-it proper secretion of melatonin, light of aproper type and intensity can be consid-ered a nutrient.

At the beginning of the 20th centuryover 70% of North Americans workedoutdoors, thus benefiting from exposure

to essential natural outdoor light.As we spend more time indoors,we miss the portion of the sun’sspectrum that is important intriggering proper melatoninsecretion. It is estimated thatover 38 million North Amer-

icans feel the effects of malillumina-

tion causing poor work conditions whichcan result in less energy and productivity.

There is convincing research that poorlighting environments can produce in-creased depression and even result inmore severe cases of S.A.D. This problemincreases as the winter months bringshorter and shorter days. "Sunlight starva-tion" also affects millions more in theform of a milder version called the"Winter Blues".

Since 1978 researchers and scientistsworld wide have documented the success-ful use of bright light therapy as a signifi-cant antidepressant. According to theDec 8th, 1993 issue of The Journal of theAmerican Medical Association, for manypatients with S.A.D., light therapy shouldbe regarded as first-line treatment. Lighttherapy is endorsed by the AmericanPsychiatric Assoc. and the NationalInstitute of Mental Health.

esorts and hotels all over the world are scrambling to join the‘green’ and ‘eco’ movements. It makes good economic sense,

and these practices attract a certain kind of clientele – savvy,socially-conscious and forward-thinking.

From Kimpton Hotels in Portland providing free bicy-cles for their guests’ use, to the Hyatt at Fisherman’s Wharf in SanFrancisco’s “Spare the Air” package encouraging use of public transporta-tion, hospitality properties are jumping on the environmental bandwag-on. The Sandos all-inclusive resort chain’s Caracol Eco-Resort & Spa ispioneering the effort in Mexico’s Riviera Maya region, south of Cancun.This property, built originally in the mid 1990’s, prides itself on its lack ofmanicured gardens and concreted areas. Rather, it is lush, full of densejungle greenery, slow-moving rivers, lagoons and wildlife at just aboutevery turn. No building is taller than three stories, and the canopiedmeandering paths hide the fact that this property is enormous – almost1,000 rooms in total.

The property feels like it’s been part of the area for much longer thanit has. Ferns, vines and thick trees sprawl throughout and guests really dosee the wildlife advertised in the brochures. At dusk, ‘mapaches’ - small,endearing raccoons - emerge from the jungle thickets surrounding the 24-hour El Nido snack bar, hoping to find a stray tortilla chip or a soft-heart-

ed tourist. Some twenty or so large turtles laze in thelarge lagoon outside the main buffet restaurant. Guestshang over the little wooden planked bridge to watchthem swim through the towering mangroves, sometimesferrying their little ones on their backs. Herons, peli-cans, seagulls, hawks, sandpipers and more call out inthe mornings, while wild badgers, peacocks, coat-imundis, two very affectionate burros and gorgeous mul-ticolored macaws round out the menagerie. The proper-ty is currently building a free-flight aviary and apiary forMayan bees, and the resort has hired an on-site veteri-narian who works full-time to care for the animals thatlive in secluded areas on the property.

Complimentary “Eco Tours” allow guests to meandera path interwoven throughout the property so they candiscover the nature areas within the resort, and guidesassist participants in identifying and observing the 16natural cenotes, indigenous animals and exotic fauna.Sandos Caracol Eco-Resort & Spa is an Eco-versity inwhich guests will view, learn and engage in ecologicaltechniques and practices.

ater spray parks have grown significantly inthe hospitality industry as a means of provid-

ing hands-on family fun and imaginative heatrelief. As the water play segment continues to

expand, however, water conservation and safetyconcerns have become more frequent topics of discussion amonglandscape architects, recreation departments and aquatic designers.This has resulted in an increase in collaboration during the designphase in an effort to achieve better aquatics designs, improvedwater conservation and more emphasis on safety through betterwater treatment systems.

Stewardship of the Land

Scatliff, Miller, and Murray, a landscape architecture and urbandesign-consulting firm based in Winnipeg, Canada, is a proponentof water conservation, which it incorporates into its designs.

Bob Somers, an associate with the firm, says as landscape archi-tects, their bias is toward stewardship of the land and its resources,including clean water, which is growing scarce.

“Like many communities,” Somers says, “as we balance thedemand for water play with responsible water use, we’re turningfrom flow-to-drain to recirculation systems.”

Somers expects stronger health and safety standards to arise inthe water play market, and believes weaving a complementarydesign throughout a project is critical.

“From a visual design perspective, our goal is to integrate thespray park into the landscape to make it a destination whether thewater is on or off,” says Somers. “To ease the design process, havinga full range of water sourcing and treatment options is key,” he adds.

As an example of how their projects demonstrate that waterconservation, health and visual design can easily work together,Scatliff, Miller, and Murray’s Central Park project will create a 5-acre destination playground that includes a 6,500 sq. ft. spray park.To conserve water, a combination of high and low-flow spray noz-zles will be used, along with a state-of-the-art water treatment andrecirculation system. Some of the filtering techniques employed inthis project include sand filtration, chlorine use and ultraviolettreatment to kill bacteria, greatly enhancing the safety and clean-liness of the recirculated water. While filtration and chlorine arecommonly used to sanitize swimming pools, high-intensity, ultravi-olet treatment is an even more effective level of protection frompotential pathogens in recirculated water.

Saving Resources

Water conservation can be achieved using innovative controls thatallow children to activate water features as they play, with thewater features running for set time intervals whenever someonetouches the activator. Thus, the aquatic features operate onlywhen guests are present, resulting in less water evaporation, powerusage and wasteful water drainage. In addition, aquatic playgroundsusing recirculating water treatment systems now provide broad-spectrum, chlorinated, ultraviolet disinfection, killing bacteria suchas cryptosporidium and E. coli, thereby improving water safety inthe process.

To integrate the architecture with the landscape, the water treat-ment system, including a recirculated water cistern, is located ina building basement with no obstructive structures aboveground.

To save water, a spraypark should operate onlywhen children actuallyplay in the spray park,rather than running continuously during published hours.

oing more with less” is a familiar refrain in thegolf industry of late, and it will continue to bea necessary edict for golf facilities throughout2010 as courses, clubs and resorts attempt to

contain costs while keeping members, guestsand public golfers happy.

Golf properties that could have funded clubhouse expansionsas part of renovation projects are now looking for new and inno-vative ways to utilize their existing shell. Similarly, the sizing ofclubhouses for new golf course developments has changed dramat-ically from the salad days of the 1980s and 1990s, when a “bigger

is better” mentality led to structuresin the 30,000 to 60,000-square-footrange.

This economic shift has resultedin a unique opportunity for clubs tomake cost-effective renovations thatprovide a fresh new look, enhancerevenue, save on the bottom lineand, for private facilities, even helpretain and attract new members.

A FRESH TAKE ON GOLF CLUB

RENOVATION

Much of the industry dialog aboutthe game’s future has traditionallycentered on the golf course side of

the equation, not the golf club and overall experience. It may takefour hours to play a round, but golf is a five to six hour experience– and a lifestyle choice – that involves not only the great outdoors,but a healthy amount of time spent “under roof” in dining, shop-ping and socializing.

In the U.S., the natural aging of our country’s sizable golf infra-structure has led to a viable renovation market that has offset thedramatic decline in new golf course development. Club ownersand operators, however, typically focus time, energy and money onremodeling the golf course playing surface while leaving the club-house and physical plant status quo or, worse, in disrepair.

More and more are seizing the opportunity to position their golfshops, restaurants, locker rooms and spas for future growth, devel-opment and enjoyment via a major interior overhaul. If properlyplanned, designed, and built, these core components of the

REVENUE-BASED DESIGN: MAKE SPACES WORK FOR YOU

Instead of being revenue-negative or -neutral, golf shops and foodand beverage operations can and should be revenue-positive. Arevenue-based interior design model factors in aesthetic elements,while balancing the operational needs and financial goals of a clubwith the overall experience and emotional connection membersand guests make with the space. For instance, if there is a diningroom that seats 80 people, what are the revenue projections for thespace? If an addition is considered, what is the revenue impact ofadding seats? Combining the financial model with the designensures the facility’s success as a revenue-enhancing space.

INSIDE OUT DESIGN AND SPACE PLANNING

Space planning is an “inside-out” design approach toward develop-ing the best arrangement, scale, and proportion for a club’s interiorspaces. Proper space planning plays a large role in whether a club-house will drive or drag revenue opportunities. It also carefully con-siders the human element of how each interior space is intended toserve and engage a club’s customer.

Experience-based, “golf smart” space planning brings clubhousedesign teams invaluable solutions to properly organize and size inte-rior spaces, thus maximizing operational efficiencies and creatingmore opportunities for customer enjoyment. It also does more withless square footage. Basically it’s where inside-out design (interiordesign based) meets outside-in design (architectural based). It hasto happen early in the design process to be effective and beneficialto the clubhouse design endeavor.

And if you think about it, shouldn’t the interior uses of abuilt environment be a major consideration of its overall size?As legendary architect/interior designer Frank Lloyd Wrightonce said, “The reality of a building is not the container butthe space within.”

Applying these revenue-bolstering, fresh approaches to energizea golf club is a great way to start the New Year.

Lost DunesBridgeman, Mich.

Having opened its doors in 1999, Lost Dunes was included in a 2003 list of the ten best contemporary clubhouses in the world.

Buoyed by the success of a growing private membership, the owner returned to Chipman Adams Architects for this 2009 expansion of the original project.

Lost Dunes’ dining and gathering spaces have always been a jewel of the Clubhouse, and both the formal and casual dining areas were enhanced with the addition of expansive decking and stairway to the putting green. This entirely new outdoor dining space overlooks the course’s finishing holes, accessible through four-foot automatic sliding glass panels off the mixed grill and bar.

Overnight guest accommodations were added with the design and construction of a new third cabin, hosting four double guest suites, complete with kitchen and bar, entertain-ment system as well as card and game room play.

The beauty of the 2009 Lost Dunes addition is its seamless-ness. The new spaces appear to have always been part of the dune and wooded site. From the shingles on the roof to the masonry stone base and cedar siding, this private Club offers its membership an unparalleled recreational experience.

University of Texas Golf ClubAustin, TXThe new 24,000 square-foot Clubhouse complements the existing 18-hole golf course and pavilion. The interiors of the clubhouse, designed by CCI in conjunction with Wilson & Associates of Dallas, features Austin limestone walls in both natural and honed finishes. The clubhouse includes large heavy timber fir trusses with high ceilings. Furnishings are based on a Texas Hill Country feel. The use of natural fabrics, wood, and leather is evident throughout the interior furnishings selected for the Club.

The Bar Lounge is an intimate gathering space with an inviting stone fireplace, distressed oak floor, stained wood ceiling and heavy timber ceiling beams. A beautifully designed wood paneled bar with a Cyone granite top compliments the room and is set off by a back bar of glowing alabaster.

Though the styling and finish of the Great Wolf Lodge (Con-cord, NC) resort was to follow previous prototypical designs, the structural system of this property was upgraded for greater building longevity, reduced maintenance requirements and bet-ter sound control to enhance the guest experience.

While the owner’s continual self-evaluation drove addi-tional improvements to systems and finishes in a multitude of design, construction and operational areas, the most significant objective for Great Wolf Concord was the organization’s desire to apply “Green” practices where ever feasible.

Previous Great Wolf Resorts unit wings have been built as

conventional wood frame construction. However the Concord property implemented a new structural system utilizing hollow core precast concrete supported by a concrete masonry skip wall construction, which provided vastly better sound control. This is a major improvement for an industry segment perhaps rightly perceived as an open playground for children.

Great Wolf Lodge at Concord, one of Great Wolf Resorts’ most successful projects to date, was the first to receive Green Seal certification upon opening, setting the standard for all future hotel waterpark resort properties.

Bardessono Yountville, CA Bardessono uses sustainable design principles focused both on environmental sustainability and uses these principles to enhance the guest experience. From site design to the interior guestroom controls, each hotel stay is meant to be unique, personal, and memorable.

There is no front desk at Bardessono. Guests are greeted individually by hotel staff as they walk in the door. There is a personal chef, an organic garden, and private outdoor showers for upgraded guests. Each room is equipped with massage tables allowing the option of private massages/treatments within the room. Bikes and electric vehicles are also provided.

Sustainable building materials, energy management systems, and solar and geothermal energy were incorporated into the design. Every room has its own courtyard to allow for absolute privacy.

Ice Spa Sheraton — Anchorage, AlaskaLow ceilings and severe space limitations complicated the design process of Ice Spa. However, designers Degen & Degen (Seattle, WA) incorporated spectacular views of the mountains and city as primary objectives. These results ultimately provided a more intimate feel and cozier spaces within the spa.

“Because Anchorage has a male-dominated population, the feel of Ice Spa is decidedly less feminine than in many spas,” says Lorraine Park of Remington Management. “We used white and blue hues to echo the glacial colors that are prevalent in the Alaskan landscape, and we warmed it up with deep taupe brown walls and natural wood.”

Among the various spa offerings at Ice Spa, a SoliTone 2500 multi-frequency light facial system was installed, employing ad-vanced technology to deeply penetrate skin levels and produce remarkable rejuvenating effects. “This system is also helpful for those with seasonal affective disorder, a condition fairly com-mon during the long Alaskan winters,” explains Loren Jackson of SpaEquip, the firm that supplied the spa equipment.

ood riddance to the decade of delusion. It isincredible that while the noughties broughtin so many good things to the global travelsector such as the Internet age of travel, morelow-cost fares on more routes and better qual-

ity hotels, the customers’ experience in the last 10 years hasdropped because of service levels, the one area that we canactually control. In my last 15 years of traveling, only once hasthe service I have experienced actually improved in a return-ing visit to a country, despite huge capital investment, techno-logical advances and investment in training of better traveledand international staff. This is not good enough.

The corporate obsession with yields, Revenue Per AvailableRoom (RevPAR) and Return of Investments (ROI) has takenpriority over employing staff who can solve basic problems –the key critical measurement tool that every customer uses.Although coming from a generation that is as comfortable asany North American in wishing us to “have a nice day,” manystaff in hospitality today are unable to think outside the boxand are too willing to pass the buck. So when a customer hasgone through the motions of hearing the usual lackluster soundbites of yet another underperforming server, the question thatstill persists is: has my request been sorted out satisfactorily?When inspecting hotels, I use my very own “porridge test” ask-ing for this cereal to be made in a particular way, just slightlyoff the norm. In the majority of occasions, the waiting staff failto make themselves understand how I want this to be prepared,then miscommunicate the order to the kitchen and invariablyI send it back. This rarely happened in the ’80s and ’90s whenlistening skills and common sense were clearly more prevalent.It is a customer’s right to have a request dealt with first time,on time, every time and this must be the norm rather than apleasant surprise when it happens.

The source of this problem is that too much came too easi-ly in the last few years. With easy credit and aspirationallifestyles, demand from both the leisure and corporate marketsexceeded supply. And when there is excess demand over aprolonged period, complacency sets in as suppliers lose theircreative edge and then their managers wonder why they can’tturn in a decent set of results when the (inevitable) slowdowncomes. Your true value is not what you earn in a boom, butwhat you earn in a recession. With the unprecedented level ofinvestment in hotel, airports, transportation and attractions,

The Decade of Delusion

G managers in the 2000s should have been feted as the best ever.But they’ve blown it as their predecessors extracted better sat-isfaction rates from less smart facilities, by dealing with eachcustomer as if they were the only ones. The emphasis of suchmanagers was on people rather than percentages.

So what lies ahead of us? Having just returned from theWorld Travel Market in London, my confidence in our sectorhas been boosted. For the first time in years, there was somegenuinely creative spirit and hunger among suppliers. As long

as this enthusiasm remains once the decision-makers return tothe reality of their desks, then I have high hopes that the nextdecade could be the best so far: the consumer will be enjoyinga better value product, benefiting from the investment of thelast few years, with better service levels and more creativeexperiences than ever before. And this will be the case as longas supply exceeds demand sufficiently to ensure companies arekept keen.

Ironically, the global financial turmoil may be the wake-upcall needed to correct the attitudes of suppliers. The toughertrading conditions may breed a new generation of leaders who,by the end of the next decade, could be hailed as the best ever,delivering a healthy balance between the responsibilities to thecustomer, stakeholders and the environment.
