The layout has been formed in S.No.1161/1 and 1162/1Al inMadhuranthagam Village Madhuranthagam(Taluk) previouslyKancheepuram now Chengalpattu District Tamil Nadu-603306. The landin question is owned by the promoters having been acquired through thepurchase document no. 3633/2006 dated 13.09.2006 and 3640 dated20.09.2006 both on the files of SRO Madhuranthagam.

(v) Details of Approval obtained from Various CompetentAuthorities for commencing the Project :

The project is for development of 0.42 acres and has been approved byDTCP vide approval order No.6582/2019 dated 17.12.2019 layoutapproval No.512(R)/2019 (This number revises previous approvalno.137(R)/2019) and Madhuranthagam Municipality by letter No.429/2019/Fl dated 05.02.2020 with regularization permit no 15/2020vide ROC No.429/2019 dated 05.02.2020 (Copies of DTCP andMunicipality orders enclosed).

(vi) Brief details of the projects launched by the promoter in the lastfive years, whether already completed or being developed, asthe case may be, including the current status of the saidprojects, any delay in its completion, details of cases pending,details of type of land and payments pending etc.

The Company Ws. UV Infrasfructure Pvt Ltd has already launched aproject ( Layout) and registered the same with RERA having registrationno.. TN/01/Layout/0118/2018 dt 20 Manjula Syamnath is Co

ossmet• of DTCP approved layout namely Maharshi Nagar atMadhuranthgam which approval dated 24.12.2014 and hence thecompletion certificate has been Obtained before implementation of RERA.The layout was developed out of own funds and no payments are pendingto the land owners. There are no cases pending against the promoters.

(vii) Agency to take up external development works LocalAuthority (exact Authority or any agreement to the Authority) / SelfDevelopment;

All Roads have been formed and gifted to the MadhuranthagamMunicipality by gift deed No.4852/2019 dated 16.12.2019 executed beforethe SRO Madhurathagam. The Municipality is expected to complete thedevelopment works in future. The Roads will be laid through selfdevelopment.

(viii) Registration fee by way of a NEFT dated 20.03.2020 having UTRNo. 10BAN20080571209 drawn on Indian Bank for an amount ofRs. 5890 /- calculated as per sub-rule (3) of rule 3;

(ix) Any other information the applicant may like to furnish.

2. I/we enclose the following documents in triplicate, namely:-(i) authenticated copy of the PAN card of the promoters;

(iii) copy of the legal title deed reflecting the title of the promoter tothe land on which development is proposed to be developedalong with legally valid documents with authentication of suchtitle, if such land is owned by another person;

(iv) the details of cncurnbrnnccs on land on which developmentis proposed including any rights, title, interest or name of anyparty in or over such land along with details;

The land is free hold and no encumbrances are there on the saidland.The EC for the property up to date is enclosed.

(v) where the promoter is not the owner of the land on whichdevelopment is proposed details of the consent of the owner ofthe land along with a copy of the collaboration agreement,development agreement, joint development agreement or anyother agreement, as the case may be, entered into between thepromoter and such owner and copies of title and otherdocuments reflecting the title of such owner on the landproposed to be developed;

A) Authenticated copy of the building permit and sanctionedplan from the competent authority in accordance with thelaws applicable for the project, and where the project isproposed to be developed in phases, an authenticated copyof the planning permission, building permit / buildingsanction plan, partial completion certificate for each ofsuch phases;

The project is for layout development owned by the promotersfor which permissions from DTCP and MadhurathagamMunicipality have been obtained. Please refer copies enclosedalong with point No. I (v).

(vi) the sanctioned plan, layout plan and specifications of theproposed project or the phase thereof, and the whole project assanctioned by the competent authority;

The project is for layout development owned by the promoters forwhich permissions from DTCP and Madhurathagam Municipalityhave been obtained. Please refer copies enclosed along with pointNo.l(v).

(vii) the plan of development works to be executed in the proposedproject and the proposed facilities to be provided thereofincluding fire- fighting facilities, drinking water facilities, solidand liquid waste management, emergency evacuation services,use of renewable energy;

The project is for layout development owned by the promoters forwhich permissions from DTCP and Madhurathagam Municipalityhave been obtained. Please refer copies enclosed along with pointNo. 1

The DTCP and Municipality have collected development fees underThe Regularization Scheme 2017 as stipulated in G.O. No. 78 dated04.05.2017 and G.O.N0.172 dated 13.10.2017 and are expected tocomplete development as per their Schedule.

(viii) the location details of the project, with clear demarcation ofland dedicated for the project along with its boundariesincluding the latitude and longitude of the end points of theproject;

Refer Topo Sketch and Google map enclosed disclosing thelocation of the land and the latitude and longitude of the end pointsof the project.

(ix) Proforma of the allotment letter, agreement for sale, and theconveyance deed proposed to be signed with the allottees;

The promoters are engaged in selling plots in the approved layoutthrough direct sale documents and not through agreement of sale.

(x) the number, type and the carpet area of apartments for sale inthe project exclusive of the area of balcony, verandah, openterrace and other common areas, if any, details of which haveto be furnished separately;

The promoters are engaged only in selling plots in approved layoutand hence this is not applicable. The OSR for the park are clearlydemarcated in the layout and have been gifted to theMadhuranthagam Municipality through documents executed beforethe SRO Madhuranthgam (gift documents enclosed).( 4852/2019dated 16.12.2019

(xi) the nurnber and nrens of covered parking availablc in the project;Not Applicable

(xii) the ntnnber of open parking areas available in the project;Not Applicable

(xiii) Details of Undivided Shares pertaining to the project;

As the project is for development of approved layouts and plots areproposed to be sold to end users no UDS is involved.

(xiv)the names, addresses, phone numbers, email ids andregistration details of real estate agents, if any, for the proposedproject;

The promoters do not propose to engage any real estate agent forthe project.

(xv) the names, addresses, phone numbers, email ids andregistration details of the contractors, architects, structuralengineers, site engineers, project management consultants,HAVC consultants and Geo Technical Engineers, if any andother professionals or key persons, if any associated with thedevelopment of the proposed project;

As the project is for development of approved layouts and plots areproposed to be sold to end users engagement of the above saidprofessionals is not contemplated.

(xvi) a declaration in FORM Enclosed.
