SituationElysium is set on the West facing slopes of the Cotswold Escarpment found to the East of Charlton Kings in an Area of Outstanding Natural Beauty, with superb views across the town and to the hills beyond.

Cheltenham is famed as one of the most complete Regency towns in England and historically the original and most fashionable spa.

Less than a hundred miles from London it nestles beautifully between the Cotswold Hills and the Wye Valley, and is home to numerous prestigious schools including Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar which recently topped the national GCSE schools league table.

Now a highly sought after place to live (voted the number 1 place in the United Kingdom to bring up a family by the Telegraph early in 2015), the town is well known for its grand houses set amongst formal avenues and beautiful garden squares.

For those with a taste for the fi ner things in life, there are Michelin starred restaurants, numerous bars, stylish shops and salons aplenty. For art and history lovers there is The Wilson, Cheltenham’s newly refurbished museum and art gallery, whilst Cheltenham also has a thriving cultural scene that includes two concert halls and three theatres. There are the numerous festivals such as The Wychwood Festival, the festivals of literature, science, food and drink and, perhaps the pinnacle for some, the jazz festival, which has historically attracted such known performers as Van Morrison, Jamie Cullum and Jools Holland.

Undoubtedly for many more, the highlight of the year is the annual racing festival culminating with the Cheltenham Gold Cup, the blue riband event of the national hunt calendar, and an attraction that draws the public to the town year after year.

DescriptionElysium is an award winning detached contemporary house found on the slopes of the Cotswold Escarpment with spectacular views to the West. Set at the end of a long drive, the house is found amidst about 1.8 acres of gardens and grounds, including a wonderful private courtyard garden immediately to the rear of the house with high Cotswold stone walls and a central water feature. To the side of the house is a large parking area and detached double garage.

The house is stunningly designed in a combination of glass and Cotswold stone with wood accents, and situated so as to take full advantage of the views including the majestic sunsets, enjoyed particularly from the principal reception

rooms as well as the sun terrace which stretches along the majority of the Western elevation.

Internally, the house is immaculately presented, with the highest attention to detail, wonderful features and quality craftsmanship. Worthy of particular mention is the contemporary kitchen with integrated Gaggenau appliances, fabulous bathroom suites with freestanding baths, the fl oating staircase and the technology installed including integrated music system, alarm and underfl oor heating. Additional technology includes the incredibly effective heat recovery system all controlled from the plant room on the lower ground fl oor.

The main entrance door is via the courtyard in to a reception hall to the side of which is a cloakroom and beyond the utility/ boot room. Straight ahead is the wonderful fl oating oak staircase with glass balustrades leading down to the lower ground fl oor level.

The hall opens in to versatile reception area with fl oor to ceiling glass doors looking out onto the sun terrace and the views beyond. The space is divided by a double sided enclosed gas fi re at the heart of the room, separating the current drawing room from the kitchen/dining room. The magnifi cent fi tted kitchen has a central island unit and the dining area has two sets of sliding glass doors, one to the sun terrace and one to the courtyard.

From the drawing room is access in to the study, again enjoying the view, and the master bedroom suite with a dressing room and an outstanding en suite with walk in shower and freestanding bath.

Downstairs in the lower ground fl oor are two further bedrooms, both with en suite walk in showers and freestanding baths. A cosy family room leads in to a further reception room, currently used as a gymnasium, beyond which is a large walk in store room. Behind the main staircase is the plant room and a secondary cloakroom.
