It was a pleasure meeting with you the other day. You’ll recall we dropped
by your home to inform you about doing some pest control work in your
neighborhood. You were gracious enough to take a few minutes and talk with us.
You requested our “Homeowner’s Guide to Finding Pest Control Services”.
We understand you may not be ready at this moment for pest control in
your home, at some point though you will; it’s the nature of living in this area.
It’s unavoidable; at one point or another you’re going to encounter a pest prob-
lem in your home. That’s why we created this guide, to help you make an in-
formed decision about pest control services when you do face the inevitable… rid-
ding your home of pests and/or rodents.

Carrollton, Texas is a thriving, continually growing
community. It’s been ranked as the 23rd most
populous city in Texas. In 2006 Carrolton was
named in “Top 100 places to live” by Relocated
America, and Money Magazine voted it the 19th best

children under the age of 18. It’s an affluent com-
munity that continues to grow, attracting people
from all over the world who want to live here.
With annual temperatures ranging from 36-97 de-
gree Fahrenheit our humid, subtropical climate at-
tracts all types of pests and rodents, but that’s not
all it attracts, it also attracts large pest control com-
panies looking to prey on this affluent community.
If you do a Google search for ‘Pest Control Compa-
nies in Carrollton TX’ you’ll find 829,000 results to
that search. The Internet is a great place to find
information, but when you have a pest or rodent
problem and want immediate help, which of those
829,000 results has the answers you need? Which
of those companies do you trust? We encourage
you to give it a try, type that in a Google search.
Among those 800k+ results you’ll find those that
Angie’s List and Home Advisor recommend and
warn you to avoid. Angie’s Lists warns you about
154 and ranks 78 as top rated. Home Advisor pro-
vides their top 25 picks, based on a detailed screen-
ing process. There are more than 000 corporate
and independent pest control companies serving
our community and it’s not always easy for the cus-
tomer to identify which is best for them and their
needs. That’s why we created this Homeowner’s
Guide to Buying Pest Control Services.
In addition to the varying selection of pest control
companies, there’s also a wide range of pests and
rodents indigenous to our area that you should con-
sider. Not all pest control companies are equipped
and/or experienced to handle all of them. Many
companies, often the big name pest control compa-
nies, are only capable of handling the most
basic pest and/or rodent issues.
You should be aware of the types of pests
and rodents that are indigenous to our cli-
mate and area, which can take up residence
in your home. You may never have all of
these infiltrate your home, but at some
point during your residency here, you’re
bound to encounter at least one, if not more of

Infestations can be traumatic, even if you’ve experi-
enced it before. If it’s your first time having to re-
move unwelcome guests (the four-legged or insect
type, not family members) rest assured, there are
companies like ours who are skilled and experi-
enced to help you remedy your problems. You have
every right to be traumatized and you should act
with urgency, but so too should the company you
engage. They should act with the same urgency
and intensity you would expect in order to rid your
home of the uninvited (and unwanted) visitors.
Who Do You Call?
Pests and rodents are more than an annoyance;
they can and will create tremendous damage to
your home if you don’t take action against them.
The longer you wait the more damage they will
make and the more costly repairs can be. The first
thought many will have when they do discover an
infestation is to call their insurance agent to inves-
tigate how much the expenses will be covered by
their homeowner’s insurance. Unfortunately, ac-
cording to many experts, insurance companies are
not reimbursing or paying for the eradication of
pests and vermin and/or repairing the damage they
create.

Your best course of action is to call several local
pest control companies like ours to find out how
they can help rid your home of those unwelcomed
inhabitants. So then where do you start? If you’re
like most home owners searching information
online, you start at the top of page 1 with the first
link. However, that link is #1 because its author
knows how to get that top position… often times by
paying to be there. Why is that important to you?
The information there may be good, but will it be
specific to your needs? Or will you still have to
“figure it out” on your own?
You can waste a lot of time searching the Internet
for information, but nothing beats experience, and
information is no
substitute for it!
What kind of ex-

looking for then?
You want profes-
sionals who spe-
cialize in the in-
festation you
have, and has the
knowledge and
experience with it your area. You want to work with
a company who has already done the work you
need done, time and time again. Experience is
something you’ll recognize when you talk to real
people. Doing research online is okay, it’s a great
place to start, but you ultimately want to invite
some local companies to your home to investigate
your unique situation and offer you a customize so-
lution. An article or website created by a huge
company in a distant part of the country doesn’t
know your area. Only the companies within your
town with people who work and live where you are
can really know what challenges exist in your area.
It’s especially helpful to talk with companies that
have done work, or are doing work presently in
your neighborhood. They’ll have an intimate
knowledge of the construction and designs of
homes in your neighborhood, and therefore be able
to offer a solution that works in your situation.
This can save you time, money, and a lot of head-
ache down the road. These are the folks who can
offer you options and solutions that fit you and
your budget.
There are any number of qualified local pest control
companies in your area that are more than capable
of providing you with a accurate quote and solu-
tion. Home styles, designs and construction can
create various challenges in ridding pests. You will
quickly know when talking with several which have
the experience and expertise to help you.

Think about this…your home is the single biggest
long-term investment you’ll ever make! Cars come
and go, electronic toys become obsolete, clothes
and shoes go out of style, but your house is the
place you call home. It’s an oasis to escape the
daily grind of work and for many; it’s a place to
raise a family. A home is more than the 4 walls and
roof that make up the structure. It has value and
memories; an investment of both your time and
money.
Getting rid of pests is rarely ever thought of as an
investment in your home, but it is and you should
consider it such. It’s easy to see how home im-
provements, like replacement windows, a new roof,
gutters, or an upgrade to the foundation would add
to the value of your home, but wouldn’t you rather
add those things out of want, rather than necessity?
The infestation of pests can go undetected and
while it does, they can not only cause damage to the
physical structure, but also ruin the value of the
home. If damage progresses you could be forced to
pay for improvements and/or replacements, which
could be sizable investments.
As example, imagine termites infiltrated the trusses
of your attic. It can seriously compromise the
structural integrity of your roof. Such a situation
could require you to replace the trusses as well as
the roof and roofing materials. The average cost of
a replacement roof in our area, not considering the
cost to replace the support structure (trusses), is
$6,766.00. The difference in investment to rid
your attic of the termites is considerably less. Pest
control is a preventative measure and an invest-
ment in your home, not an expense. Pest control,
in most all cases, is far less intrusive a process than
all major repairs or reconstruction.
It’s unfortunate there’s the need for pest control,
but it would be necessary where ever you may
choose to reside. Studies and evidence prove that
the riding and the continued avoidance of future
pest infiltrations is less expensive than major re-
pairs. “An ounce of prevention is worth a pound of
cure.”
Your Choices
There are large, name brand pest control compa-
nies you’d recognize from advertising. They have
‘proven pest control systems’; however most are
established on a ‘one size fits all’ philosophy. This
is to say that all homes and homeowner’s pest
problems are the same. They operate on ‘A pest
problem is a pest problem and our solution will
work regardless”, but that not the case. Addition-
ally, many of the systems are designed to be pre-
ventative, offer little more than the monthly spray-
ing of harsh chemicals into the nooks and crannies
of your home in the hopes that the chemicals will
reach their intended targets.

Additionally, what’s the depth of the pests and ro-
dents they’re able to treat? As you saw in the
graphic of indigenous wild life in our area, it’s
pretty broad. Can a ‘one size’ treatment truly ad-
dress such a wide range of pests? No, it can’t! The
steps to rid a home of rodents and prevent them
from returning are drastically different from that of
getting rid of cockroaches
or spiders.
Many insects like spiders
and wasps create webs or
nests near the roof and
under the eaves. During
regular treatments these
webs and nests must be
knocked down to deter
them from returning.
Spraying chemicals at the
baseboards and founda-
tion doesn’t take care of this problem. An experi-
enced, caring pest control company will take care of
these. Despite how unwelcome these guests,
they’re smart, they’ll simply find new places to nest.
Those places aren’t always in the home. Most com-
panies treat around the foundation of the house,
but they also should treat around the top of the
home, including the eaves and overhangs. Pests
will also find safe haven in your yard too. Grass,
bushes, and flowerbeds should all be treated, ex-
tending out to the perimeter of your property. A
great service company extends their coverage to
treat the entire yard as
well. An experienced
pest control company
will know how to out-
smart the pests… this
comes from years of
doing the work; being
with each type of pest
and rodent.
What of those chemi-
cals the company
uses? Are they safe for
your family and pets? Are they safe for the envi-
ronment? These are questions you should be ask-
ing. You should have the choice of low toxic family
friendly chemicals, or a 100% organic treatment.
Organic treatments tend to be a little more costly
and need to be done very frequently, but for some
people the benefits outweigh the additional ex-
pense.
There are 2 parts to pest
control: The first is to rid
them from your home, and

in place. How much time
will a technician spend at
your home during each of
your treatments? Having
previously worked for sev-
eral of the big companies we would visit 21-25
homes per day. The longest a technician would
spend at the home would be 20 minutes. Because
of the schedule and the ‘cookie-cutter’ treatment
processes they used, their technicians were forced
to rush through each treatment as fast as they
could, so they could get to the next home and com-
plete the schedule for the day. In contrast, a well
managed company will take fewer calls each day in
order to allow the technician the quality time they
need at each home to do a thorough inspection and
complete treatment. For example, Falkin schedules
no more than 12-14 appointments per day. That

Lastly, a great pest control company will know their
limitations. It’s a good business practice not to ex-
tend service beyond their capability. They should
tell a customer when they can’t help them, rather
than take on a task they know they have no experi-
ence doing. For example, recently we were called
to investigate both a termite and raccoon problem.
Termites are common in this area and ridding a
raccoon on its own can be difficult. However, our
technician visited the customer’s home to find out
there was more to the story than just a raccoon in
the attic.
This particular raccoon was a mama and her babies
also inhabited the space in the attic. Typically a
raccoon can be trapped; unfortunately the babies
cannot be trapped. They have to be removed by
hand, which would have required cutting through
drywall and putting the babies in potential danger.
It was beyond our scope of experience so we recom-
mended a professional trapping company be called.
We were able to take care of their termite problem
and offer an amicable option to the raccoon infesta-
tion.
A great pest control company should be interested
in ridding your home of the pest and keeping them
away, not just in taking your money. While many
pest control companies focus on the bottom line
first, our focus is on YOU the customer first.

You have a problem. Something has taken up resi-
dence in your home, an unwanted guest, something
with hundreds, even thousands of years of instinct
for survival. It knows the habitat and climate bet-
ter than we ever will. They’re critters, insects, rep-
tiles, and vermin… far more than pests. You’re not
without options though. In fact, you have a lot of
options, which can be a problem unto itself. How
do you know which pest control company is best
suited, equipped and experienced to tackle your in-
festation problem?
That’s easy, rely on your instincts. Take the time to do your due diligence, call local
companies and get them out to your home to inves-
tigate your problem and offer you solutions, even
options. That call is free, and if it’s not, then
they’re not the right company for you. Due dili-
gence goes beyond the facts and figures though.
You want a quality, family owned company with
experience and high integrity. It takes little more
than a certificate to become a certified applicator.
Every company will have certified applicators, peo-
ple who spray the pesticides. Pest eradication and
control is more than being able to point an applica-
tor, pull a trigger and release the sprays.
Falkin Pest Control is very different from other

cause I started the company. I started Falkin in
2014. You may be thinking, “What kind of experi-
ence can we offer if we’re that new?” Falkin is
new, but my experience is vast. I’ve been in the
pest control business since 2001. I started out in

companies push on residents. I’ve also been on the
operation side of those businesses, having managed
over 30 technicians at one time, so I know how

operated so I saved up enough money to start

We’re not right for every client. Not every
pest control company is right for every customer’s
needs. The same is true for us. We’re not an ’all

I mentioned I’ve been in the pest control business
since 2001 and in that time I’ve encountered just
about every question a client could think of. Here
are the top 18 most frequently asked questions we
get asked.

Are the products you use safe for my Fam-
ily?
All of our licensed professionals are trained on how to
properly handle and apply pesticides according to lo-
cal state laws. Falkin primarily uses products that are
Pyrethrin (derived from Chrysanthemums) or Pyre-
throid (exact copy but made in a lab)
How long does it take for the spray to dry?
Depending on weather conditions, 15 minutes to
45 minutes. Once it is dry, your dogs and kids are
good to go!
Will your products harm my pets?
We recommend you keep your dogs and cats
away from our product until it is dry. Once it has
dried, they are good to go.
I was treated recently and I am
still seeing some activity. Is
this normal?
Yes.. In fact, we generally see
an increase in activity for a
week or two after we treat. This
is actually a good thing. The pests
are being flushed out from their hiding
spots and running for dear life!
Do I need to get the inside treated every
time?
We do recommend inside treatment on the initial
service to make sure we get rid of anything nest-
ing inside, however once we have cleared them
out, it’s just a matter of maintaining protection
around your home to make sure they don’t get
back in so outside service is usually sufficient.
However, the inside is always included at no ad-
ditional charge, just ask!
How will I be notified when you guys are go-
ing to treat my home?
We generally send you and message or give you a
call 24-48 hours before we arrive. Please make
sure to leave your gate unlocked and any animals
contained so we can perform the entire treatment
around your home. We are also able to give you a
call instead of messaging you if that is preferred.
How long does it take to service my home?
Depending on the size of your home and the
unique requirements it may have, Initial treat-
ments usually take 45 minutes to 1 hour. Quar-
terly treatments usually take 25 – 35 minutes in
the summer and 20-25 minutes in the winter.
Is there a charge for Falkin to come back
out in between seasonal treatments?
Absolutely not! We are more than happy
to come back out any time you need us
FREE OF CHARGE. In fact, pest
control can very much be a process
sometimes, requiring multiple
treatments to control certain issues.
Do I need treatment in the winter
time?
Yes, many pests seek warmth when temperatures

drop. Cooler weather drives them indoors so they

I am not seeing any pests, do I still need the
service?
By law, pesticides must break down in the environ-
ment so they have limited residual life. This is why we
must continue treatment on a quarterly basis; other-
wise you run the risk of pest activity in and around
your home.
How long are your products effective?
Depending on weather conditions and product
usually 60-90 days
Is my yard included in the service?
Yes! Your yard will be inspected and treated if
needed every time we perform quarterly service.
If you see something pop up in between Quarterly
services, just give us a call and we will be out
there to take care of it ASAP.
How much does it cost?
For homes under 3,500 square feet our normal
price for the initial treatment is $189. Quarterly
service is usually $109 (every 3 months).
Do I have to sign a contract?
Yes. We want to put you under warranty to pro-
vide you with the best service possible.
I just had my initial treatment about 30 days
ago and now you guys are coming back
out. Why is this?
We always do your first 2 treatments back to
back; starting out aggressively to make sure we
get everything cleared out. Also, the first treat-
ment is designed to be different than the Quar-
terly treatments in order to control a broader
spectrum of pests. After these first two treat-
ments, we will return approximately every 90
days and as needed in between.
How do I know the technician you send out
is trustworthy?
All Falkin Pest technicians undergo our extensive
screening process which among other things includes
background checking and drug testing to ensure you
have someone you can trust in your home.
What pests are covered in my general pro-
tection plan?
Pretty much every insect except for mosquitoes and
wood-destroying pests like termites, though we do
offer treatment for these specialty pests for an extra
charge. We also take care of rodents if you have them
added to your plan, but nothing larger than a rat….at
least for now!
How can I trust you guys will do a good job?
