For all the challenges the Alberta

economy is facing in the wake of

the oil slump, real estate markets

    in Edmonton and Calgary are

    outshining their prairie neighbours

    Regina and Saskatchewan.

    According to the latest Royal

    LePage House Price Survey, home

    prices in Canada showed moderate

    to strong year-over-year increases in

most markets in the third quarter.

    The Edmonton housing market

    continued to weather the energy

    downturn, showing healthy year-

    over-year price increases across all

    housing types surveyed. During the

third quarter of 2015, the median

    price for a two-storey home

    increased 5.6 per cent year-over-year

    to $465,247, condominiums increased

4.1 per cent to $244,534, and

bungalows 1.9 per cent to $370,989.

the oil slump, real estate markets

    in Edmonton and Calgary are

    outshining their prairie neighbours

    Regina and Saskatchewan.

    to strong year-over-year increases in

most markets in the third quarter.

    The Edmonton housing market

    downturn, showing healthy year-

    over-year price increases across all

    housing types surveyed. During the

third quarter of 2015, the median

    price for a two-storey home

    increased 5.6 per cent year-over-year

    to $465,247, condominiums increased

  • Recreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall. There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living

year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles.

This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. Winter brings its own selection of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gatherings, a

clubhouse, featuring a kitchen, dining area and games room, can accommodate gatherings both small and large.

Home designs are created in-house by the Waters Edge Archi-tecture Team to keep turn-around time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an undeveloped lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guidelines.

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyers needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality.

Lot prices start in the low $100,000s, and two bedroom residences with completely landscaped lots start in the low $300,000s.

Two brand new showhomes are now open and available for immediate possession. Contact Mike at 780-405-6378 or 1-877-405-1105 or visit watersedgeestates.ca for more information.

Edmonton weathering THE STORMWINTER HAS RETURNED to

Edmonton, and just as each and

every snowfl ake well see in the

next few months is unique, no two

    housing markets are identical.

Thats sometimes hard to see when

a blizzard of housing market news

lumps together a lot of individual cities

into a national market that seems to

    involve only Toronto and Vancouver.

Even when the media focuses on

    covering Alberta housing news, it

often starts and stops with Calgary.

So, here is whats happening in

    Edmonton, in case youre considering

a home purchase or just trying to

    understand our unique local market.

On the construction side, we have

the stats for the fi rst 10 months of

2015. Edmonton started the year with

a lot of momentum behind the multi-

family sector and that has pushed

housing starts way up almost 30 per

cent to more than 14,600 homes.

    Construction of single-family

homes has slipped about 11 per cent

this year. To put that in context, its

important to realize that last year saw

    the most single-family homes built

since 2007. So were down a little

when compared to a very strong year.

So far this year, builders in metro

Edmonton started work on more than

5,000 homes. Even in October, almost

18 months after oil prices started to

fall, foundations were poured for more

    than 500 new homes.

    Canada Mortgage and Housing

Corp. now forecasts well fi nish the

year with about 5,900 new single-

    family homes almost exactly the

same number as 2013 when the

Alberta economy was roaring along in high gear.

Next year, CMHC expects the number of single-family homes built will slip

fi ve per cent to 5,600 a drop of just 300 homes from 2015 totals. When

Canadas national housing agency looks ahead to 2017, it expects the totals to

edge up to almost the same level as this year.

To sum all this up: 2014 was an unusually busy year for single-family home

construction, and now were back to more typical levels. Plus, our economy is

getting a very positive jolt this from a near-record year in construction of multi-

    family homes.

For Alberta, the numbers are also less dramatic than you might think

down seven per cent through October. Todd Hirsch, chief economist for ATB

Financial, explained in a recent commentary why new home construction has

not dropped sharply along with oil prices.

The fact that housing starts have pulled back only moderately this year

refl ects the fact that the market was in a healthy balance before oil prices

started to drop, Hirsch said. Prior to previous recessions such as 2008 and

2009 home builders had put far too many new homes onto the market.

When the downturn hit, there was a surplus of unsold homes on the market, so

    construction pulled back more severely.

Stability in the housing market may not make for many attention-grabbing

headlines, but it should reassure homeowners and buyers about the resilience

of Edmontons strong and unique economy.

this year. To put that in context, its

important to realize that last year saw

    the most single-family homes built

since 2007. So were down a little

when compared to a very strong year.

So far this year, builders in metro

Edmonton started work on more than

5,000 homes. Even in October, almost

18 months after oil prices started to

fall, foundations were poured for more

    than 500 new homes.

    Canada Mortgage and Housing

Corp. now forecasts well fi nish the

year with about 5,900 new single-

    family homes almost exactly the

same number as 2013 when the

Alberta economy was roaring along in high gear.

Next year, CMHC expects the number of single-family homes built will slip

fi ve per cent to 5,600 a drop of just 300 homes from 2015 totals. When

Canadas national housing agency looks ahead to 2017, it expects the totals to

edge up to almost the same level as this year.

To sum all this up: 2014 was an unusually busy year for single-family home

construction, and now were back to more typical levels. Plus, our economy is

getting a very positive jolt this from a near-record year in construction of multi-

    family homes.

For Alberta, the numbers are also less dramatic than you might think

down seven per cent through October. Todd Hirsch, chief economist for ATB

Financial, explained in a recent commentary why new home construction has

not dropped sharply along with oil prices.

The fact that housing starts have pulled back only moderately this year

refl ects the fact that the market was in a healthy balance before oil prices

started to drop, Hirsch said. Prior to previous recessions such as 2008 and

2009 home builders had put far too many new homes onto the market.

When the downturn hit, there was a surplus of unsold homes on the market, so

    construction pulled back more severely.

Stability in the housing market may not make for many attention-grabbing

headlines, but it should reassure homeowners and buyers about the resilience

of Edmontons strong and unique economy.
