Agarwood and Atherton, in Elmshott Close, Penn, are truly our ‘Flagship’ new homes.When we assembled the most imaginative and creative team we could find, the brief wassimple, explore every facet of design, technology, style and value, and create two stunningnew homes, the like of which will be hard to find in the whole of Buckinghamshire.Artworks have to be first imagined, then created, by hand.

The development site is some 1.2 acres in size, so each home sits comfortably in itsown grounds, with privacy and exclusivity as standard. The level of specification we have included has been created with attention to detailin every area, from the bespoke kitchen designs, glazed entrance hall, state of the artlighting, to the unique first floor balconies, we have thought everything through. Wehave made Agarwood and Atherton virtually maintenance free, energy efficient andtimeless, good design never goes out of style.We are available to discuss any aspect of these exciting new homes with you, and weare confident when we say ‘design beyond expectations.’

Set in the beautiful countryside of South Buckinghamshire, withthe Chiltern Hills on the ridge, and the River Wye at the base,Penn village enjoys an historic and enviable location.

Penn grew in reputation and prosperity from the production ofhand made tiles. The deposits of local clay ensured a thrivingbusiness and work for local people. Tylers Green, which links toPenn, still bears the name, believed to refer back to this localhistory. In the 19th Century, South Buckinghamshire grew instature with its reputation for furniture manufacture. Penn alsogrew, but at a gentler pace, and offered a tranquil alternative tothe hustle and bustle of town life. This choice still exists today,and Penn is a highly sought after village in which to settle.

Penn is extremely accessible, thriving, and offers many localamenities. Access to major towns and transport links is extremelyconvenient with Beaconsfield and High Wycombe within easyreach. Both towns provide fast train links to London Marylebone.(Approximately 30 minutes with up to four trains every hour). TheM40 motorway is just a short drive away (junction 3 some threemiles away and junction 4 approximately four miles) from eitherjunction, the national motorway network links in.

The village itself is home to Tylers Green Middle School, locatedjust off the Green, Saint Margaret’s Church, several local storesand public houses. The village pond stills provides shelter for thelocal ducks. Secondary schools with the highest reputations arealso within a short drive or bus journey. The Royal GrammarSchool, Beaconsfield High School, Wycombe High School, andWycombe Abbey School are all highly regarded

Beaconsfield, only about three miles to the South offers many fineshops, from designer boutiques to Waitrose and small craft shops.High Wycombe, some four miles to the West, with its new EdenCentre, has nearly every major retailer located there, along withcinemas, parks, Historic buildings and several sports facilities anda Tesco superstore. Even nearer to home, Hazlemere golf club isonly a few minutes away.

After only one visit to Penn, the lifestyle, convenience andenvironment could become irresistible.

SPECIFICATION ~ AGARWOOD AND ATHERTON

LIGHTING AND ELECTRICAL• A state of the art electrical installation features;• Clipsal digital lighting ~ a fully programmable system.

This allows for occasion or ‘mood’ lighting (includingwall lights) and is controllable from anywhere in theworld, via the internet. Turn on the path lights before you set off for home. It is easy to use and highly energyefficient.

• The LED lighting throughout each home can savesignificantly on energy bills, requires virtually nomaintenance, and gives the same light output as standardbulbs

• CAT 5 data cabling is installed as standard, as are smokeand heat detectors.

• External lighting ensures exacting illumination is availableto all the balcony, terrace, pathway and drive areas.

• 2 amp lighting circuits are carefully located to allow foroccasional lighting.

HEATING• An underfloor heating system with thermostatic control
