These are the release notes for the Encompass 20.1 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

In addition to the information about this Major Release, these release notes also provide information about an update (20.1.0.1 Server Patch 1) released on April 11, 2020 and another update (20.1.0.1 Server Patch 2) released on April 18, 2020 to address issues discovered during testing.

What's in This Release

n System Performance Enhancements - Updates are being delivered in this major release to improve Encompass system performance and ensure users can operate more efficiently and create and update more loans in less time.

n New Global Search Option in the Pipeline - Search all loan folders for specific loan data by simply entering the search criteria in an applicable Pipeline column header.

n URLA Updates - Updates have been made to the new URLA forms scheduled for mandatory use on all new loans in November 2020.

n HELOC Updates – Updates have been made to the HELOC loan process:

n HELOC interim interest can be calculated based on the draw amount.

n Updates to the daily interest charge calculation.

n Updates to the HELOC initial monthly payment calculation.

n The ability to create a HELOC table with a negative margin.

n A free entry description field for ARM amortization type loans

n New SOFR Option for ARM Index Type - A new 30-Day Average SOFR option has been added to the ARM Index Type drop-down lists in Encompass as an alternative to the LIBOR based indices.

n New Fields for Correspondent Lenders - New fields have been added to Encompass for use bycorrespondent lenders. Most of the new fields are not visible on Encompass input forms or tools, butthe fields can be added to custom forms and are available in the Encompass Reporting Database forreporting purposes.

n New Repeatable Automated Valuation Method Fields for Use with AVM Partners - 15 newautomated valuationmethod (AVM) fields have been added to Encompass to support the import ofdata from AVM partners.

n eFolder Sell Conditions tab Renamed to Delivery Conditions tab. This change was made to supportpartners whomay have delivery conditions other than sell conditions.

n Encompass Settings - Updates to the Encompass Settings include:

n Microsoft .NET 4.7.2 Framework Required for Encompass 20.1

n New Persona Settings to Control User Access to Custom Forms, Custom Tools, andGlobalCustom Tools in Encompass LOConnect

n Plus many more updates to input forms (including updates for Construction and ARM loans) and fixedissues.

Attention Encompass Administrators!

The following Encompass 20.1 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to theEncompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

Refer to the Encompass Administrator Checklist for the 20.1 Major Release (added on 3/27/2020) for a list of Encompass settings to review and adjust to support the policies and procedures you use when working with your installation of Encompass.

n Microsoft .NET 4.7.2 Framework Required for Encompass 20.1 - As discussed in the Encompass19.4 release notes, the release of Encompass 20.1 will require that Encompass users’ machines haveMicrosoft .NET Framework 4.7.2 installed. The Apply .NET Framework 4.7.2 policy option has beenremoved from the Settings Manager in Admin Tools and administrators will no longer have this optionto control when the .NET Framework 4.7.2 is installed on users’ machines.

n Windows 7 operating systems will not be supported for use with Encompass 20.1 and later versions going forward. It will remain supported with Encompass 19.4 and earlier versions of Encompass. Refer to the Product System Requirements and Compatibility Matrix for more information about supported and not supported operating systems.

n (Added on 4/9/2020) Encompass 20.1 now supports Windows 10 (version 1903) operating system on workstations.

n New Allow Publish Event for Correspondent Trades Setting - Creates a new publish date/time stamp when trades are published and enables “Unpublished” trades to be filtered out from Encompass TPO Connect.

n The eFolder Sell Conditions tab has been renamed the Delivery Conditions tab to support partners who may have delivery conditions other than sell conditions and to support updates and enhancements in the Encompass Investor Connect feature.

n New Setting to Enable Barcodes for Informational Documents - The Document Identification setting has been updated to give you the option to enable or disable document barcodes on informational documents.

n New Persona Settings and Options:

n The Access tab in the Personas setting where you control Encompass user access to Encompass LO Connect now displays in all Encompass instances (availability of this tab no longer controlled by the Allow Mobile Platform policy in Admin Tools > Server Settings. In addition, the default option selected on this tab is now set to provide Persona access to LO Connect.

n New Persona Settings to Control User Access to Custom Forms, Custom Tools, and Global Custom Tools in Encompass LO Connect - A new LO Connect settings tab is now provided in the Personas settings in Encompass. Administrators can use these settings to configure user access to custom forms, custom tools, and global custom tools in Encompass LO Connect that have been built using the Encompass Web Input Form Builder.

n New Authorized Trader Personas Setting - Manages which TPO users can execute trades.

n Updated Access to Trades Tab Personas Setting on Trades/Contacts/Dashboard/Reports Tab - The behavior of the Access to Trades Tab setting has been modified and a new Edit Trades setting has been added.

n New Global Company/User Delegation Access option is now provided on the External Settings tab in the Personas setting. Select this option to enable the persona to access and edit the settings in External Company Setup > Company Details settings.

Encompass Release Naming and Timing Reminder

As a reminder, Ellie Mae has aligned our software updates with the appropriate tech nomenclature so we can be clear and consistent in our communication. The process in which you receive updates remains the same. To help you understand and prepare for releases and updates, please review the Encompass Product Release Naming Conventions page.

Certain Service Pack and Critical Patch releases are always applied to your users' computersautomatically and cannot be controlledmanually via the Encompass VersionManager tool. Typicallythese are releases that include critical compliance or feature updates, or changes to the EncompassServer that result in a new Encompass version number.

This Encompass 20.1Major Release will be applied to your users' computers automatically and cannotbe controlledmanually via the Encompass VersionManager tool. Users will receive the update upontheir initial log in of Encompass following the release.

System Requirements & SDK Upgrade Requirement forEncompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

For a major Encompass release like this one, the Encompass SDK (Encompass Software Development Kit) run time environment must be upgraded to match the newly updated Encompass Server. If you fail to upgrade the SDK your application will not be permitted to connect to the updated Encompass Server. If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply a major Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every major release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.

New Correspondent Lender Fields

New fields have been added to Encompass for use by correspondent lenders. Most of the new fields arehidden fields that are not visible on existing forms or tools, but the fields can be added to custom forms and areavailable in the Encompass Reporting Database for reporting purposes.

New Fields to Support Correspondent Compliance Review Data

New fields with new field IDs have been created for the following data to use for correspondent lendercompliance reviews that are performed in Encompass LO Connect. The new fields are for use oncorrespondent lender custom forms and do not replace any fields currently existing on Encompass input forms(i.e., fields LE2.XLC, CD2.XSTLC, and VASUMM.X128).

New Fields for Correspondent Lending Valuation Data

Fields have been added to capture valuation data used by correspondent lenders. These fields are not visibleon existing Encompass forms, but can be added to custom input forms and are available in the EncompassReporting Database.

n A total of 72 loan-level appraisal, EarlyCheck, and Valuation fields have been added to capture theappraisal, AVM, or FannieMae EarlyCheck loan-level values for valuation data for the subjectproperty.

n Corresponding sets of repeatable fields have been added to record the same type of data captured inthe 72 appraisal, EarlyCheck, and Valuation loan-level fields. These fields are used to record data formultiple appraisal, AVM, or FannieMae EarlyCheck records.

Repeatable fields enable the retention of multiple records for the same loan. Loan-level fields recordthe value used in the loan for correspondent lending purposes for each of the different sets ofrepeatable fields. For example, the Appraised Value on three different appraisal reports is recorded inthe repeatable fields. After reviewing several appraisal reports, a correspondent lender can enter theappropriate loan-level appraisal value to use in the loan for the subject property for correspondentlending purposes.

A standard naming convention is used to assign a field ID to each of the repeatable fields. The field IDincludes a component that identifies it as an appraisal/AVM field (VAL) or an EarlyCheck field (EC),followed by a set of two digits associated with the individual record and a final set of two digits thatidentify the specific field.

Example: The generic field ID for an Appraisal/AVM field is VAL0011.

n The first three letters in the field ID identity the field as an appraisal/AVM field: VAL0011

n Themiddle two digits in the field ID identify the number of the record: VAL0011

n The last two digits in the field ID identify the specific appraisal/AVM field: VAL0011

The table below provides examples of how repeatable field IDs are applied in multiple records.

Additionally, the following fields have been added for correspondent lending purposes:

n A new Correspondent Appraisers ValuationMethod field (field ID VAL0018) has been created to allowcorrespondent lenders to useOCR to determine whether a vendor document contains appraisal orautomated valuationmodel (AVM) data. The correspondent lender can then set up a business rule todisplay the appropriate appraisal or AVM fields on a custom input form.

n First Payment Letter – 10 fields for insurance, tax, HOA, and PMI/MIP amounts (field IDsCORRESPONDENT.X390-CORRESPONDENT.X399).

n Government Updates – Initial Recoupment Form Provided date (field ID VASUMM.X135)and Final Recoupment Form Provided date (field ID VASUMM.X136).

n Additional Application Data – Eligibility Package Submission Date (field ID TPO.X113) andComplete Loan Package Submission Date (field ID TPO.X114).

n A new USDA One Time Close check box has been added to the Government custom input form inthe USDA section. This is a standalone check box that does not affect any other fields or calculationsin Encompass. This check box is not visible on existing Encompass forms, but can be added tocustom input forms.

New fields have been created for purposes of correspondent compliance reviews that are performed inEncompass LO Connect. New Fields for Taxes

Three new loan fields have been created to capture themonthly amounts due for County Taxes (field IDCORRESPONDENT.X383), School Taxes (field ID CORRESPONDENT.X384), andOther Taxes (field IDCORRESPONDENT.X385) from the First Payment Letter. These fields do not display on existingEncompass input forms but can be added to custom input forms and then populated with data collected fromdocuments for side-by-side comparisons of monthly tax amounts from the First Payment Letter and existingtax amounts in the loan file.

New Field for Correspondent Additional Insurance Monthly Amount

A new field for entering the Correspondent Additional Insurance Coverage Amount (field IDCORRESPONDENT.X149) has been added to Encompass to enable correspondent lenders to enter theadditional insurance amount from other loan documents so it can be used in a side-by-side comparison withloan data. This field is not visible on existing Encompass forms, but can be added to custom input forms andare available in the Encompass Reporting Database.

New Fields for Rider Data

New fields have been created to record data for Riders received for the Note or Security Instrument and can bepopulated with data collected from loan documents for side-by-side comparison with loan data. These fields donot display on existing Encompass input forms but can be added to custom input forms:

n Name (field ID RIDER0001) – Text entry field

n Required (field ID RIDER0002) – Check box

n Received (field ID RIDER0003) – Check box

n Date (field ID RIDER0004) – Date field

These fields are repeatable fields that can be used to record data for multiple riders associated with the loan. Astandard naming convention is used to assign a field ID to each of these fields. The field ID includes acommon component that identifies it as a Rider field (RIDER), followed by two digits associated with theindividual record and a final set of two digits that identify the specific field.

Example: The generic field ID for the rider Name field is RIDER0001.

n The first five letters in the field ID identity the field as a Rider field: RIDER0001

n Themiddle two digits in the field ID identify the number of the record: RIDER0001

n The last two digits in the field ID identify the specific rider field: RIDER0001

Four New Fields on the Correspondent Purchase Advice Form

Four new fields have been added to the Correspondent Purchase Advice Form tool to enter details of payoutsmade to the lender. These fields are used to calculate the total value of the loan to the investor. The fields havebeen added on the Purchase Advice tab in two lines at the bottom of the free entry fields in the PurchaseDetails section.

Each line includes a fee description field (field IDs CORRESPONDENT.X63 and CORRESPONDENT.X65)and an amount field (field IDs CORRESPONDENT.X64 and CORRESPONDENT.X66) that can be used toenter amounts with two decimal places. The new amount fields are included in the calculation for the TotalFees (field ID 4192) on the Correspondent Purchase Advice Form tool.

The fees are populated automatically based on the fees configured in the TPO Fees setting in Encompassafter the pricing has been locked or by clicking the Update Fees button on the Correspondent PurchaseAdvice Form tool. Fees can be overwritten by entering descriptions manually or selecting options from thedrop-down lists, which are populated based on the configuration in the Purchase Advice Form setting.

Encompass Settings

New Persona Settings to Control User Access to Custom Forms,Custom Tools, and Global Custom Tools in Encompass LO Connect

A new LO Connect settings tab is now provided in the Personas settings in Encompass. Administrators canuse these settings to configure user access to custom forms and custom tools in Encompass LOConnectthat have been built using the Encompass Web Input Form Builder.

Administrators will use the Custom Forms, Custom Tools, andGlobal Custom Tools sections of this tab tocontrol the custom forms, custom tools and global custom tools that users can access in Encompass LOConnect.

Important Note: By default, no personas (with the exception of the Super Administrator) will haveaccess to the custom forms, tools, and global custom tools. In order for Encompass LOConnect usersto have access to these items, the administrator must update their persona settings to grant themaccess to these items. These settings will be enforced/applied in the Encompass LOConnect 20.1release.

To Grant Persona Access to Custom Forms, Custom Tools, and Global Custom Tools:

In Encompass 20.1, a new Global Search option is now provided for the Encompass Pipeline. This newoption, which you can turn on or off by selecting the applicable radio button, is available for use only when onethe following columns is in the current Pipeline: Loan Number, Borrower First Name, Borrower Last Name,Subject Property Address, and Loan Name. TheGlobal Search On radio button will be inactive (i.e., grayedout) until one or more of these columns is in the current Pipeline.

When theGlobal Search is turned on, columns where you cannot search for data become inactive (i.e., grayedout). Only the columns that are available to be searched are active, and you can search for data by enteringyour search criteria in the column heading. In addition, the Loan Folder drop-down field also becomes inactive,but all of the loan folders will be searched.

When theGlobal Search is turned off, then the inactive fields and columns become active again. The defaultPipeline view will be restored, and the default Loan Folder will be used again.

Encompass Docs Solution Performance Improvements

Improved Performance When Ordering Documents

Updates have beenmade to the Encompass Docs Solution (EDS) in the Encompass 20.1Major Release toimprove system performance and reduce the time it takes to generate documents. When ordering disclosuresthat included Encompass standard forms or Microsoft Word custom forms in previous versions ofEncompass, various pop-up notifications and updates would display (and close automatically) duringprocessing, providing you with quick status updates as the documents were generated prior to the final displayof the list of documents. Starting in Encompass 20.1, thesemultiple processes have been reduced andconsolidated, resulting in a reduction of the time to process and render the documents. In addition, theprocessing of customMicrosoft Word custom forms will now be performed by the Encompass Docs Solution(instead of the Encompass system).

These enhancements are part of an ongoing initiative to improve the efficiency of the document orderingprocess in Encompass. Additional performance and system enhancements will be provided in upcomingEncompass releases.

Depending upon how theWord custom form is created and/or formatted, some rendering and displaydifferences may occur with the returned final PDF form. The following examples illustrate some of themorecommon differences that may occur, and the steps required to resolve them.

Using Microsoft Word to Create Custom Forms

When usingWord to create a custom form, please consider the following:

n Macros within customWord documents that aremeant to be triggered when the form is created are notsupported in Encompass 20.1. Any forms that contain suchWordmacros will generate a FormFailureerror that will be provided back to the user.

n Any customWord documents that exceed 2MB in size will trigger a FormFailure error that will beprovided back to the user.

n Conditional expressions that contain data fields may not work correctly if there is no data entered inthe field or table.

n When a field data expression contains field delimiters (i.e., commas), and the fields involved inthe expression do not contain any data, only the commas will display on the final PDFdocument.

n Tables render differently than expected when no data is present.

n The size of the table on the form is based upon the content entered within the cells of the tableas well as the overall width. If there are data fields in the table that do not contain any data, thesize of the tables and columns therein may fluctuate.

Font Spacing and Positioning Differences

Encompass documents support all standardMicrosoft Windows fonts. If the customWord form is utilizing afont type that is not supported by the Encompass documents, alpha and numeric characters may display in aslightly different position on the form, or the spacing between the characters may be slightly different, inEncompass 19.4.0.4 Server Patch 3 compared to how they displayed on the form in earlier versions ofEncompass. However, this difference in spacing and positioning is not significant and does not preventborrowers from reading the form. Below is an example form that shows the positioning on the form in pre-20.1versions of Encompass and in 20.1 version of Encompass:

Check Boxes

When one or more check box fillable form fields have been added to a Microsoft Word document, the check boxes may display with a light blue background in the PDF version of the form when printed in Encompass 20.1.

If a custom form contains one or more check boxes that is a non-standardMicrosoft Word bullet item style, thecheck boxes may display as radio buttons instead. For example, if the font being used in the custom form isWingdings 2 (a non-standard font) and a check box within that font is added to the form, it displays as a radiobutton in the final PDF version printed from Encompass 20.1:

Signature Lines

Whenmultiple signature lines are included inMicrosoft Word documents, there is the possibility that the linesbelow the first row of signature lines may move to the next page as content is added above the signature lines.To avoid this issue, and if having the signatures displayed together is desired, standardMicrosoft WordParagraph tools can be used to ensure that all signature lines remain grouped together as intended. Toaccomplish this, you can select all the signature lines, open the Paragraph Properties, and then select theKeep with next option.

New Admin Tools Policy to Control

A new EDS Custom Form Processing policy is available in the Encompass Admin Tools that enablesadministrators to control when the processing of Microsoft Word custom forms will be performed by theEncompass Docs Solution instead of the Encompass system. Use this option to enable the policy when youare ready to test your custom forms and ensure they are rendering as expected. You can then disable thepolicy until you are ready to test your custom forms again.

By default, this policy is set to False, which ensures that the Encompass system will process custom forms(just as in previous versions of Encompass). Set this policy to True to enable the policy and test your customforms using the Encompass Docs Solution. Once you have completed testing your custom forms using theEncompass Docs Solution and you are ready to use it for your custom forms going forward, you can also setthis policy to True.

When this policy is set to True, customWord forms generated from the Print menu in Encompass will nolonger be returned inWord (.docx) format. They will be returned in PDF format. This is by design tomaintain consistency and with the understanding that PDF forms are editable.

To Manage the EDS Custom Form Processing Policy:

1. On yourWindows task bar, click the Start menu or Start icon, navigate to the Ellie MaeEncompass program folder, and then click Admin Tools.

2. Double-click Settings Manager.

3. Select EDS from the Category list.

4. Double-click the EDS Custom Form Processing option, and then select True from the Value listto enable this policy and use the Encompass Docs Solution to process custom forms.

n To disable this policy and use the Encompass system to process custom forms, selectFalse from the Value list.

5. When finishedmaking your selection, click OK.

Two new fields have been added to the Property Information section of the Verification of Mortgage (VOM)input form. A new Property will be used as drop-down list (field ID FM0155) has been added below theexisting Property is used as drop-down list. This field is used to indicate the intended use of a Real EstateOwned (REO) property. The drop-down list includes the following options:

n When the check box is cleared, the co-borrower receives sections 1-8 of the URLA output formcontaining details of the co-borrower’s personal income, assets, and liabilities as well as details aboutjoint assets and liabilities shared by both the borrower and co-borrower.

n When the check box is selected, the co-borrower receives sections 1-8 of the URLA output formcontaining details of the co-borrower’s personal income, assets, and liabilities, but the co-borrowerdoes not receive detailed information about joint assets and liabilities. New Country of Citizenship Fields for Non-Resident Borrowers

For loans using the new URLA forms, two new Country of Citizenship fields (field IDs URLA.X263 andURLA.X264) have been added to Section 1a on the 1003 URLA Part 1 to enable lenders to enter the country ofcitizenship for a non-permanent resident alien. The field is enabled for editing for a borrower or co-borrowerwho has the Non-Permanent Resident Alien check box selected (field ID URLA.X1 and URLA.X2). Thefield is cleared and disabled for editing when the Non-Permanent Resident Alien check box is not selected.

Calculate Qualifying Payment and Proposed Housing P&I for the NewURLA Forms

(Added on 3/21/2020)

Updates have beenmade to the calculations for qualifying payments and proposed housing P&I for loans withmultiple liens using the new URLA forms to enable lenders to capture themonthly principal and interestpayment associated with each loan.

Previously, if there weremultiple liens associated with a given transaction (either existing liens not being paidoff and being retained, or net new liens being originated concurrently with the existing transaction) theadditional payment from those liens was not automatically reflected in the proposed housing expense or thequalifying payment.

The value of the principal and interest payment is now being added to the appropriate fields for the qualifyingpayment (field IDs 1724 and 1725) and the proposed housing expense (field ID 228 and 229) based on the lienposition of each lien. Additionally, for qualifying loans where the loan purpose is for a second home orinvestment property, the additional payments are now factored only into the negative cash flow for the subjectproperty.

The Edit icons, which allowed accessed to the payment calculator pop-up window, have been removed fromthe Proposed Housing Expense fields (field IDs 228 and 229), which are now calculated and read-only. Userscan click the Lock icons next to the fields to edit the fields on the FNMA Streamlined 1003, USDAManagement, and 1003 URLA – Lender, for example, when the value imported from aMISMO 3.4 loan filedoes not match the value calculated by Encompass.

The Proposed Housing Expense fields (field IDs 228 and 229) on the Loan Submission input form areread-only and do not have Lock icons.

The payment calculations for these fields may update on any loans using the new URLA 2020 forms that aremandatory as on November 1, 2020. With the Encompass 20.1 release, these should be test loans only, but alender who upgrades to Encompass 20.1 after the URLA mandatory datemight see new calculations on loanswith VOAL records attached.

HELOC Loans

HELOC Interim Interest Can Now Be Calculated Based on DrawAmount

Updates have beenmade to the HELOC Initial Payment section of the HELOC Management input form toenable lenders to accurately calculate any prepaid interest due on a HELOC loan when there is a gap betweenthe Closing Date and the day onemonth prior to the First Payment Date. HELOC loans can now use the drawamount or maximum balance as the basis for calculating interim interest based on the selection in theBalance Used drop-down (field ID 4484) in the HELOC Initial Payment section.

The HELOC Initial Payment amount (field ID 5) has beenmoved to the bottom of the HELOC Initial Paymentsection and the following fields have been added on the two lines above the HELOC Initial Payment:

n Interest from (field ID L244) – The date the loan funds are transferred.

n To (field ID L245) – The loan’s first payment dateminus onemonth.

n Daily Int. Charges - days (field ID 332) – The number of days of interest to be paid in advance. Thevalue is calculated for you using the dates in the Interest From and To fields. You can also type anumber in the field.

A Lock icon has been added to this field on all forms where it displays to enable user to manuallyadjust the amount.

n Daily Int. Charges - percentage (field ID 333) – The daily interest for the loan.

n Collect Interim Interest (field ID 4665) – This is a new check box that indicates whether the interiminterest is being collected for a HELOC loan. The check box is only enabled for selection when theHELOC check box is selected for the Loan Type (field ID 1172) and it is cleared by default. The checkbox can also be added to the Encompass Reporting Database and is available when configuring theHELOC Management Form in the Loan Program Template.

When the HELOC check box is selected for the Loan Type (field ID 1172) and the Calculate Interim Interestcheck box is selected the calculation for the Daily Interest (field ID 333) uses the following fields:

n When Initial Draw is selected on the Balance Used drop-down list, the Initial Draw (field ID 1888) isused to calculate the daily interest.

n WhenMaximum Balance is selected on the Balance Used drop-down list, the Loan Amount (field ID1109) is used to calculate the daily interest.

Updates to the Daily Interest Charge Calculation for HELOC Loans

The calculation for the daily interest charges for a HELOC loan (field ID 333) has been adjusted so thatHELOC loans can now include or exclude prepaid interest as part of the daily interest charges.

When the Rate check box (field ID 4475) is selected in the HELOC Initial Payment section on the HELOCProgram tab on the HELOC Management input form, the daily interest charges for the loan (field ID 333) arecalculated according to the following logic:

1. Start with the interest rate charged base on the Rate Basis selection (field ID 4476).

2. Any percentage adjustment to the interest rate (field ID 4478) is divided by 36500 and then added orsubtracted (base on the selection in field ID 4477) to the amount determined in step 1.

3. Multiply the amount from Step 2 by the amount indicated in the Balance Used field (field ID 4484).

When the Rate check box (field ID 4475) is not selected in the HELOC Initial Payment section on the HELOCProgram tab on the HELOC Management input form, the daily interest charges for the loan (field ID 333) arecalculated according to the following logic:

1. Divide the Loan Rate (field ID 3) by 36500 (when 365/365 is selected for the Number of Days) or by36000 (when 365/360 or 360/360 is selected for the Number of Days).

2. Multiply the amount from Step 1 by the Initial Draw (field ID 1888) or Max Balance (field ID 2) basedon the selection in the Balance Used field (field ID 4484).

Bi-weekly payments are not accepted for HELOC loans. When the Biweekly checkbox (field ID 423) isselected for a HELOC Loan Type (field ID 1172), the daily interest rate is calculated on amonthly basis.

HELOC loans funded in the state of Florida require special language in their documentation that includes anexample of the balance due when there is a balloon payment at the end of the repayment period. To complywith this requirement, Encompass now calculates an estimated balance due amount for Florida HELOCs bycalculating a worst-case Payment Schedule at the fully indexed rate for the full loan amount.

Updates to Correspondent Trade Pair-Off Input Form

n Currently in Encompass, when a pair-off is added, there is no way to know who requested the pair-offor enter any comments. In this release, new Requested By and Comments fields have been added tothe Correspondent Trade Pair-Off input form. In addition, the input form has been renamed from “LoanTrade Pair-Off” to “Correspondent Trade Pair-Off”.

n Currently in Encompass, the only way to remove a pair-off is to delete it. In this release, the behaviorof pair-offs has been updated to enable pair-off reversals, which will ensure there is a history of thetransaction.

n Negative numbers can be entered in the Trade Amount field.n A negative trade amount is only allowed if there is an existing pair-off entry.

n When a negative trade amount is saved, the entry is saved as a positive amount in thePair-Off grid.

n All pair-off entries now require the last entry to be deleted first.

New Daily Volume Limit Field and Best Efforts Policies Added

Currently in Encompass, investors can only set amaximum commitment authority for their sellers. In thisrelease, the ability to define themaximum number of locks allowed per day has been added.

The daily limit for Best Efforts locks only apply to the initial lock request submitted for the lock date.

n "No Restrictions" enables sellers to lock loans over the daily volume limit.

Themapped tolerance can be overriddenon the Correspondent Trades Details tab by clicking the Lock icon next to the Tolerance field.

To Publish an Unpublished Trade:

1. Highlight a trade or trades, and then click Publish Trade.

n A trade can be republished. The trade will retain its previous status (e.g., Committed,Delivered, etc.) but the Last Published Date and Time will be updated to the currentdate/time.

2. Click Yes when prompted to confirm the publication of the trade.

n The status of the trade is set to Committed.

n The current date/time is populated in the Last Published Date and Time column.

n A Publish event is added to the trade’s history log.

When you exit a trade, you will be presented with the opportunity to publish the trade. A message “Thecorrespondent trade is unpublished. Do you want to publish the trade now.” is displayed.

n Click Yes and the trade is published after exit.

n Click No and the trade is not published after exit.

Currently, Encompass displays a completion percentage in the Correspondent Trades View that representsthe percentage of loans allocated to a trade. This metric helps track when a trade is fully assigned, but not aseller’s obligation to fulfill a commitment. In this release, additional metrics have been added to determine howmuch has been delivered to the investor, purchased by the investor, and rejected by the investor.

Correspondent Trades View

New Delivered, Purchased, and Rejected amount and percentage column options have been added. You candisplay them in your Correspondent Trades View by using Customize Columns.

The Completion Percentage column header has been renamed to Assigned Percentage.

Any views created before this release will still display the Completion Percentage column header. Newviews created from this release on will use the Assigned Percentage column header.

Correspondent Trades Loan Tab

Six new statistics have been added to the bottom of the Loans tab, and one existing statistic has beenrenamed. To view the percentages, hover your cursor over an amount in blue (e.g., Assigned Amt or DeliveredAmt).

n Assignment % (formerly Assignment Completion) - Sum of all the loans assigned to the traderegardless if they have been delivered or purchased, but it does not include rejected loans.

n Delivered Amt - Sum of the loan amounts of all loans allocated to the trade with a date populated infield 3917 or field 4119. Dates populated in fields 3567, 3940, 4242, 4120, 4207, or 4208 are notcounted in this calculation.

n Delivered % - (Delivered amount + Trade amount of all pair-offs)/Trade Amount * 100.

n Purchased Amt - Sum of the purchased principal of all loans allocated to the trade with a valuepopulated in field 3579 and a date populated in field 3567. Dates populated in fields 3940, 4242, 4120,4207, or 4208 are not counted in this calculation.

n Purchased % - (Purchased amount + Trade amount of all pair-offs)/Trade Amount * 100.

n Rejected Amt - Sum of the loan amounts of all loans allocated to the trade with a date populated infield 3940.

n Rejected % - (Rejected amount + Trade amount of all pair-offs)/Trade Amount * 100.

Correspondent Trade Reports

Six new fields have been added to the Correspondent Trade reports.

The Field ID for Assigned Percentage (CorrespondentTrade.CompletionPercent) has remained thesame. The only change was made to the column header label (formerly Completion Percentage)displayed on the Correspondent Trades View.

Commitment Statuses Updated for Correspondent Trades

Currently in Encompass, you can only update the status of a Correspondent trade to Archived or Voided. Inthis release, the statuses for Correspondent trades have been updated to enable Correspondent buyers toeasily determine the disposition of their trades by enabling statuses to bemanually updated. In addition, theCorrespondent trade will automatically update to Settled if certain criteria aremet.

Correspondent Trade Status

The statuses displayed in the Status drop down list have been updated to be specific to Correspondenttrades.

This change to the available statuses for Correspondent trades will also be reflected in Encompass TPOConnect.

n The Unpublished status is new. It is only displayed if your administrator has enabled the ability topublish Correspondent trades.

n The None, Shipped, and Purchased statuses have been removed.

n The Archived and Voided statuses have been removed from the Current View, but can be accessedfrom the Archived Trades View or Voided Trades View, respectively.

Update Status

A new Update Status button has been added tomanually update the status of commitments.

n When the button is clicked, a popup window is displayed where you can select from three statuses:Committed, Delivered, or Settled.

n If the status is currently Committed, Delivered, or Settled, that status will be disabled in the popupwindow.

n If your administrator has enabled the ability to publish Correspondent trades, you cannot manuallyupdate the status if the trade has not been published (status is Unpublished).

n If the trade is in Pending status, you cannot manually update the status.

n If a trade goes into Pending status before a status update occurs, an error message “CorrespondentTrade XXX is in pending status and cannot be updated.” is displayed.

n When a commitment status is manually updated, the history log will indicate the update was donemanually.

Other Updates

n Commitments are automatically updated to Settled status if all allocated loans are purchased, thetrade is within tolerance, and the commitment expiration date plus 2 days is less than or equal to thecurrent date upon accessing the trade directly or from the Correspondent Trades View.

n The archive validation violationmessage has been updated to state “The loans associated with thisCorrespondent Trade XXX must be settled and the trademust be in tolerance before archiving.”

The eFolder Sell Conditions tab has been renamed the Delivery Conditions tab. This change was made tosupport additional partner services that Encompass Investor Connect will offer in the future (for example,warehouse lending and due diligence) that may have conditions other than sell conditions.

Import Options for Delivery Conditions

Starting with the Encompass 20.1 release, all conditions imported via Encompass Investor Connect will beimported into the Delivery Conditions tab.

Beginning with Encompass 20.1, the new Encompass Investor Connect delivery conditions workflowwill be released and any conditions imported through the Import Conditions window in earlier versions ofEncompass (versions 19.2, 19.3, and 19.4) will now be added to the Sell Conditions tab, even if anothertab is selected as the destination during the import process.

The previous option to Import Conditions via Encompass Investor Connect has been removed from thePreliminary Conditions, Underwriting Conditions, and Post-Closing Conditions tabs in the eFolder. Forexample, the image below shows the Add Conditions window from the Preliminary Conditions tab inEncompass 19.4 (left) and Encompass 20.1 (right).

Two import options are now available on the Add Conditions window that opens when you click the Add iconon the Delivery Conditions tab in the eFolder or when you click a Conditions Details Receivedmessage on theAlerts & Messages tab in the Encompass Loan Log. Previously there was only one import option, ImportConditions, which enabled users to review all available conditions, and then select and import conditions intothe eFolder.

The two new options deliver the following functionality:

n Import all Conditions – Imports all available conditions directly into the Delivery Conditions tab in asingle action without reviewing the conditions individually.

n Review and Import Conditions –Review the available conditions on a pop-up window, select theconditions you want to import, and then import the selected conditions. This option provides aworkflow similar to the import option that was available in previous releases of Encompass InvestorConnect.

Delivery Conditions Workflow

Encompass Investor Connect provides a new workflow that enables lenders to receive and send deliveryconditions for Encompass Investor Connect partners more easily and effectively within Encompass. Thisworkflow is available only when a lender is working with Encompass Investor Connect partners who haveconfigured the delivery conditions workflow functionality on their end.

With the Encompass 20.1 release, a lender who is working with these partners can send condition responsesback to partners electronically. Partners can also send the lender updates for previously sent conditions.Encompass Investor Connect tracks the conditions as they are received and sent, applies information to anexisting condition when a partner sends an update, and adds detailed tracking entries for the conditions to theHistory tab in the eFolder.

To support this new workflow, two new buttons have been added to the Delivery conditions tab (former knownas the Sell Conditions tab):

n The Delivery Condition Responses button opens a window where lenders can review and selectconditions that are ready to return to a partner. From the window, lenders can electronically send theconditions to partners without resubmitting the entire loan package.

n The Condition Delivery Status button opens a window where lenders can view the status ofconditions that have been sent to partners.

As discussed in the Encompass 19.4 release notes, the release of Encompass 20.1 will require thatEncompass users’ machines haveMicrosoft .NET Framework 4.7.2 installed. As first discussed in theEncompass 19.2 release notes, due to its size, we encourage our customers to proactively install the .NETFramework 4.7.2 on users’ machines in advance of the Encompass 20.1 release.

With the release of Encompass 19.4, administrators could use a new policy in the Encompass Admin Tools todetermine if theMicrosoft .NET Framework 4.7.2 would be installed on existing users’ machines the next timethey logged into Encompass 19.4. By default, this Apply .NET Framework 4.7.2 policy is set to False, so theFramework would not be applied automatically.

In Encompass 20.1, this Apply .NET Framework 4.7.2 policy has been removed from the Policies in AdminTools. Administrators will no longer have this option to control when the .NET Framework 4.7.2 is installed onusers’ machines. When Encompass 20.1 applied to your system, the Encompass Smart Client install kit willautomatically install the .NET Framework 4.7.2 on users’ machines the next time they log into Encompass20.1.

In addition, .NET Framework 4.7.2 is now included in the Encompass 20.1 SDK package.

The Access tab in the Personas setting is used to define whether a persona can access the Encompass clientdesktop version only or both the desktop version and Encompass LOConnect. The tab is also used to defineaccess to the Analysis Tools and Encompass Consumer Connect. Starting in Encompass 20.1, this Accesstab will now display in the Personas setting in all Encompass systems.

In earlier versions of Encompass, this Access tab would only display in the Personas setting if theadministrator had set the Allow Mobile Platform policy to True in the Encompass Admin Tools > SettingsManager. Starting in Encompass 20.1, this policy is no longer provided in the Settings Manager and it has noimpact on the availability of the Access tab in the Personas setting.

Whenworking in the External Company Setup > Company Details settings for Third Party Originators, theBasic Info tab has been updated with a new Company can accept first payments check box. This checkbox indicates which Sellers are approved to accept first payments, providing a Correspondent Lender with theinsight on when they would expect a first payment upon purchasing a loan from the seller.

This check is located at the bottom of the Company Information section of the Basic Info tab.

Setup > Company Details settings for Third Party Originators, all of the options on the Loan Criteriatab’s Approved Loan Types section and the Approved Loan Purposes section were selected by defaultin earlier versions of Encompass. In this release, all of these check box options are cleared andmustbe selectedmanually by the administrator.

Please note that this new default setting does not impact the settings applied to TPO companiescreated prior to Encompass 20.1.

These Approved Loan Types and Approved Loan Purposes options are provided on both the LoanCriteria’s Broker tab and Correspondent tab and this new default setting applies to these options onboth tabs. Providing these options without having these selected by default provides a conservativeapproach when new companies are added to the External Company Setup settings. Originally when aTPO company was created, they were set up with no restrictions when submitting and locking loanswithin TPOConnect. With this enhancement, the company will start with more restrictions andadministrators can update the restriction level as needed.

2. Clear or select the Notify when delivery requests have been processed check box. Thecheck box is enabled by default.

Condition Delivery Tab

If your company has partners who have configured the workflow for returning condition responses viaEncompass Investor Connect, use the Condition Delivery tab to configure the workflow for the conditionresponses. The Condition Delivery tab has two sections that control how conditions are handled inEncompass Investor Connect.

n Ready for Delivery Statuses – Select the appropriate check boxes in this section to indicate when acondition will be available for delivery to a partner. Each check box represents a status assigned thatcan be selected for a delivery condition in the eFolder.

A lender must complete this section before the lender can send condition responses to a partner.

When one of the selected statuses is assigned to a Delivery Condition in the Encompass eFolder, theconditions is available to be sent to a partner. The lender can select the condition by clicking the DeliverCondition Responses button on the Delivery Conditions tab in the eFolder. Clicking this button opens theDelivery Conditions Responses window, where the condition can be selected and sent to a partner.

n Conditions Status Mapping – Use this section tomap conditions statuses used by each partner tothe condition statuses in the Encompass eFolder. You can addmultiple partners and create a differentmapping configuration for each partner.

A lender must complete this section or the lender will not be able to view the status of a condition thatwas sent or updated by a partner.

To Add a Partner:

1. Click the Add icon (+) at the top of the Partners column.

Only partners who are configured for status mapping are available in drop-down list.

3. Select a partner from the Partner drop-down list.

4. Partner names display in the Partner column as they are added. Click the Delete icon to removea partner. A confirmationmessages asks you to verify that you want to delete the partner. If youdelete all partners, a confirmationmessage states that the last partner is being deleted.

5. Tomap condition statuses for a partner, select the radio button to the left of the partner’s name.

The selected status is added to the condition status column for the partner. This status is nowmapped to the corresponding eFolder status.

After a partner status is mapped to a lender status, the partner status is no longer availableas an option in the partner status drop-down list whenmapping additional statuses in thesetting. This prevents a partner status from beingmapped to two or more lender statuses.

8. Click the Save button on the upper-right to save your changes. Or, click the Reset button on thetop right to undo all recent changes and return the setting to the state it was in the last time thesetting was saved.

Access to the Investor Connect Settings

To enable Encompass administrators to configure access to the setting, a new Investor Connect Settingscheck box is being added to the Personas setting in Encompass. Administrators can select or clear the checkbox to enable or disable access to the setting for selected personas.

To Enable Access to the Investor Connect Settings:

1. On themenu bar, click Encompass, and then click Settings.

2. On the left panel, click Company/User Setup, and then click Personas.

3. Select a persona and then click the External Settings tab.

Updates to the Personas Settings for the Conditions Tabs

Data in these fields correspond to the last submission through Encompass Investor Connect. These fields arecan be added to an Encompass Pipeline view, can be used in business rules, and are reportable in theEncompass Reporting Database.

The Loan Delivery Status Page displays the Status Date/Time in local time. The Encompass PipelineView displays the Status Date/Time in Pacific Time (PT).

New Setting to Enable Barcodes for Informational Documents

(Added on 3/21/2020)

The Document Identification setting has been updated to give administrators the option to enable or disabledocument barcodes on informational documents. In earlier versions of Encompass, informational documentsare not barcoded and there were no options for administrators to add barcodes to these types of documents.

In Encompass 20.1, administrators can now use these new Informational Documents options to indicate thetype of informational documents where barcodes will be added.

This enhancement is especially beneficial to users of Encompass Investor Connect since they can use thesenew options to enable or disable barcoding for informational documents based on their investors’ guidance.

Encompass Forms and Tools

Issue Resolved: LE Due Date Field is Not Auto-Populating WhenApplication Date Field is Updated (Disclosure Tracking Tool)

Some users reported a sporadic, yet recurring, issue with the Disclosure Tracking Tool where the LE Due date(field ID 3143) was not being populated with a date when the Application Date (field ID 3142) was updated. Bydefault in Encompass, field 3143 should automatically update as soon as field 3142 is updated, but in certaincases field 3143 was not updating. The cause of this issue was identified and it has been addressed.

Issue Resolved: CD Received Date Field is Not Auto-Populating WhenBorrower’s eConsent is Received When or After eDisclosure is Sent(Disclosure Tracking Tool)

An issue occurred where the if the lender sent the eConsent Agreement before sending the eDisclosurepackage or at the same time as sending the eDisclosures, the CD Received date (field ID 3978) was not auto-populating unless the eConsent Agreement was accepted by the borrower before the eDisclosure packagewas sent. For example:

1. All required loan fields are completed, thus, the LE Due date (field ID 3143) is auto-populated.2. The eConsent Agreement is sent to the borrower.3. Prior to the borrower accepting the eConsent Agreement, the eDisclosure package, which includes

the Closing Disclosure (CD) but excludes the Loan Estimate (LE), is sent.4. The borrower retrieves the disclosures, and then accepts the terms of the eConsent Agreement.5. The borrower then views the CD.

Once the borrower accepted the eConsent Agreement in this scenario, the CD Received date should havebeen populated with the current date. This issue has been resolved, and the CD Received date is now auto-populated when the borrower accepts the eConsent Agreement.

Issue with the Changed Circumstance Check Box Resolved

(Added on 4/29/2020)

Some clients reported that in certain loans where the Changed Circumstance check box (field ID 3168) wasselected to indicate a change of circumstance, the check box was later automatically cleared. Whenreviewing the system audit trail for this issue, it indicated that the check box was cleared by the user ID<system>. After further investigation it was determined that this issue was caused by a system evaluation ofspecific advanced code (that included XDATE) used by some clients. When the advanced coding includedXDATE, the system evaluated XDATE as 1/1/1, and this resulted in the Changed Circumstance check boxbeing cleared. Only loans using this specific advanced code were impacted. This issue has been resolved.

EBSP-15545

Closing Estimate Expiration Date Time Zone No Longer Updates WhenLocked

(Added on 2/28/2020)

An issue was resolved that caused the Closing Costs Estimate Expiration Date time zone field (field IDLE1.X9) to update incorrectly under the following conditions:

1. The gold Lock icon was selected for the Closing Costs Estimate Expiration Date time zone field,indicating that the field was controlled by user entry only and not by Encompass calculations.

2. The user then selected an option from the time zone drop-down list.

3. The user then completed the LE Date Issued field (field ID LE1.X1) by clicking the field and thenpressing Ctrl+D, or by manually typing the date.

After the user updated the LE Date Issued field, Encompass was populating the Closing Costs EstimateExpiration Date time zone field with the HST option from the drop-down list, even though the field was lockedto prevent a system override. The issue has been resolved and the time zone is no longer being overwritten byEncompass under the scenario described above.

Workaround Information:

The following workaround was provided for this production issue and is no longer required for Encompass 20.1and later.

n Click the Calendar icon to enter a new date in the LE Date Issued field.

When a loan has a value entered for the ProposedMortgage Insurance (field ID 232), and a user then applies aloan program or closing cost template with noMIP rate or month configured in the template, Encompass nowclears themonthly mortgage amount from the fields for ProposedMortgage Insurance (field ID 232) andMonthly Mortgage Insurance Payment (field ID 1766). Previously, the factors, months, and amounts on theLoan Estimate and Closing disclosure were being cleared, but the dollar amount for the ProposedMortgageInsurance (field ID 232) andMonthly Mortgage Insurance Payment (field ID 1766) was not being clearedbecause the recalculation for the fields was triggered only when the loan included values for theMIP rate andmonth.

Performance Improvements When Working with Imported FNMA 3.2Loan Files on Forms with Multiple Icons for Borrower Contacts

An issue has been resolved that resulted in slower performance times for input forms with multiple borrowercontact icons when working with imported FNMA loans. The performance slow-downs were cause by multiplecalls to the Encompass server to verify and update information for each contact on the form whenever a fieldvalue was changed on the form. The performance issues were particularly noticeable with custom input formsthat contained a larger number of borrower contact icons. This issue has been resolved. Now calls for contactverification aremade only when the form is first opened or when a user clicks a borrower contact icon.

Workaround Information:

The following workaround was provided for this production issue and is no longer required for Encompass 20.1and later.

n Reimporting the loan file eliminates the performance issue.

Manual Edits to HMDA Co-Borrower Credit Score for Decision MakingBeing Retained

(Added on 2/28/2020)

An issue was resolved that caused the co-borrower Credit Score for Decision Making drop-down box (fieldID HMDA.X118) to revert to its previous value under some scenarios. This would occur when the No co-applicant check box was selected and the Action Taken (field ID 1393) had been changed to LoanOriginated, and then either of the following two events occurred:

n An Encompass user clicked the Lock icon for the Credit Score for Decision Making drop-down box(field ID HMDA.X118) andmanually changed the selection.

n An Encompass user selected the Loan is Partially Exempt check box, clicked the Apply PartialExemption button, clicked the Lock icon for the Credit Score for Decision Making drop-down box(field ID HMDA.X118), andmanually changed the selection.

This issue has been resolved and the option selected for the Credit Score for Decision Making drop-downbox (field ID HMDA.X118) is being retained after manually editing the option under the scenarios describedabove.

Updated First Change of Payment Value for 24-Month Construction

A construction-to-permanent loan with a 24-month fixed construction phase and an ARM permanent phasenow displays the correct number of years for the first change of payment period in the Projected Paymentstable on the RegZ-LE input form. Previously the projected payment table was showing a value that wasdifferent from the value used by the Encompass Compliance Service (ECS) resulting in a warning when ECStests were run on the loan. This issue has been resolved and the Encompass and ECS are now using thesame value.

Update to Calculation for Bona Fide Discount Points That Can BeExcluded Based on Reduction in Rate

An update has beenmade to the calculation used to determine the Discount Points that can be excludedbased on reduction in rate (field ID QM.X367) on the Bona Fide Discount Point Assessment pop-upwindow, which uses the lowest of the following three values:

n APOR Test

n Reduction in Rate Basis Test

n Starting Adjusted Rate Basis

The update addresses a known issue where, if no value exists for one of the three tests listed above,Encompass interprets the test as having a value of 0 (zero) and uses 0 (zero) as the Discount Points thatcan be excluded based on reduction in rate. This issue has been resolved and Encompass now ignoresany blank values for the three tests listed above.

Previously only one of the required documents would be listed on theemail notification.

Scroll Bar Added to Send Window for Encompass Consumer ConnectLoans with Three or More Recipients

For loans originated on an Encompass Consumer Connect website, a scroll bar now displays on the recipientsection of the Send window when sending files to more than three recipients via the eFolder Send button. Thescroll bar enables users to scroll down to view the Recipient Authorization Code fields. Previously, thissection of the Send window was a static element with no scroll bar. When there weremore than threerecipients, the Authorization Code fields were not visible on the window and the Subject field overlapped thename of the fourth recipient on the list.

Workaround Information:

The following workarounds were provided for this production issue and are no longer required for Encompass20.1 and later:

n Send files to three or fewer recipients at a time in separate Send action.

n Use the Tab key to tab through the fields in the recipient section to access the Authorization Codefield.

Status Online Update Entries Display in the Loan Log for EncompassConsumer Connect Loans

For loans originated on an Encompass Consumer Connect website, an issue was resolved that resulted in anentry not being created on the Log tab in the Encompass Log when a Status Online Update email notificationwas sent. The update was being published and the email was being sent, but no Status Online Update entrywas added under the relevant Milestone entry in the log. This issue has been resolved, and log entries are nowbeing created when Status Online Update email notification are sent for loan originated on an EncompassConsumer Connect website.

Encompass Users Assigned to Loan Roles Can Be Added asRecipients When Using the Send Button for Encompass ConsumerConnect Loans

For loans originated on an Encompass Consumer Connect website, an issue has been resolved that causedissues when trying to add some Encompass users as recipients when files were sent by clicking the Sendbutton in the Encompass eFolder. When an Encompass user clicked the Add icon on the Send window andthen attempted to add other Encompass users who were assigned to Roles for the loan in the File Contactstool (for example, Loan Processor or Underwriter) one of the following two events would occur on the Add aFile Contact window:

n The contact’s Role was not available for selection on the Category drop-down list.

n The contact’s Role was available on the Category drop-down list, but an “Object Reference” errormessage would display when the Save button was clicked.

This issue has been resolved and users who have been assigned to Roles for the loan file can now be addedas recipients for the files.

For loans originated on an Encompass Consumer Connect website, the eConsent Declined message thatdisplays on the Alert & Messages tab in the Encompass Loan Log now clears under the following scenario:

1. A borrower at first declines and then later accepts eConsent.

2. An Encompass user then opens and views the consent messages.

Previously the eConsent Accepted message was clearing, but the eConsent Declined message was notclearing after themessages were accessed.

Error Message No Longer Triggered for DDM Rules With No Value Set

This issue has been resolved and this error is no longer triggered inthis scenario.

This client-side update (20.1.0.1) can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.

Issue Resolved: Batch Loan Update in SDK Results in Error WhenOpening Loans

(Added on 4/9/2020)

An issue occurred in the Encompass SDK after performing a batch loan update with loans (originated in theEncompass 19.4 January Service Pack and later) and opening the same loan (without modifying it) inEncompass 20.1. When opening the same loan in 20.1 that was included in the batch update in the SDK, anerror was triggered. This cause of this issue was identified and addressed. The error is no longer triggeredwhen opening a loan in the SDK.

The Encompass 20.1.0.1 update includes the following items, which are client-side updates that are applied tousers' Encompass client machines. A calculation trigger issue has been resolved that affected the P&I Reduction amount (field IDVASUMM.X129) from the Statutory Closing Cost Recoupment section on theQualification tab on the VAManagement input form. Previously, the P&I Reduction amount was not recalculating when an update wasmade to the Original Interest Rate (field ID VASUMM.X16) for IRRRLs. This issue, which was introduced withthe initial Encompass 20.1 release, has been resolved and the P&I reduction amount is now calculating asexpected.

When reviewing thesystem audit trail for this issue, it indicated that the check box was cleared by the user ID <system>. After furtherinvestigation it was determined that this issue was caused by a system evaluation of specific advanced code (thatincluded XDATE) used by some clients. When the advanced coding included XDATE, the system evaluatedXDATE as 1/1/1, and this resulted in the Changed Circumstance check box being cleared. Only loans using thisspecific advanced code were impacted. This issue has been resolved.

Workaround to Address an Issue with the SDK Call Used to CreateCorrespondent TradesAn issue with the Encompass SDK was introduced with the 20.1 release. Users utilizing the SDK to create acorrespondent trade started receiving the following error message when the correspondent trade call wasexecuted:

System.ArgumentNullException: 'Value cannot be null. Parameter name: uriString'

The following workaround for this issue is provided here. A fix for this issue is scheduled to be provided in a futureEncompass SDK release.

Workaround:

1. In your SDK application, open app.config/web.config.2. Search for the <appSettings> element.

n If the <appSettings> element is there, add the following line inside <appSettings>:

n If there is no <appSettings> element, add the following lines:
