Overview218 Staring Lane, Baton Rouge, LA 70810.
This is a 30+ year old, single-story, concrete block building with a metal roof. The concrete parking lot has 19 spaces along the north end of the lot. There is a large covered front porch area and a 4’ overhang along the entire north side of the building. The interior has few walls. The building had been built and used solely as a dry-cleaning business (Kean’s) but has been out of use for the past few years. Staring Lane was widened from 2 to 4-lanes 5 years ago and that improvement has greatly increased the daily traffic volume in front of the property to over 18K vehicles per day. Commercial zoning along highland Road is limited to a small enclave at one-mile intervals south of the LSU campus. These limitations on commercial zoning make this property’s C-2 commercial zoning even more valuable. The site is surrounded by established (50-60 year old) residential neighborhoods (Magnolia Woods & Wildwood) with a few new and fill-in subdivisions (Highland Oaks). This commercial enclave contains a small strip center with a 24-hour fitness center, C-Store, donut shop, dry-cleaner and two popular restaurants: Sammy’s Grill & George’s.
