Judy Buffa, Secretary Growing up in Memphis, TN with parents who loved to travel instilled a desire to see the world. A job with an airline after college seemed like the perfect solution but too many others had the same idea. Teaching young children whose par-ents were in the military for the Department of Defense Dependent School system was the solu-tion. The first stop was Germany with opportuni-ties to travel by car and train around Europe, but Germany's cold weather put a transfer to Okina-wa, Japan on top of the list for a next adventure. Working in a large school system made it easy to change from regular to special education, even going into preschool handicapped, and finishing up as an Education Technologist helping teachers use computers in their curriculum. After a thirty-year career, good friends retiring, and mold in my beautiful apartment looking over the East China Sea, it was time to move back to the States. For-tunately, with the help of a Sarasota realtor and teacher friends LakeRidge Falls became my home in July of 2002. Having retired at the young age of 55 a second career presented itself in 2003. An ad in the Sun-day newspaper for part time clerical work at USFSM seemed like a possible second act. Creat-ing and editing reports for accreditations, main-taining Faculty Senate Web Pages, and some Aca-demic Affairs pages kept me busy for another ten years in the Office of Academic Affairs. Fully re-tiring in 2015 from USFSM allowed me to become more active in committee work here in LRF, hopefully preparing me to be on the 2020 Board.

Calvin Fitzgerald, Treasurer My wife Terry and I have been residents of Lake Ridge Falls for over three years ago. We were attracted to the Lake Ridge Falls community for multiple reasons: 1. the well-maintained homes and landscaping 2. the safety provided by the monitored and gat-

ed entry 3. The outstanding amenities such as pool, gym

and Clubhouse

Since we moved in, I have served on the Budget Committee in 2018 and 2019, the Roads and Grounds Committee in 2019 and the Security Committee in 2019. I have an extensive and broad range of experience of over 60 years in ac-counting and financial management for both pub-licly traded companies and privately owned com-panies in a variety of industries.

My goals as treasurer are: 1. to provide all LRF residences with a physically

safe and secure environment to enjoy 2. to help safeguard each homeowner’s property

values 3. to advocate a broader participation of LRF

Homeowners in both HOA committees and HOA Board of Director

this Association appreciate the long hours you contributed and the dedication in your services. You have a significant and vital role in making Lak-eRidge Falls one of the best communities in all of Sarasota and Manatee counties. Architectural Review Board (ARB) Guide-

lines – Back in July of 2018, the Architectural

Guidelines, Revision 9, was approved by the Board

of Directors following months of work by the

members of the ARB. Working on this revision,

these members focused on “cleaning” the guide-

lines to make them easier to read. Duplications

were edited, grammatical errors were corrected,

and ambiguous language was clarified. However,

the more important part was adding and updating

articles to address changes that have taken place in

the years since Revision 8 was published in

2014. Changes such as new technology, revised

local and state regulations, and new trends were

introduced and not accounted for. For example,

who thought in 2014 that security cameras would be so affordable and easy to install? Therefore,

the ARB decided it would be wise to attempt and

update the guidelines on a yearly basis in an at-

tempt to keep up and account for such changes.

For this reason, members of the ARB made sure

to be informed on changes that may impact the

guidelines and to make notes on new trends that

were introduced by members’ applications. At the

end of the year, the ARB met to incorporate such

changes and trends to the guidelines based on the

ARB mission statement which is to “ensure the

overall value of the community by preserving its

architectural integrity, harmonious design, and aes-

thetic principles through careful consideration of

the Community-Wide Standards…” Therefore,

the Board of Directors was presented with Revi-

sion 10 of the ARB Guidelines during its last meet-

ing. After a careful evaluation of the proposed

guidelines, the Board of Directors approved the

new revision with some minor changes.

While it will be a little hard to discuss in length all

the changes that were made, here are a few point-

ers regarding the revisions

made.

Property Manager Report by Oded Neeman 2020 Election – Last month, LakeRidge Falls held its Annual Meeting and for the first time it was held in the newly renovated clubhouse. Once again, LakeRidge Falls demonstrated an outstand-ing community spirit with about 200 owners at-tending in person or by proxy. After a productive meeting, Ms. Judy Buffa and Mr. Calvin Fitzgerald were elected to serve on the Board of Directors. Ms. Lori Klein and Ms. Lynn Gregg will continue their second year in office. As one may notice, this year the Board of Directors will consist of four Board members and not five as in past years. Nevertheless, the Board reserves the right to ap-point by an affirmative vote any member who is believed to have the required set of skills to fill the vacancy. Following the Annual Meeting, an organizational meeting took place in which the new Board of Directors chose its officers. Ms. Klein was elected to be LakeRidge Falls’ new President; Ms. Gregg was elected as Vice President; Mr. Fitzgerald was elected to serve as the new Treasurer; and Ms. Buffa was elected to serve as LakeRidge Falls’ Secretary. I want to take this opportunity to congratulate the new Board of Directors and wish all a successful and productive year.

I would also like to take this opportunity to per-sonally thank Mrs. Mary Cochran, Mr. Dick Dorn, and Mr. John Sullivan for their hard and dedicated work serving this community for the past four years. As someone who worked closely with them, I can testify to their endless level of care which was demonstrated by the many hours they volunteered in serving the community. While not all may agree with the decisions made, I am sure many may agree that during their time on the Board LakeRidge Falls reached new levels of effi-ciency and excellence. Finally, I would like to also thank all the great members of the different Committees who finished their terms this year. It was a great pleasure working with all of you dur-ing this past year and I am sure all members of

• Turn off ceiling fans after use; • Failure to follow the above shall result in en-

forcement. Fitness Center:

• Fitness Center hours are 6 am to 11 pm;

• Guests under 18 are not permitted at the Fit-

ness Center;

• Proper closed-toe footwear is required;

• Use equipment at your own risk;

• Make sure to familiarize yourself with the

equipment before use;

• Workouts on cardio machines are limited to 30

minutes;

• Be considerate of others;

• No food or drinks besides water in a spill-proof

container;

• Return and wipe down all equipment after use; • Failure to follow the above shall result in en-

forcement. Using the Amenities Centers – Staying on a somewhat related issue, the Buildings Committee discussed recently the issue of residents’ failure to restore the room or areas they use to the condi-tion they were in prior to their arrival. The com-mittee reviewed a few complaints it received which stated: 1. Areas such as the grand salon and kitchen were

left dirty following an event; 2. Chairs and tables were not stored or put back

in place following the usage of the multipurpose room, the activities room, and/or grand salon.

Therefore, the committee is asking you to “please remember when using the clubhouse, you are re-sponsible for restoring it to the condition it was in prior to your arrival. If you and your friends make a mess, please be courteous enough to clean it up. This may include cleaning kitchen counters, emptying trash receptacles, washing and restoring all kitchen items to original places, i.e., coffee pots, utensils, tablecloths. taking care of floor spills, pick-ing up debris left on the floor of bathrooms & oth-er areas utilized.” In addition, the committee is ask-

1. Reflecting films - clarification regarding opacity.

2. Mulch – shells and rocks are not approved

mulch material.

3. Canopy Trees – revision following House Bill

1159.

4. Light Bulbs - colored light bulbs or bulbs de-

signed to flicker are not allowed.

5. Painting – new timelines following the comple-

tion of the painting project.

6. Curbing – clarification regarding the width of

the allowed curbs.

7. Video doorbell – new guidelines regarding the

install of video doorbell such as Ring, Nest, etc. With the above in mind, we strongly encourage all homeowners to read the latest version of the guidelines. A copy of the new Architectural Guide-lines can be found on the LakeRidge Falls’ website under the tab “Forms.” As always, hard copies are available in my office per request. Amenities Center Rules – After a few weeks in

the making, we installed the new rules for the

Clubhouse, Fitness Center, and Clubroom. It is

very important that you take a moment to read

these simple rules before you use the facilities. We

once again thank you in advance for your coopera-

tion on this matter. The following are the rules

that were posted:

Clubhouse and Clubroom:

• Clubhouse and Annex Buildings hours are 6 am

to 11 pm;

• Guests under 18 must be supervised;

• Shoes & shirts are required;

• No swimsuits;

• No smoking or vaping;

• Service animals are allowed;

• Private events are not allowed;

• Sale of alcohol is strictly prohibited;

• Computer use is limited to 30 minutes;

ing that when you are done using any room to restore furniture, such as folding chairs and tables, put back to their original state. On behalf of the Buildings Committee and the Board of Directors, we would like to thank you in advance for your cooperation and understanding on the matter. Fire Extinguishers - Being the most commonly used tool for fire protection in many households, fire extinguishers are extremely important as they are the first line of defense. While you are not required to know how to operate one, it was felt it would be wise to encourage all residents to familiarize themselves with the usages of a fire extinguisher. First, please note that there are several fire extinguishers through-out the clubhouse, annex, and gatehouse buildings. For general knowledge, please be aware of the five more accessible extinguishers: 1. Clubhouse Hallway 1 – near the fitness center 2. Clubhouse Hallway 2 – near the activity room 3. Kitchen – near the Food Bank barrel 4. Grand Salon – near the north double exit doors

5. Club Room – near the double exit doors

Keeping the following in mind, here are the guidelines for using a fire extinguisher based on Occupational Safety and Health Administration (OSHA) as it appears on its website: “Most fire extinguishers operate using the following P.A.S.S. technique: 1. PULL... Pull the pin. This will also break the tamper seal. 2. AIM... Aim low, pointing the extinguisher nozzle (or its horn or hose) at the base of the fire. 3. NOTE: Do not touch the plastic discharge horn on CO2 extinguishers, it gets very cold and may dam-

age skin. 4. SQUEEZE... Squeeze the handle to release the extinguishing agent. 5. SWEEP... Sweep from side to side at the base of the fire until it appears to be out. Watch the area. If

the fire re-ignites, repeat steps 2 - 4.

If you have the slightest doubt about your ability to fight a fire - EVACUATE IMMEDIATELY!”

Landscaping – Please note that in the next few weeks West Bay Landscape, LakeRidge Fall’s landscape maintenance company, will start implementing a rejuvenation pruning practice on selected plant material. The University of Florida in an article named “Pruning Landscape Trees and Shrubs” explains that “rejuvenation is a drastic method of pruning old shrubs that have become much too large or have a large amount of non-flowering wood.” In addition, LakeRidge Falls’ Pruning Guidelines states that this “process promotes new stems with multiple branches and ultimately results in a denser, thicker hedge.” Therefore, please don’t be alarmed if you see pruning crews starting to considerably prune some of the plant material in the front or back of your house. It is done based on pruning guidelines and what is known to be as best pruning practices. Phase II of Long-Term Landscape Plan – A few weeks ago, West Bay Landscape, LakeRidge Falls’ land-scape maintenance company, was onsite performing landscape work inside and around the pool area. More specifically, West Bay enhanced the landscape based on the long-term plan as composed by the Long-Term Landscape Group and approved by the Board of Directors. If you recall, the Long-Term Landscape Group was established to create a long vision landscape architecture design in order to achieve a unified environmental and aesthetic look for LakeRidge Falls’ common landscape areas. To make a long story short, we promised to share before and after pictures from the project. Here are some pictures as promised.

Irrigation Pump – Staying on the issue of land-scaping, the Variable Frequency Drives (VFD) lo-cated at the irrigation station stopped working last month. In super simple terms and as explained in the past, the VFD is like a car accelerator. It regu-lates the flow and pressure in the irrigation system based upon demand, which helps in reducing pow-er consumption. More importantly, without a VFD the pressure in the irrigation system will fluctuate too often going from really high to really low in a matter of seconds which can cause the irrigation pipes to burst. For this reason, you may have no-ticed that the irrigation was not coming on around your house at times that you are used to. Follow-ing this, ProPump & Controls, LakeRidge Falls’ irri-gation station maintenance company, confirmed the VFD is bad, placed an order with their supplier in Mississippi, and came a few days later and in-stalled the new VFD. After the new device was installed, ProPump & Controls made sure the sys-tem is up and running again. We are happy to say the fact the irrigation station was off for almost a week had no impact on the landscaping through-out the community. Dryer Vent Cleaning – A couple of residents recently inquired about cleaning the lint from the dryer machine’s vent. This is a good reminder to raise awareness among residents regarding clean-ing dryer vents. While it is not required by the As-sociation, cleaning and clearing dryer vents is al-ways a good idea. Although most think that clean-ing the lint filter regularly is enough, the fact of the matter is that a lot of the lint finds its way through the filter building up into the vent line. This pre-vents efficient airflow to the dryer vent which in return causes the dryer to work harder which produces more heat. Because lint is highly flamma-ble, this can lead to a fire. Therefore, we strongly recommend that residents take action on this mat-ter and hire a professional company to clean their dryer vents. We encourage residents to come to-gether and hire one licensed and insured company for this job in order to enjoy a block price which may save some money for those who choose to take on this project.

The LRF Social Com-mittee held their or-ganizational meeting on Monday, February 10, 2020. At this meeting our new of-ficers were elected: Jane Kintz and Leigh Selby - co-chairs, Sandie Nuwaysir - treasur-er, and Joanne Sawyer - secretary. We are looking forward to a busy and successful year. We are also still looking for more members. We meet on the first Monday of every month at 10:00am. Our upcoming events include:

The Social Commit-tee is looking for a group of able bodied resi-dents who would be willing to be a part of our “Set-up Crew”. This would require about an hour of your time prior to the ac-tual event - for example 5:30 on Bingo night and 4:00 on TGIF night. Anyone interested can sign up on the Clubhouse Bulletin Board. We are once again spon-soring an outing to the SRQ Pops concert and fireworks at Ed Smith Stadium on Friday, May 8 at 8:00. The tick-ets are $25 and can be purchased from Paula by April 10. Wine and Fiction Book Group Update By Barb Weigand

Please join us on Tuesday, March 31st as we discuss this month’s book, The Dutch House. Written by Ann Pachett, the novel tells the story of two siblings and their long-standing, unending connection to the ornate family mansion in which they were raised. The book promises to make for an interesting discussion of life sprinkled with a bit of fairy dust! We will meet at 7:00 PM in the LRF clubhouse activities room. Please bring an appetizer/dessert and wine or an-other beverage; we love to share! Oh you didn’t have time to read the book? No problem – come anyway and join us for a fun evening. Tickets for the Friday, 8:00pm, May 8th outdoor performance of the Sara-sota Pops Orchestra are now on sale. Grab your bell bottoms and come out to the Orioles’ Ed Smith Stadium for a night of music from a time when the term “catch you on the flip side” referred to vinyl records. Grab some ballpark fare and listen to the powerful vocals of AJ Swearingen and Jayne Kelli with Sarasota Orchestra as they perform a collection of iconic songs such as James Taylor’s Fire and Rain, Fleetwood Mac’s Land-slide, Carole King’s You’ve Got a Friend and so much more. A spectacular fireworks display closes out this memorable evening of song and sympho-ny. Tickets are $25 per person and must be purchased from Paula by April 10th. The Art League will not be doing a movie night in March, but instead will hold one in April. Watch the bulletin board for date and the movie planned! Mark your calendar for May 17th for the next art reception The theme will be "Asia" and the challenge board theme is "red and gold". If you plan on participating in the challenge board, please contact Jackie to get your 8x10 canvas. The piece can be done in any medium, but it must be red and gold. For the "Asia" theme your piece or pieces can be of any size and ready to hang from the hang-ing cables. Please get your pieces to Irene Cerdas by May 1st for planning purposes. Watch the next Forums for more de-tails. The Art League is looking for resident photographers who would like to show their works.
