Encompass Administrator Checklist for the 21.3 Major Release Ellie Mae recommends that your Encompass administrator, or members of your company configuration team, review and adjust the

Encompass settings listed below to support the policies and procedures you use when working with your installation of Encompass Core. This

checklist is a supplement to the official Encompass Core Release Notes, which is accessible in the Ellie Mae Resource Center. Most tasks listed

below are performed in the Encompass Admin Tools or in the Encompass Settings:

▪ To access the Encompass Admin tools, click the Start menu or Start icon on your Windows task bar, navigate to the Ellie Mae Encompass

program folder, and then click Admin Tools.

▪ To access the Encompass Settings, click Encompass on the menu bar in your Encompass application, click Settings, and then use the

navigate panel on the left to navigate to a setting.

Support for 0% Interest Loans and Simple Interest Amortization

Encompass now supports simple interest amortization and 0% interest payment loans for lenders originating down payment assistance loans for affordable housing. Admins should review the Working with 0% Products guide to familiarize themselves with the new options available to them.

Admins will need to ensure team members are aware of how 0% loans are presented from a disclosures standpoint in the projected payments table. These loan options will still require Notes and Mortgages from the State Agencies, which include language around loan payment terms and forgiveness requirements.

Home Equity and HELOC Loans

Encompass now supports HELOCs and closed-end home equity loans (HELoans) using the URLA 2020 forms.

Admins should review

the Working with Home Equity

Loans and Lines of Credit guide for detailed information.

Users will need to review changes implemented on the URLA 2020 forms to support Home Equity and HELOC loans.

Hybrid eClose with eNotes

A new hybrid closing with eNote option is now available when sending an eClose closing package from Encompass.

Admins should review the Encompass eClose User Guide for complete instructions in how to properly implement eClose with eNotes in Encompass, including but not limited to, new admin tool settings around eClose, new eNote tab within eFolder, Persona settings for eClose, etc.

Users will now be able to store loan notes electronically within the Encompass loan file (eNote) and have it registered with MERs. Encompass users can view the eNote from within Encompass and perform additional tasks such as transferring the eNote, sending an electronic copy to a recipient for review, viewing an audit trail or transaction history for the Note, and reversing the registration if needed.

Support for New Lock Update Lock Request Type

Various updates have been made for rate locks and the Secondary Lock Tool, including the term “Active Re-lock” being replaced with “Lock Update” in various Secondary Setup settings to avoid confusion over an active re-lock and an inactive re-lock.

Admins should review updates to the Secondary Setup Settings and the Lock Request Form.

Encompass users will see changes to the Secondary Setup Settings and the Lock Request Form that will avoid confusion over active re-locks and inactive re-locks by updating naming conventions.

New Closing Costs Estimate Expiration Time Zone Field

A new Closing Costs Estimate Expiration Time Zone drop-down list (field ID LE1.XG9) has been added to Loan Details section of the Loan Estimate Page 1 input form.

Admins will need to give permission to have access to this new field and train other users on how this field is populated.

Encompass users will see the new field LE1.XG9 on the Loan Details section of the Loan Estimate Page 1 just below the rate lock information fields.

Encompass Investor Connect: New Set of Repeatable Fields to Track Delivery Statuses

A new set of repeatable fields has been created to enable a lender to view the history of delivery statuses for a loan that was sent to a partner via Encompass Investor Connect.

Admins will need to give other users permission to access the new set of fields. Admins should add these fields to custom input forms and the Encompass Reporting Database as needed.

Users will now have access to new set of repeatable fields that can be added to the Encompass Reporting Database, custom input forms, and reports.

New Windows Operating Systems Now Supported

The following Windows Operating Systems are now supported by Encompass:

• Windows 10, version 21H1

• Office 365, version 2106

Admins should refer to the System Requirements and Compatibility Matrix to ensure all user’s PCs meet Encompass system requirements.

Admins should ensure all users are on a “Supported” version of Windows. Users running Windows that are listed as “Not supported” means that we have not tested and do not support usage of the Windows version with Encompass 21.3.

New API Users Now Assigned 'Full Access' for Encompass Log In

New API users are now assigned with the Full Access option for SSO by default.

Admins should review the Encompass release notes for detailed info on API users being assigned Full Access for SSO.

Starting with Encompass 21.3, new API users will be assigned with the Full Access option by default. API users can no longer be assigned with Restricted Access. This prevents login issues for API users who were being assigned ‘Restricted Access’ by default when their parent organization was set to ‘Restricted Access’.

All existing API users created prior to Encompass 21.3 who are currently assigned with ‘Restricted Access’ will also be updated to ‘Full Access’ upon upgrading to Encompass 21.3.

New "TPO Action" Added to Business Rules Settings

Admins will need to configure business rules as needed.

New Alert: General QM Price Limit Exceeded

A new General QM Price Limit Exceeded alert is now provided in Encompass Settings. This alert is set up by default to trigger when the loan pricing exceeds the limit for General Qualified Mortgage (QM) and the Use Price-Based General QM option (field ID QM.X383) is used.

Admins will need to review all the field triggers for this new alert.

The alert displays on the Pipeline and on the Alerts & Messages tab in the Log.

Persona Settings: New Options Added for Encompass LO Connect

On the LO Connect tab in the Personas setting, new Workflow Tasks Tool and Services options are now provided.

Admins will need grant permissions for various Personas to have access to Workflow Tasks Tools and services.

Admins will need to update these settings if they would like users to have access to these features in Encompass LO Connect.

Administrators can select Change Due Date, Change Due Date for My Tasks, and Change Due Date for All Tasks options to enable users to change these dates for tasks and sub-tasks in loan files in Encompass LO Connect.

In addition, new Services options have been added to enable administrators to assign user access to the All Services and Underwriting Center screens in Encompass LO Connect.

New 'Policy for Unapproved Loans' Option Added to External Company Setup > Company Details Settings

A new option, Don’t allow all – loan creation/lock/submission, is now provided in the Policy for Unapproved Loans drop-down list located on the Loan Criteria tab of the Company Details screen in External Company Setup.

Admins should review these settings in External Company Setup > Company Details and adjust according to business needs.

Administrators can select one option from this drop-down list to indicate how their company manages loans that do match the loan type and loan purpose requirements they have configured for TPO loans. When this Don’t allow all – loan creation/lock/submission option is selected, unapproved loans cannot be created, lock requests cannot be sent, and loans cannot be submitted.

New Option to Search for Workflow Tasks for Milestone Completion Business Rules

When working with task-based workflow tasks to add to a Milestone Completion business rule, search functionality has been added to the Add Tasks window to enable you to search for specific workflow tasks.

Search functionality has been added to the Add Tasks window to enable you to search for specific workflow tasks. When typing the name of a workflow task in the Search field, the system indicates how many tasks match the information being typed in the field.
