HVACThe HVAC system consists of a rooftop HVAC central plant with individual air handling units with economizer capability located on each floor. There is a closed circuit cooling tower for tenants’ additional cooling needs with a 7.5-ton capacity per floor.

ELEVAT ORSAll floors are serviced by six geared traction passenger elevators, each with 3,500-pound capacity and a travel speed of 400 feet per minute. One dedicated service elevator with a 4,000-pound capacity and travel speed of 400 feet per minute serves all floors.

ELECTRICALThe electrical system is comprised of 3,000-amp, 277/480-volt, three-phase, four-wire, and alternating current.

BUILDING AUTOMATION SYSTEMThe energy management system consists of a direct digital control system that controls the daily start/stop schedules as well as activates after hours service on a floor-by-floor basis.

FIRE LIFE SAFETY SYSTEMSFire Protection consists of a wet pipe, automatic sprinkler system with flow switches, and alarm horns with wet standpipes, points of connections within tenant space on each floor, hose cabinets, a backflow preventer, fire water pump and diesel powered pumping equipment. The Building also includes hard-wired/battery-operated smoke detectors and fire-rated doors and door hardware with pressurized stairwells.

Life safety systems include a central alarm panel, strobe light alarms, illuminated exit signs, and battery back-up light fixtures.
