May I wish our readers a belated Happy New Year,in which we hope you will be able to build the homeyou have always dreamed of.

Although the festive period is normally quite quietRichard Bacon MP has already helped our bespokehome community by sponsoring the Prst reading of theSelf-Build and Custom Housebuilding Bill, which tookplace on 12 January, and formality signals the start ofthe Bill’s journey through the Lords.

This has to be great news for potential property builders who are trying toPnd small plots of building land in the area they want to live. It could alsoencourage larger homebuilders to release bits of their land for appropriateself-build projects.

I am not sure I have experienced the start of a year that appears to offersuch opportunity for the growing self/custom build community.

We will continue to ride the crest of this construction wave and bring younews that will hopefully help your self-build dreams become a reality.

National Planning PolicyFramework “risks unsustainable development” According to a report published by theCommunities and Local Government(CLG) Committee the National PlanningPolicy Framework (NPPF) does not doenough to protect against unsustainabledevelopment.Welcoming the government’s moves to

simplify the planning system through theNPPF, the report says it had found somedevelopers who were using loopholeswithin the framework to produce specula-tive planning applications for “substantial”housing development at the edge oftowns or villages.It found that this activity was “particu-

larly acute” when a local plan or Pve yearsupply of housing land was not in place.In these cases the report suggests thatdevelopers were chasing planning permis-sions “in areas that local communities donot consider suitable for development”.Commenting on the report the Chair of

the CLG Committee, Clive Betts MP said:

“Councils must domore to protect theircommunities againstthe threat of undesir-able developmentby moving quicklyto get an adoptedlocal plan in place.” In its recommen-

dations for improv-ing the NPPF, thecommittee stated theneed for clear guidance on assessinghousing need. It called upon the govern-ment to create a remediation fund for brownPeld sites to cut the cost of their development.However, the committee also acknowl-

edged that the NPPF needed more time to “bed in” and that “it would be ill-advised at such an early stage to consider tearing up the document andstarting again.”

The OfPce for National Statistics (ONS) hasreported that UK average house pricesincreased by 10.0 per cent over the year toNovember 2014. These statistics indicate anincrease of 10.4 per cent in the year toOctober 2014. This follows house priceincreases experienced by the UK since April2012, which was driven by increases inLondon. The average UK mix-adjusted houseprice in November 2014 was £271,000.Hardly good news for those wanting to get

on the housing ladder was that the averageprice for properties bought by Prst-time buyershave increased by 11.0 per cent over theyear to November 2014. However, this isdown from an increase of 12.0 per cent inOctober 2014.In November 2014 the average price

paid for a house by a Prst-time buyer was £208,000.ONS Pgures show that during the year to

November 2014 prices paid for brand newhomes increased on average by 10.8 percent, compared with an increase of 8.5 percent in the year to October 2014. The aver-age UK house price for a brand new home inNovember 2014 was £253,000.During the year to November 2014 prices

paid for pre-owned dwellings increased onaverage by 9.9 per cent, compared with anincrease of 10.5 per cent in the year toOctober 2014. The average UK house pricefor a pre-owned dwelling in November 2014was £272,000.ONS house price key Pndings:

• UK house prices increased by 10.0 percent in the year to November 2014,down from 10.4 per cent in the year toOctober 2014

• House price annual inQation was 10.4per cent in England, 3.1 per cent inWales, 4.4 per cent in Scotland and

11.7 per cent in Northern Ireland• House prices continue to increase stronglyacross the majority of the UK, with prices in London again showing the highest growth

• Annual house price increases in Englandwere driven by an annual increase inLondon of 15.3 per cent and to a lesserextent increases in the East (11.9 per cent)and the South East (10.8 per cent)

• Excluding London and the South East, UKhouse prices increased by 7.1 per cent inthe 12 months to November 2014

• On a seasonally adjusted basis, averagehouse prices increased by 0.2 per centbetween October and November 2014

• In November 2014, prices paid by Prst-time buyers were 11.0 per cent higher onaverage than in November 2013. Forexisting owners, prices increased by 9.5per cent for the same period

First reading of theSelf-Build and CustomHousebuilding Billtook place on 12January. This stage for-mality signals the startof the Bill's journeythrough the Lords. The second reading,which will be a gen-

eral debate on all aspects of the Bill, is yetto be scheduled.The Private Members’ Bill, sponsored

by Richard Bacon MP (pictured), will placea duty on local authorities to keep a register

of individuals and community groups whohave expressed an interest in acquiring landto bring forward self-build and custom-buildprojects. They will also have to take accountof and make provision for the interests ofthose on such registers when developingtheir housing initiatives and local plans. Thisit is hoped will also encourage volumehouse builders to include self-build and cus-tom-build projects as part of their affordablehousing obligations. As chairman and founder of the All Party

Parliamentary Group on Self-Build, CustomBuild and Independent Housebuilding, MrBacon believes that his Bill will offer greater

affordability and choice to prospective ten-ants, as well as to would-be homeowners. Speaking about his Bill Mr Bacon said:

“I am delighted that the House of Commonshas agreed to the passage of my Bill. Thereis now a serious prospect of the Bill becom-ing law.“I am very pleased that Lord Best has

kindly agreed to help steer the Bill throughthe House of Lords. Lord Best is a highlyrespected Pgure with many years of experi-ence and great expertise in the housing sector. I look forward to working with him tosecure the passage of the Bill through theUpper House.”

Back in 2011 a government Task Groupembarked, with industry, on a four-year pro-gramme for construction sector modernisation.The programme’s key objective is to reducecapital cost and the carbon burden from theconstruction and operation of the built envi-ronment by 20 per cent. Central to theseambitions is the adoption of information richBuilding Information Modelling (BIM) tech-nologies, process and collaborative behav-iours that will unlock more efPcient ways ofworking at all stages of the project life cycle.Set up at the prompting of the government’s

BIM Task Group to promote the take up of Level 2 Building Information Modelling(BIM) among housebuilders, architects, theself-build community and social housinggroups BIM4Housing are building evidenceof the benePts of using BIM to the homebuild-ing community. They are also collecting case studies from

the homebuilding community; liaising withand sharing best practice with other functionalBIM groups, including BIM4 manufacturers,and other geographical BIM4Housing groupssuch as the US and European equivalents. BIM4 is now spreading this knowledge

around the UK homebuilding community andto achieve this has been running a series of conferences around the country where thePrst fruits of the information gathering havebeen disseminated.The conferences were structured to allow

an insight from every part of the housing‘value chain’ with an emphasis on benePts.Each conference was opened by a presenta-tion from architects PRP who demonstrated thechallenges and benePts of adopting BIM. PRPhas developed BIM case studies from a rangeof domestic schemes and has identiPed ben-ePts including the reduction in professionaltime on projects and improved interactionwith clients. Attendees at the conferences also heard

about BIM Telford Homes and Wates casestudies. The homebuilders have been able to describe the real world benePts of BIMprojects spanning small bespoke housingschemes, larger developments, through tohigh rise apartment buildings. The BIM bene-Pts described by Wates’ Chris Barker andTelford’s Mark DufPeld demonstrated howconsistency between developments, increa-sed clarity in the speciPcation and tenderingstages, dramatically reduced error levels onsite and created more effective communica-tion between contractors and architects.Discussion among conference participants

focused in on the upfront time and cost of

implementing BIM, including the cost to pur-chase software and train staff to use it. Theconstruction sector professionals describingcase studies have emphasised that all func-tional and process improvements in any indus-try will take time and attract cost to implement.BIM is no different, but benePts can accruequickly, particularly in the design and speciP-cation stages of any housing project.Legal contributors from DLAPiper and

Trowers also outlined the contractual and lia-bility implications of BIM adoption. In partic-ular they highlighted where professionals canassume legal issues are the same, and wherethey differ in the new BIM world. At each ofthe conferences there was engaged discus-sion about ownership and liability of datawithin the BIM world, notably where modelswere passed onto social housing and build-ing management groups, to use for managinghousing stock. Contributions from Andrew Orriss of

SiG360 described how the component man-ufacturing industry is joining the BIM party,and examined the state of play in availableBIM component supply. Happily for the hous-ing industry, the volume of BIM componentsis growing rapidly. Conference discussioncentred on the volume of data being createdin models that work with BIM components,especially as many participants were con-cerned that models had become unwieldy. BIM4 Housing has committed to work with

BIM4Manufacturing to address these con-cerns and to ensure that the data BIM com-ponents make available is relevant to the

stage. There was general consensus that Level3 BIM, where models will be increasinglyconnected to online applications, will solvesome of these issues by ensuring data is heldin the cloud, not in the models.As part of the wrap up to each conference,

BIM consultancy Exitech has reviewed theprocesses by which BIM is adopted in variousindustries and applied the logic to homebuild-ing. The next steps for BIM4Housing will bethe publishing of a benePts matrix based onthese Pnding so that every player in the hous-ing sector can clearly identify the benePts thatthey should seekConcluding the conferences Nigel Walley

from the Chimni project, which is looking atthe next stage of BIM – Level 3, discussedhow the data created in the housing industrycould be made available to homeowners andtenants as part of online services and inter-faces. The limited impact, outside of socialhousing, of the facilities management industryon homebuilding was identiPed as an arealimiting the appeal of a technology like BIM,where normally the O&M stage generates sig-niPcant benePts. Nigel also made the case that BIM data

was just one component of the coming SmartHome revolution and that the industry musttake control of this data now, rather thangiving control of it to players like Google,and Apple.The success of the conferences and

demand for spaces has encouraged thedevelopment of a new round of BIM4 ses-sions now being planned for 2015.

With limited availability of land and smallerplot sizes more developers and custom-builders are extending living area space bybuilding below ground. With basements becoming an increas-

ingly common feature in both refurbishmentsand custom-build projects the NHBCannounced details of its new StandardsChapter to improve their quality and build.BenePting from the growth of interest in

basement construction Steve McStea fromAdvantage Basements explained: “Ourorder enquiry rate has more than doubledin the last two years. The average value ofeach project we accept has gone from£120,000 to £300,000 in the sameperiod. We are recommended andapproved Delta Membrane authorisedinstallers. This guarantees the waterproof sys-tem for 30 years. The largest project we

have completed so far was 3,500 sq ft.”However, some builders are not as expe-

rienced as specialist companies likeAdvantage Basements and the NHBC hasreported that between 2005 and 2013,waterprooPng below ground structure claimscost the housing industry £21 million, andaffected almost 900 homes. The NHBCChapter 5.4 ‘WaterprooPng of basementsand other below ground structures’ is aimedat improving the quality and robustness ofbelow ground waterprooPng, resulting inreduced need for remedial works, costs anddisruption to homeowners.Explaining why the new standards are

essential the NHBC Head of House-BuildingStandards, Mark Jones, said: “The newchapter introduces signiPcant changes in theway the housebuilding industry considersbelow ground waterprooPng, including

an up-skilling of designers and installers andchanges to future designs.”

The Birmingham ofPce of civil and structuralengineers Thomasons has won a reg-ional structural award from the Institution of Structural Engineers for its role in designinga highly sustainable family home -–‘Home4Self’ – in partnership with Axis DesignArchitects.The winning project was the brainchild of

Rob Annable, director at Axis DesignArchitects, whose vision was to create ahealthy, comfortable and low-energy housefor his family, in Wolverhampton. David Sharpe, an associate at Thomasons,

was chosen as his project partner due to hisexperience in designing low energy homes.As one of very few UK engineers qualiPed asa CertiPed Passivhaus Designer, David incor-porated some of the design approachesdeveloped by Germany’s Passivhaus Instituteto create a house with outstanding energy efP-ciency. For example, the home targets a totalheating demand of just 30kWh/m2 per year,which equates to an estimated cost of just£275.Rob Annable explained: “The support pro-

vided by Thomasons for this unusual and chal-lenging project was excellent. They success-fully helped to resolve numerous complexdetails using innovative materials, ensuring thequality of the design and technical perform-ance was achieved.Working with an engineer who is a

CertiPed Passivhaus Designer, and under-

stands how to integrate robust design method-ologies to achieve low energy performance,was invaluable.”The award, in the sustainability category,

was presented to David Sharpe, by CraigMcFadyen, regional chairman of theInstitution’s Midland Counties Regional Group.

Speaking about the award CraigMcFadyen said: “We were very pleased torecognise Thomasons’ project as part of ourMidlands Counties Awards, which celebratethe range of skills that characterise the struc-tural engineering profession in the Midlands.Home4Self was a worthy winner.”

Communities in England will now haveinformation about planning at their Pngertipsthanks to a new Plain English guide to thePlanning System.

Produced by the Department forCommunities and Local Government theguide explains how the planning system inEngland works. However, it is only intendedto give an overview and does not set newplanning policy or guidance. Planning guid-ance can still be accessed online via thePlanning Portal.

The guide offers a quick and easy expla-nation of how the planning system works,how local and neighbourhood plans arewritten and adopted, and how to go aboutobtaining planning permission.

This could prove very useful for communi-ties wanting to have their say over the futuredevelopment of their local area as the guideclearly explains the opportunities for local

people to get involved in the debate overwhat is built in their neighbourhood.

The guide forms another part of the government’s wide-ranging reforms of theplanning system, which has included abol-ishing Regional Strategies and giving localpeople a greater say over future building in their area.

Housing and Planning Minister BrandonLewis explained: “The previous system oftop-down targets left residents powerless inthe face of local development – our reformshave reversed this, and put people back in control.

“People are already voting with their feet,with 1,200 communities involved in neigh-bourhood plans, and 80 per cent of author-ities have published a local plan – this plainenglish guide gives all the information any-one would need to get involved in the localdecision-making process.”

When it comes to deciding how you want toopen up the back of your new home, there isa key question for every budding self-builderto ponder – do you choose a door whichfolds and slides, or do you choose a doorwhich only slides�

Howard Hirst, sales director for multiaward-winning PVCu brand Liniar, looks at themain differences between contemporary ‘foldand slide’ bi-folding doors and the more traditional ‘sliding’ patio door, including a few tips on what to consider when makingyour decision.

“Bi-fold and patio doors are both excellent,elegant additions to anyone’s home, but thereare two key things to think about when con-sidering which would be the right one for you.

“The Prst is available space, both insideand outside the home.

On 9 January the Health & Safety Executive(HSE) published its draft guidance to the proposed Construction (Design and Manage-ment) Regulations 2015. Set to be introducedon the 6 April 2015, the new regulations arechanging the way in which health and safetyis dealt with from pre-construction phasethrough to completion.

The guidance follows the consultation doc-ument issued last year which had the intentionof revising the existing CDM regulations tomore accurately reQect a European Directive,commonly referred to as the ‘construction sitesdirective’. It was felt that the existing standardcarried excessive bureaucracy and was acco-mpanied by an overly complicated approvedcode of practice.

The new information provided by HSE inadvance of the regulations is presented as alegal guidance document and a suite of sixindustry guidance notes; Pve targeted at thespeciPed duty holders (clients, contractors,designers, principal contractors and principaldesigners) and the other at workers.

So what is changing�While the technical standards set out in Part4 of the current regulations have essentiallyremained unchanged, the key changes lie in the removal of the CDM co-ordinator roleand the re-allocation of their duties, plus theintroduction of a new duty holder; the princi-pal designer.

With the CDM co-ordinator removed,many of the duties previously placed uponthem are expected to be performed by eitherthe sole designer or the principal designer.This means that the responsibility for the coor-dination of construction health and safetyinformation during the pre-construction phasenow falls to them.

This includes identifying, eliminating or con-trolling foreseeable risks as well as ensuringthat relevant information is passed to other

duty holders. They will also be responsible forensuring that the Health and Safety File is pre-pared and passed onto the client at the endof the project.

The second key change is that the new reg-ulations will, for the Prst time, place dutiesupon ‘domestic clients’ (i.e. homeowners).When working on a project for a domesticclient the role of designers, principal design-ers, principal contractors and contractors isgenerally no different to their role when work-ing for a commercial client.

However, under the new regulations thedomestic client would normally transfer theirduties to the contractor/ principal contractoror the principal designer.

From a design perspective, it is also impor-tant to note that design teams will need to bemore risk aware when considering schemes;not only for those risks arising from what theypropose to construct, but also from the existingbuilding or site’s current conditions.

They will be responsible for ensuring that this information is passed to the construc-tion team.

And what does this mean�The new regulations introduce a requirementfor a construction phase plan (CPP) to be pro-duced for all construction projects – whetherthat is retiling a bathroom or building thetallest skyscraper. In the new guidance HSEstate that the size and content of these willneed to be determined by the levels of risk.

All of this may be somewhat daunting forthose contractors used only to working ondomestic projects, particularly as there is cur-rently no legal requirement for a written health

and safety policy or record of risk assessmentsfor companies with less than Pve employees.Under the new regulations, however, thereare no exemptions and a construction phaseplan will need to be in place for all projects.

Clearly this will lead to an increase in theamount of paperwork some contractors willneed to produce, especially when working ondomestic projects.

This is likely to incur additional costs whichwill need to be included within the projectbudget.

When do the new regulations come into effect�From 6 April only those projects lasting longerthan 30 days and which involve more than20 persons, or those involving more than 500person days will need to be notiPed by theclient to the HSE.

A transitional period will run for six monthsfrom 6 April 2015 to 6 October 2015. Thiswill enable existing project teams to put inplace arrangements to comply with the newregulations without jeopardising health andsafety during the interim.

While the guidance may still be subject tochange following parliamentary approval, ithas been provided at this stage to enableduty holders to familiarise themselves with theproposals and get prepared for the changesbefore they come into force.

So use this time wisely, ensure you and yourcontractors are informed and where neces-sary, sufPciently trained to undertake their newresponsibilities ready for 6 April.

A current hot topic for discussion with self-build projects is whether to use a main con-tractor (builder) to employ tradesmen andoversee the build, or for the client to liaisedirectly with the tradesmen. This is simplytermed main contractor v trade by trade”.

The great advantage of the main contractorroute is that the builder takes responsibility foreverything on-site acting as the project man-ager.

In this option there is the need for a contractadministrator, who ensures the terms of thecontract are adhered to.

These include checking on the quality,progress and costs on-site and are independ-ent of the building work. If a standard form ofcontract is being used, then the contractadministrator will be named. This is often,unwittingly, assumed by the client and it isadvisable to speak to an independent projectmanager or your architect before assigningthis role.

In the trade by trade route, the client con-tract is directly with the tradesmen. If using aproject manager, they will have sole respon-sibility for managing the tradesmen.

The big difference between the two routesis risk. The construction risk is assumed by theclient in the trade by trade route, but the clientsaves the main contractor’s premium.

Other considerations are:• Contract – under a main contractor

arrangement there is a standard form ofconstruction contract. Under a trade bytrade route there is probably a simpleexchange of letters/emails.

• Retention – under a main contract there isa retention with the builder – typically Pveper cent of money is held back until completion when half of the retention isreleased. At the end of the defects periodthe other half is released. With the tradeby trade approach there is generally no retention.

• Defects period – with the main contractorthe builder returns at the end of the periodto correct any defect – incentivised to dothis because the client holds the retention.With the trade you have no retention andrely on the tradesmen’s goodwill.

Clients often opt for the trade by trade route if

they are buying a large element of the buildfrom their own source (i.e. timber frame) andwant a team created around this element.They may also know some of the trades, or,crucially, for the build to proceed they needto save the main contractor premium. It is alsoimportant that any clients using a project man-ager are reassured they are acting independently from the trades usedand that a Pxed fee is agreed rather than a percentage.

Understanding the pros and cons of themain contractor v trade by trade routes willensure a client has conPdence in making aninformed choice and ultimately the right deci-sion for them.

What is renewable heatRenewable heating solutions such as heatpumps, solar technology or biomass boilersare proving increasingly popular on self-build schemes.

With details of the government’s Renew-able Heat Incentive (RHI) now conPrmedand the scheme set to start in spring(although funding has been available for all eligible installations since 15 July 2009), householders can now install with conP-dence knowing they will be rewarded with attractive tariffs for the renewable heat they generate.

One of the main technologies included isheat pumps, which extract warmth from theground or ambient air and compress it, rais-ing the temperature sufPciently to run a heat-ing system.

What’s the differencebetween air sourceand ground sourceAs the names suggest, air source heat pumpsystems take energy from the air and groundsource systems use the earth’s own energy.

The biggest difference when installing thetwo systems is in the space required. Airsource systems are perfectly suited to domes-tic use because they require a minimal external footprint. A ground source systemrequires internal space to house the heat

pump and a large external space or deepbore hole drilling for ground collectors,which can prove expensive.

Both technologies are eligible for the gov-ernment’s Renewable Heat Incentive (RHI)scheme, which offers householders regulartariff payments for the renewable heat thatthey generate.

Do I need planningpermissionIn most cases air source heat pumps do notrequire planning permission in England andScotland as long as they meet certain criteria, such as the size and location of the product.

Ground source systems are generallyallowed as permitted development inEngland, Scotland and Wales.

Remember that both air source andground source heat pumps require planningpermission in Northern Ireland, while anyone looking to install an air source heatpump in Wales must apply for planning per-mission too.

What do I need toknow before I installThe important thing to remember with heatpump systems is that they work more efP-ciently at lower output temperatures. Thismeans that the choice of heat emitter –whether radiators, underQoor heating or spe-

cially designed low temperature radiators –is crucial to the ongoing performance andrunning costs of the system.

Heat pumps which feed a low tempera-ture system such as underQoor heating or fan assisted radiators will benePt from a better performance and lower running costs. Good insulation is key too in order to prevent heat loss, so make sure your new extension is suitably insulated and draught-proofed.

We would always recommend lookingfor an installer who is MCS accredited,which is a requirement in order to be eligi-ble for RHI funding, and make the most ofonline support from manufacturers too.

How much will it costInstalling a typical air source heat pump system can cost between £8,000 and£14,000 depending on the property, butthe combination of lower energy bills andadded income through the RHI schemecould see higher efPciency models payback in as little as Pve years.

Ground source heat pumps are inevitablymore expensive to install but with biggercost savings and higher RHI payments, the payback period could be as low as four years.

Running costs will vary depending on anumber of factors – including the size of yourextension, the level of insulation and whattemperatures you are aiming to achieve.

Having lived in South Cheam, a townperched on the border of Surrey, for thebest part of 12 years, Ray Bull – the

owner and developer – was keen to develop aparticular plot in this area with a property aimedat modern day living. After spotting the ideal plot for his house

approximately six years ago, Ray had to waitfor three years until February 2012 before hecould secure it and begin to replace the original“run down bungalow” with a sizable modernproperty. The venture was made possible bythe plot becoming available after its previousowner’s business ran into difMculties and Ray, atthe time, was fortunate enough to be able todevelop it. “Opportunities like this in the areaare very far and few between,” says Ray. The plot, located on a tree-lined road, is .35

of an acre and situated in one of South Cheam’smost desirable areas, with the majority ofhouses being substantial in size. The build, tak-ing only 15 months to complete, comprises ofa 6,000 sq ft property with ample open planareas and lots of glass, ideal for modern dayliving. “We wanted to create a terriMc livingenvironment with certain features that relate tomodern day living,” says Ray.Ray and his wife Jill both wanted the des-

ign to cater for a modern family. They took inspiration, he says, from a number of holiday

rental homes in Florida. They didn’t fancy theidea of having corridors so they made thewhole property accessible from a large gallerystaircase. “Although the house is very large, thisdesign makes you feel engaged with the wholehouse as a family,” Ray says. The property consists of six large sized bed-

rooms, four bath/shower rooms, three recep-tions rooms, kitchen (with KitchenAid appli-ances) family room and utility room. It includesunderNoor heating, aluminium double glazingand solar panels, along with an electric doublegarage and landscaped grounds with adetached studio. Other features include a gym with a rowing

machine, a stationary bike and table tennis.Ray was looking for a clean, minimalistic

approach but he incorporated some interestingfeatures throughout. The master bedroom, forexample, has a dressing area behind the bed.“It was such a large room that we needed toincorporate more features, rather than havingthe dressing room as a standalone,” he says.The kitchen is the family’s favourite room.

“Most of our time is spent as a family in thelarge kitchen/breakfast room,” says Ray. "Butwe have had some great dinner parties in the dining room and the boys love to watch all thesport up in the media room." Ray and his architect, Rick Gamble, along

with some input from Jill, worked together tocreate this large detached property using a sim-ple design. He says that he wanted to create“something simple in its construction terms buthighly desirable in its design terms.”

Ray outlines that “the actually basic design ofthe house is divided into three, 6m [parts]…there is concrete Noors and the maximum widthyou can have a standard domestic concretebeam is 6 m… and they range from about 10or 12m deep”.

The architect had worked on many similarlysized projects previously and coupled with Ray’s desire to keep the design simple, it helped ensure they were both “singing from thesame sheet.”

Although Ray has some experience in theconstruction industry he is quick to admit he wasout of his depth in this particular project. "I dohave some experience of building from the pastbut nothing on this scale,” he says.

The symmetrical simple design of the houseallows for fantastic open spaces. These openspaces enabled Ray and his architect to be Nex-ible about how they set out the interior of thehouse. Ray comments that the open spacehelped allow him to “mix and match where you

put walls and doors and other features.” But he faced difMculties too. Ray says that a

particular challenge of the project were someinitial issues with obtaining planning permissionand some minor changes with the budget. Inrelation to the planning permission the originaldesign of the property included a front elevationin which two gables were stepped in from themain house. “The Mrst application we put in the planners

weren’t happy with, they decided it didn’t reallyMt the plot,” he says. The planners' main concernwas how the property Mtted in relation to theproperties on either side, and “how it Mts thestreet scene”. But following a successful meetingbetween Ray and the planners, the design was

slightly altered so that the front elevation ran inparallel with the main house, resulting in anincrease in the property size by 400 sq ft.“We actually met with the planners on site to

discuss ways forward and it was a very produc-tive meeting,” says Ray. The changes recommended by the planners

did not alter the visual appearance or internalstructure of the building, something which Ray was very happy about. The planning permission process for Ray only took Mve monthsin total, having applied initially in April 2012 and been granted planning permission in September 2012.The construction work services were kept

property was his wife’s cousin and subsequentlythose involved in the groundworks and roof con-struction were people recommended to him byhis builder.

He admits that for a project of this scale tosucceed there are three main elements involved.Firstly, getting the right people involved is keyand “paying them a fair price for what they do”,followed by ensuring they are organised in amanner in which the work Nows. Ray consid-ered himself the conductor of the orchestra andhis main role involved guaranteeing that “every-one got what they needed at the right time andmaking sure they got the right materials.”

It only took 18 months for Ray to move in,

which meant it was a relatively fast process fora house of this scale. He says that originally liv-ing only two miles from the plot and having thefunds available to buy it were key to the speed-iness of the project completion.

When discussing what he likes most aboutthe property he highlights the full height ceilingand staircase that creates a "wow factor" onentering the building.

“The ceilings on the ground Noor are 3m andthen they are about 2.6m on the Mrst and sec-ond Noor. When you open the front door the fullheight is 9m.” A spectacular feature is the 240piece chandelier, which Ray put in over a dayand a half. "It required a lot of effort and an

Sustainability in ventilation:why it matters and how to

achieve it

Recent developments in the design andbuild of domestic properties have ledtowards ever more energy ef?cient homes,

which aim for superior thermal performance andfar greater levels of air tightness to minimise heatloss; thereby causing a subsequent increase in the use of balanced mechanical ventilationtechnologies. This adoption has also been rein-forced by changes to building regulations PartsF and L, which are driving the need for goodquality and sustainable ventilation solutions morethan ever before.

These ventilation systems and componentparts must also be highly energy ef?cient if theyare to play a part in reducing a property’s over-all carbon footprint and ongoing energy usage.

How do you ensure the equipment you installprovides a genuinelly sustainable ventilation sys-tem that meets building regulations, is SAP listedand enables you to comply with the Code forSustainable Homes

Let’s start with ducting. The ducting must haveexacting tolerances, i.e. a good ?t of rigidextruded systems. If the duct bows, or looks con-cave, or the wall thickness appears uneven, thetolerances will be too wide. If the duct doesn’tretain its shape, it can be dif?cult to ?t togetherand result in air or condensate loss. Always optfor a duct system which has all the accessoriesyou need to create the ventilation system as awhole and that has been designed to work inharmony as part of a system and ?nally, thirdparty tested for end-to-end system performance.

Alternatively, you might want to consider

semi-rigid duct systems. With a radial systemeach room vent is served by twin or singlesemi-rigid duct which connects to a distributionmanifold, providing a more even airAow. Themanifold is then connected to the mechanicalventilation appliance.

It is vital to insulate ducting in colder areassuch as loft spaces, to remove the possibility ofcondensation forming and to maintain thermalef?ciency, as well as between a mechanicalventilation appliance and the external terminals;this may need to include an integral vapour bar-rier in certain applications. To meet building reg-ulations the insulation material must be of≤0.04W/(m.K) at 25mm thickness.

Which now brings you onto MechanicalVentilation with Heat Recovery (MVHR) systems;MVHR systems work on the principle of extracting and reusing waste heat, such as thatfound in a bathroom or kitchen. MVHR systemsef?ciently pre-warm and ?lter fresh air drawn into the building with waste stale air using aheat exchanger; more than 95 per cent of

waste heat can be recovered by this mecha-nism. The ?ltered, pre-warmed air is then distrib-uted around the home. There are many MVHR systems available

today, but as with most things they vary in qualityand effectiveness. The good news is that the best performing models are easy to identify by theirheat exchange performance and Speci?c FanPower (SFP), which are listed on the ProductCharacteristics Database (PCDB). Other key considerations when selecting

an MVHR unit for maximum sustainability are the incorporation of a summer bypass facilitywhich helps prevent homes from overheating during the warmer months and the type of fan built into the system. To comply with building regulations, using an MVHR or MEV unit with a

low SFP – no higher than 1.5 watts per litre per second (W/l/s) for MVHR or 0.7 W/(l/s) for MEV – is very important. A low SFP results in minimal energy usage and maximised air-Aow performance.Bathroom and kitchen fans also play a key

role in most aspects of domestic ventilation. Sustainable groundreinforcement solutions –solving age old problems

managing a range of landscape and civil engineering projects inboth the domestic and commercial sectors

Ground reinforcement is nothing new, fortime immemorial humans have beenutilising materials so to avoid boggy

conditions underfoot or wheel; typically usingstone or timber to stabilise soil for roads and?ooring. Modern materials now allow us to usesustainable, easy to install products to solve ageold problems. Ground engineering is a specialist subject in

its own right, more information on this subject isavailable from the Institution of Civil Engineers.This article looks relatively at simple groundand embankment reinforcement in the context of what is available for landscape construc-tion projects.

Driveway/parkingreinforcement for gravelGravel driveways can suffer from wear and tearthat can make them unsightly and/or unusableover time. Gravel areas can become rutted andend up with a ‘beach’ effect, where gravel ispushed into ridges resulting in an uneven andunattractive area. Another issue with unstabilisedgravel is that it can be dif>cult to traverse withwheelchairs and baby-buggies. Gravel areas

can also see weed growth and soggy spots ifa suf>cient sub-base or drainage is not installed.Weed growth will result in either laborious handweeding or the application of herbicide. Soinstalling a reinforcing system on a gravel areacan, in the long run, save you time and money. There are a few methods that can be used to

reinforce gravel areas but a common methodwould be plastic grid/cellular systems; thereis an ever increasing amount of these availableand they are sold under various trade names.Most products available from reputable suppli-ers are UV stable, weather and rodent resistantand are often made from recycled materials.One should check that the weight/loadingspeci>cations meet the requirements of the site;often the weight loading limits (typically vehicles)will depend on the sub-base the grids are laidon, in general, greater weight limits require agreater depth of sub-base. Each site will be dif-ferent and factors such as site/local topographyand soil type need to be considered. The rec-ommended subbase for a domestic drivewaywith a cellular reinforcement would be between150 and 450mm. The sub-base depth wouldneed to be increased for heavier traf>c or soilsprone to movement.Another bene>t of cellular systems is that they

can be easily incorporated into traditional orsustainable urban drainage (SUD) systems; if this

is the case then construction methods will needto be adjusted accordingly to incorporatedrainage pipes, grills or storage tanks.Many suppliers offer easy to follow installationinstructions.

Grass reinforcementMost cellular reinforcement systems can also beused to create reinforced grass areas. Such sys-tems, if installed correctly, can offer an almostseamless effect to unreinforced grass areas,such as a traditional lawn. Reinforced grassareas could also increase the sustainabilityvalue when compared to gravel systems.For grass areas there are also a number of

products that can be installed over existing turfand require no excavation; the product can sim-ply be pegged onto existing turf and the grassis allowed to grow through. Such products areoften used for over?ow car-parks and on golfcourses and many have features to increasewheel traction.

Forlarger areas where cellular systems may not becost effective, erosion control products could beused, subject to an assessment of the site and itssuitability for such products. Erosion control prod-ucts are generally cheaper to buy and install asthey can be installed directly ontoa prepared sur-face, rather than having to excavate and lay asub-base. They can of course be much cheaperand more aesthetically pleasing than installingretaining walls. There are a large number of products to

choose from, with most sold in rolls that areopened up and pegged to a soil surface. Somecontain synthetic materials, others are 100 percent natural and will biodegrade over time, suchas coir or jute based products designed to easeestablishment of plant material, like grass or

groundcover-herbaceous plants or shrubs: theplants roots then become the slope support. For larger slopes, stabilisation can also be

achieved by using honeycomb type products.One only has to watch Grand Designs orsimilar TV shows to see that typically commercialproducts are now being used much more fordomestic applications; and there is no reasonwhy these products cannot be used in a domes-tic setting if the need exists and the site allows.Key reasons for using this type of product wouldbe to reduce erosion, add stability to the slope,to increase the useable area on a site and tobetter manage rainwater. And for those whothink using commercial products is above theirlevel of DIY knowledge, well, thesuccess of these products is due to the ease andrapidity of installation on commercial projects.

4oor heating systems are becoming increasinglyfavourable. The bene3ts of under4oor heatingare endless, not only does it save money but italso has signi3cant health and well-being bene3ts.

Under4oor heating systems use radiantenergy instead of convection currents used bymodern convection radiators. Convection resultsin the 4oor being the coolest part of the room,leaving a mass of warm air at ceiling levelIt also picks up 3ne dust particles from the 4oorand distributes them into the air and over furnishings.

By heating almost entirely by radiation, under-4oor heating is the most natural, ef3cient andcomfortable form of heating. With under4oorheating the whole 4oor becomes an emitter forthe radiated heat, the energy reaches into everycorner of the room or space evenly, giving aconsistent temperature throughout the room,which means no cold spots, no warm ceilingand no cold feet! It also retains heat for longerthan a radiator after the system has beenswitched off.

The large surface area of the 4oor means thesystem does not have to be heated to the samehigh temperatures as a radiator. By distributing

heat through the use of lower operating temper-atures, under4oor heating can reduce runningcosts by up to 30 per cent. A further 3nancialbene3t of under4oor heating is that it is has nomaintenance costs; this is because the systemhas no moving parts. Cost ef3ciency is alsoboosted by minimising waste energy. Under4oorheating allows different rooms to have differenttemperatures, which is achieved by thermostatsthat allow independent control.

Aside from being a great way of minimisingcosts, under4oor heating is healthier for its envi-ronment. Reduced air movement means a reduc-tion in dust and airborne germs so that homesare cleaner and healthier, which is good forthose with asthma or allergies. Under4oor heat-ing also reduces the moisture content in theroom, which further reduces the presence ofdust, as the dust mites cannot survive as wellwithout moisture. It is also effective in reducingthe problems in dwellings caused by damp.

A further bene3t of under4oor heating is itssafety. Safety features such as lower runningtemperatures and no protruding radiators haveresulted in under4oor heating being the numberone heating choice for hospitals, schools andcare homes.

Under4oor heating is one of the most versatileheating options available on the market today.Due to its low 4ow and return temperatures itcan be combined to work with many renewabletechnologies, for example heat pumps, biomassboilers or solar thermal systems. This allows fur-ther reductions in energy costs and carbon foot-print. It can be installed in new builds or retro-spectively, making it an option for most buildingprojects. The uses of under4oor heating are end-less – it is even being used on farms to heatgreenhouses and grow tomatoes!
