It is hard to believe
how ast 2008 is
going and that we
are already in the
second quarter o
the year. Recent
announcements
rom KeyBank and
Flanagan, Lieber-
man, Homan &
Swaim about their
commitment to stay downtown are very
good news, and as you can see by looking
in our New on the Scene section, several
other downtown businesses have recentlysigned lease renewals. Our upcoming Urban
Nights on May 16 is going to be a great
event, and we are also excited to be part-
nering with the City o Dayton, Montgom-
ery County and Culture Works to bring the
City Lie sculptures back or another exhibit
this summer that will eature twenty new
public art pieces.
We also realize that downtown aces some
real challenges in the coming year and that
we have a lot o work ahead o us. Vacancy
rates or our center city are high, due in
part to some large corporate relocations
that were previously announced and took
place in 2007. The DDP has been working to
address these issues, and we will be sharing
details o our strategy at our annual meet-
ing on Tuesday, May 6, at 7:30 a.m. at the
Crowne Plaza Hotel. We hope you can join
us to learn more about our 2008 Strategic
Initiatives that are in motion and other
projects that will have an impact on ourdowntown.

Downtown DaytonHome to American DreamIn 2000, the corporate oce o a small tax service with
ewer than 10 employees rented space in One DaytonCentre. Only eight years later this coast-to-coast companyranks ourth among the nations largest tax operations. The
success o Instant Tax Service is due to the entrepreneurialspirit and drive o its CEO, Fesum Fez Ogbazion.
Fez immigrated to the United States rom Ethiopia at the
age o 9. His parents were two o the ortunate ew in hisvillage who obtained an education thanks to missionaries rom Indiana. They made themove in order to pursue higher education or themselves and their children.
While a sophomore at the University o Cincinnati, Fez opened his own tax prep serviceOnly 19 years old at the time, Fez ound great success and in six years had opened 26oces around Cincinnati. He sold the company to Jackson Hewitt and came to Dayton
to start a new tax service.
I like the people o Dayton, and you cant beat the aordable rent and avorable wages
Fez said. I travel all over to sell ranchises and Ive seen the high retail space costs, theinsane trac jams. Dayton is a great place to grow this business.
Fez is now just 34 and his Instant Tax Service has approximately 1,400 stores in 30 cities
across the country. All o this growth has led to an expansion o the executive team, alloing Fez to pull back and let his sta run the operation while he grows the business. In a
true show o the kind o guy he is, hes even relocated to a smaller oce, relinquishing tprime corner oce to his in-house corporate counsel.
As or his parents who brought him here, his ather obtained a Ph.D. in theology and is aminister. His mother is a retired nurse. She now spends her time in one o her sons store
ronts, preparing taxes.

Kuhns Building
Downtown law rm Flanagan, Lieber-
man, Homan & Swaim will be relocat-
ing to the Kuhns building this summer
rom their current location adjacent to
Sinclair Community College. They plan
to sign a ve-year lease or 11,600 sq. t.

We looked at several downtown buildings thanks to the DowntownDayton Partnerships Site Seeker program. When we ound the Kuhns
building, we were immediately impressed, said Brad Smith, partner in
he rm. Its rst-class space, and were committed to staying down-
own.
Downtown developers Bob and Nancy Shier purchased the historic
Kuhns building in 2002 and began intense rehab work. This move
brings the Kuhns building to 100% occupancy.

KeyBank has announced its plans
or a new downtown Dayton head
quarters at 10 W. Second Street,
the ormer headquarters or Mead
Corporation. KeyBank will move its
banking operations and corporate
oces rom 34 N. Main Street to
the tower by the end o 2008. Visible changes will include the addi
tion o the KeyBank name and logo to the tower.
The rst foor o the building will be the new home or the down-
town Main Oce branch acility, and the top three foors will house
Corporate Oces, Retail Banking Administration, Commercial
and Business Banking, and several other departments. All totaled,
KeyBank will be taking 54,000 sq. t. in the new building or 200
employees.
This is an ideal location or our Dayton headquarters, oering
KeyBank great visibility and presence in downtown Dayton, said
Ed Reilly, KeyBank Southwest Ohio District President. In addition

Spring Urban Nights Set for Friday, May 16Walk on downtowns creative side! Join us or Urban Nights on Friday, May 16 rom 5to 10 p.m. or the best o downtowns arts, dining, nightlie, housing and other creative
spaces. Over 100 locations will participate in the event, including the Oregon ArtsDistrict and Wright-Dunbars Business Village. Urban Nights has been described as an

August 15.
