AUCTION:

PROS CONS

There are different ways of sale you may choose from Private Sale, Auction and Tender which are the most common forms. The best suited method of sales is dependent on a number of factors including: Your individual requirements, the state of the market, the type of property, and the extent of completed and available residential development in the neighbourhood.

An auction is where your property is offered for public sale conducted by an auctioneer. Prospective purchasers are invited to make bids at a specific time and place as advertised. The property is then sold to the person with the highest bid, provided that the bid is acceptable to you.

Attracts highly motivated and competitive buyers.

Provides an opportunity for you to receive a maximum sale price as it does not set a cap price.

A sale on the day is a cash sale that is unconditional and therefore allows you more control over the terms of the sale.

Eliminates perceived negatives and objections to an asking price.

Established sale date creates urgency.Allows you to sell prior to auction.

PRIVATE SALE:

PROS CONS

Private sale is where your property is advertised for sale at a price range agreed upon between you and your agent. Once an agreement has been reached on a price, a deposit is taken and the terms of the agreement are formalised by the signing of the contract.

All buyers are eligible to purchase, whether conditional or unconditional.

Removes a sense of urgency as there is no fixed sale date.

As part of a successful marketing campaign we use professional photographs to help us create a strong sales appeal that will attract the right buyer. It is important to remove all unnecessary clutter and personal belongings from areas that will be photographed, ensure all lightings are in working conditions. We always advise our clients to follow these simple steps below, as it will increase the presentation of your property.

An agent is always present at every scheduled inspection, our sales consultant will record all prospective buyer’s details and stored in our database. However, we still suggest our clients to lock away any valuables and personal items during the inspection.

You may advise your listing agent if there are any specific features/rooms you would want photographed.

Outside: Rubbish bins, building debris, cars, boats, caravans etc. should be removed from the driveway, the front and sides of the house. Make sure children’s toys and gardening tools are stored away neatly without affecting the photographs.

Kitchen: It’s best to leave the benches looking spacious and clean, remove any dishes, cutlery, and home appliances during open for inspection and photography. Rubbish bins, cleaning products and tea towels should also be stored away in cupboards. Remember to remove all magnets, bills, paper works, and photos from the fridge.

Lounge: Neatly store away the remote controls, children’s toys, magazines and personal photographs where possible.

Bedrooms: Make sure the beds are made, and bedside tables are cluttered free by removing items such as clocks, lamps and photo frames.

Bathrooms: A well-presented bathroom can uplift the property’s overall presentation, remove all toiletries in shower (Shampoo, body wash, soaps etc.), towels, bath mats, children toys or dirty laundries in the bath tub.
