LOCATION
The property is situated on the north side of Falkland
Way, adjacent to Victory Way in an established industrial
and commercial area to the west of Barton town centre.
Other occupiers in the immediate vicinity include Wren
Kitchens and Grayton Engineering. Barton town centre is
approximately 1 mile away offering a good range of local
amenities.
Falkland Way is accessed from the A1077 which is the
main road leading out of Barton the west providing access
to the Humber ports at Killingholme and Immingham and
to a number of outlying villages. This is the town’s
principal industrial and commercial area and is home to a
variety of businesses with typical units being used for light
and general industrial purposes, but also uses within the
food sector.
Barton upon Humber is a popular Georgian town on the
south bank of the Humber and sitting adjacent to the A15
dual carriageway which provides easy access in to Hull via
the Humber Bridge and A63. The A15 joins the national
motorway network at Barnetby Top at the M180 / A180
interchange.

bounded to the west by Victory Way.
We understand that planning permission had previously
granted for a scheme of 11 industrial units on part of the
site only. This establishes the principal of industrial
development on the site, but the vendor accepts that any
sales will be conditional upon planning permission.
The vendor is now looking to sell of individual plots on a
piecemeal basis having put in the initial infrastructure or
sell the entire site. Deals can be tailored to suit an
individual occupiers requirements with plots being
available from 0.3 acres upwards. Larger sites can be
