EdstoneHouse

Amongst the undulating woodlands of Warwickshire lies the picturesque settlement of Wootton Wawen. Dating back to the year 723AD the village is steeped in history and character and along with the surrounding villages has been designated as a conservation area.

Edstone House sits well within the landscape, built with sandstone coloured bricks, an acre of gardens and just under 3000 sqft of accommodation.

You can obtain access to Edstone House via two long driveways, to the north via the entrance to Edstone Hall, and to the south, via the entrance adjacent to Newhouse Farm Business Centre.

A variety of specimen trees including Oaks and Willows line both driveways leading to Edstone House, and you will often find sheep grazing in the pastures surrounding these long private driveways.

The property itself has two entrances, the kitchen entrance is most used, leading into the kitchen or the snug, with parquet flooring currently used as a room to relax and watch TV.

The current owners have lived in Edstone House for the past 30 years and were instantaneously sold on the location of the property. With panoramic vistas of rolling hills from the kitchen and the stunning Edstone Lake from the south facing living room, the property has views to die for.

Accommodation SummaryThe kitchen has stone flooring, with a Belfast sink and range cooker, is contemporary yet classic and has superb views over the gardens and out to the Warwickshire countryside.

The other end of the kitchen leads out to the main hallway, again with wooden parquet flooring, it leads off to the piano and living room which has multiple windows providing ample opportunities for the surrounding views to spill into the living area, warmed by the real open fire.

The hallway also leads to a large formal dining room, ground floor cloak room and the stairs which lead to the first floor accommodation consisting of a master bedroom with en-suite, 4 further large bedrooms, two of which are en-suite and a good sized family bathroom. All rooms have sweeping and extensive views across the Warwickshire countryside.

Edstone House is a flexible family home, despite its generous size it is easy to maintain. The current owners have extended the property to include a dinning room, and a fifth bedroom as well as two additional ensuite bathrooms, as well as enlarging the kitchen. The living room is the heart of the property, overlooking the grounds and with sunny aspects it is a light and airy room, which the whole family have enjoyed.

GroundsThe mature gardens contain a variety of trees and ample space for children to run around and let off steam. There is a large double garage next to the property, ideal for storing large cars or to use as a workshop.

The property would be ideal for a family looking for the true countryside lifestyle. The grounds, measuring at almost an acre are perfect for children and pets. There is also an abundance of local stables and pastures for horses and ponies. With foot paths and bridleways a plenty. The current owners have enjoyed the various country pursuits on offer as well as cycling and the use of the local golf clubs.

The property is ideally located within 10minutes of the country town of Warwick as well as the beautiful historic towns of Stratford Upon Avon and Henley in Arden. There are a wide range of facilities in the surrounding towns including pubs shops and restaurants.

The A3400 provides transport links to the neighbouring towns and cities, including Birmingham, Henley in Arden, Leamington Spa, Warwick and Stratford-upon-Avon and also connects to the M40 motorway northwards at Hockley Heath affording direct motorway access to London. Regular bus services on this road provide transport to Birmingham and Stratford-upon Avon. The Birmingham and Stratford-upon-Avon Canal crosses the parish, carried over the main Stratford to Birmingham road by a cast-iron aqueduct bearing the date 1813.
