Summer house resort At the coast of Norway

Haugen farm on the island of Smøla

The county authorities have approved the building 13 summer houses and 20 vacation apartments close to the seaboard and the boat marina for the area. The marina will be the social area where you can discuss about fish catching, fishing tools and where to fish – there are thousands of secret places.

Haugen Farm.The family Haugen built this farm about 1850. Cattle, horses and sheep was the main farm animal. In addition they carry on the sea, selling fish on the market. The fishing possibilities are great in this area so close to the open ocean. You can catch almost any kind of fishes in this area. And there are seasons for catching much kind of marine animals. Crabs, lobster, mussels and shell are among the popular kinds.

Long time planningThe owner has used many years planning this resort area. The work with the development plan has taken years and was accepted by the officials in 2003. Because such a development will make a major change in the property’s qualities the owner want to secure the coast scenery values of this property so everybody can appreciate the pure nature around in this area.

Smøla where everyone can have a small island alone for a while

To get to Smøla you have to take a ferryboat from Tustna.

Subject for the resort area: costal culture, dining, drinking and nature

The development of the area has been made around a subject about costal culture where harvesting from the nature both on land and from the sea has a major impact. That means catching, preparation, eating and drinking in a social atmosphere. Around the three boat houses there will be a social area where we hope that the fishing stories will be told. Here the children can catch crabs on the beach, and swim in the fresh and crystal clear water. There will be a marina where everybody can have the boat ready to go out for fishing or visit a small island for a voyage of discovery.

The summer housesOur plans are to build summer houses of high quality and standard. It is a matter of necessity to have enough rooms to receive guests, family members with children in a way that everybody can also have some privacy. The yard around the houses are about a decare so it is plenty of space for everybody. You can find more information about the houses in the development plan

FremdriftsplanIn the fall of 2007 we will start with the infrastructure for the area. The first house will be built around September. It will be possible to visit the area whenever you want, just send us an email ([email protected]) or make a call (0047 91101690).The boat marine will be delivered from our producer (www.kongensvoll.no). This will be mounted in spring 2008.

The photo above show the inner boat sea laneClose to Haugen farm the sea lane passes. There you will see all the small family and fishing boats going. This sea lane might bring you to Hitra, the next big island only 20 minutes away or to the fishing places around in the area.

As close as you can get to the midnight sun in this area!

Steinsøysundet Is a picturesque place just minutes from Haugen. Here you find the local shop that has everything. Here you will be served free coffee on the tables outside the shop where you can hear about the latest news on the island.

Summer house F3 will be built-on for saleI «the crossroads» you can see the unbuilt plot of F3 og F4. On the yard F3 there will be built a house about 90 m2 for sale. Here we will put our effort in building a house with a nice kitchen good bathrooms and a big living room with a panorama view of the sea. There will be a Internet point in the house and IP telephone if you want. A parabolic antenna will be mountes so you can see many different country channels on the TV. The price for this house will be around 230 000 €.The house F3 can be finished in the autumn 2007

Sea house S3 will be built-on for saleAbout. 25 meters to the south of the boathouses sea house S3 will be built. That will be a living house in two floors, about 75 – 90 m2. Living room and kitchen will be downstairs and sleeping rooms upstairs. There will also be a balcony upstairs where you can sit and view the sun going down in the horizon. The price for this unit will be around 190.000 €.

How to get thereFrom Trondheim by costal express, this is the time table. You can go from Trondheim or Kristiansund, and you should atke the boat to Edøy.

From trondheim by car. The drive to Tusna is about 150 km. The drive will go through Orkanger, Kyrkseterøra, Aure and the ferry is going from Tustna. Information about the ferry route you will find on www.mrf.no, route 51, Sandvika - Edøy.

From Kristiansund it is a drive of 28 km. From Sandstad you have to take a ferry to Tømmervåge on Tustna and then 15 minutes drive to the ferry Sandvika – Edøy on Smøla.

Drive on the island SmolaLook at the map and you’ll see that you have to go on the east side of the island, about 25 km to Haugen farm.

The boat is going to Edøy on Smøla. You should leave the boat there and take a buss to Haugen or call us and we will pick you up.

Bjørn Normann is the owner of ”Haugen”, land number 63, title number 1, in Steinsøysundet, northeast in the local authority Smøla The farm is a agriculture farm, but now adays is only used for vacation resort..

HAUGEN

Steinsøysund, Smøla local government

§1 PURPOSEThe purpose with this regulation plan is to make it possible to build summer houses and living houses in the area. The planning area is devided by the dotted line on the plan map.

§2 THE AREA§2.1 Generally All the new houses must be placed in the terrain in a way that favors the nature and the land area quality. Existing vegetation should be taken care of as much as possible. It should be a good style of building with solutions that has a tradition on this island.

§2.2 Area for living houses, apartments (B1 - B9)It shall be built 1 house on each site, up to two floors in addition to basement and attic. The roof angle must be between 25 and 35 degrees. It should mostly be used wood as building materials. If there is going to be built more houses on the site, it should have the same materials outside and the same roof angle.

§2.3 Area for summer houses (F1- F7)It shall be built one summer house one each site up to 1½ floor. Maximum allowed ridge of roof high is 5,5 meters. The roof angle must be between 22 and 27 degrees. The ridge direction must be 90 degrees of the shoreline. The roofing must be in dark roofing tile. The wall covering must be from wood. The color of the houses outside must be based on earthen color.

§2.3.1 Area for the sea houses (S1 – S6)The sea houses must be given a uniform shape and color. The sea houses must be placed in two or three groups, where the distance between the groups must be maximum 2 meters. The façade must be equal and the roofing must be the same type. The roof angle must be 35 degrees. The carpentry outside must be the tradition way for sea houses

The ridge direction must be 90 degrees of the shoreline. The hight of the ridge must be 5,9 meters. The officials are setting the height of the foundation wall.

§3 AGRICULTURAL AREAIn this area there is only allowed to build houses with a direct connection to the farm. The are shall be used for farming. The small stream on the area shall be touched as little as possible

§4 OFFICIAL TRAFFIC REGULATIONS Official road will have a with of 10,0 meters , with a 30,0 meters building line, measured from the road’s central line. Free visibility in the road cross is 10,0 X 100,0 meters.

§5 OFFICIAL FREE AREAS§5.1 Road for walking toursThis is a allmenn road and there is not allowed with arrangement that makes it difficult for the allmenn’s traffic. §5.2 Free area in the seaThis area can be used for increasing the peoples adventure of the sea life.

§6 SPECIAL AREAS§6.1 Private area for with quayThe area can be developed with a quay. The quay must be adjusted to the rest of the area, and connected to the sea houses.

§6.2 Private boat marina for small boatsIn the area it can be built a floating stage. Beside that the area is preferred for the traffic to and from the sea.

§7 Joint area§7.1 Common, private entrance (FA)Private entrance FA1 is common for the buildings, gnr. 63/2, 63/1 and future buildings on the sites B1, B2 og B3. Private entrance FA2 is common for all in the area B1, B2 and B3. The summer house F can be connected to FA1 and FA2 with an agreement. Private entrance FA3 is common for the properties F2, F3, F4, and for 63/1.

§7.2 Joint parkingFP is a joint parking area for the sea houses.

§8 MISCELLANEOUS Regulated entrance to the property Gnr. 63, bnr.2 and the summerhouse F1 is marked with an arrow on the plan map.

To keep any farm animals away from the property it is allowed to set up a fence around the property. Maximum height is 1 meter.

§9 Common clauseMinor changes from this plan or this agreement might be done if it is within the official plans
