MONTECITO BANK AND TRUST OVERALL SIGN PLAN 6900 HOLLISTER AVENUE

GOLETA, CA 93117 APN: 073-140-006

December 1, 2011

I. Introduction The property is located at 6900 Hollister Avenue (APN 073-140-006) and includes a one-story 6,018-square building for professional/institutional and commercial uses. The intent of this Overall Sign Plan (“OSP”) for 6900 Hollister Avenue is to provide guidelines necessary to achieve a visually coordinated, balanced and appealing signage environment at the site, consistent with ordinance requirements. The Owner will be responsible for rigorous adherences to the OSP. The Owner will determine signage locations for each tenant, consistent with lease terms, ordinance limitations and this OSP. The Owner will retain the right to approve the design and content of any sign proposed by a new tenancy and will ensure compliance with requirements for review by the City of Goleta under applicable ordinances. The OSP denotes allowances for the following types of signs: Wall Signs; Monument Signs; Safety Signs; ATM Signs; Building Address Signs; and Canopy Signs. A plan exhibit indicating the location of all allowable signs is depicted on Sheet AS-1. II. Signage Allowances

A. Tenant Signage

1. Primary and Secondary Tenants. The building will support one primary tenant and one to two secondary tenants. The Owner shall determine whether a Tenant is a Primary Tenant or Secondary Tenant.

2. Wall Signs.

a. Primary Tenant.

The Primary Tenant is allowed one wall sign on the sign band on the center of the south elevation. Tenant specific font and color, including logo are allowed. The letter height shall not exceed 24 inches. The letters shall be constructed of individual aluminum channel letters with internal halo illumination. The sign area shall not exceed 100 square feet.

b. Secondary Tenant – Single Secondary Tenant Scenario.

If there is only one Secondary Tenant, the Secondary Tenant is allowed a total of two wall signs. One wall sign is allowed on the sign band on the eastern end of the south elevation, and another wall sign is allowed on the sign band on the eastern elevation (see Sheet AS-1).

The sign area for the southern elevation sign shall not exceed 40

square feet. The sign area for the eastern elevation sign shall not exceed 100 square feet and shall be centered on the building façade. Tenant specific font and color, including logo are allowed. The letter height shall not exceed 18 inches. The letters shall be constructed of individual aluminum channel letters with internal halo illumination

b. Secondary Tenant – Two Secondary Tenants Scenario.

If there are two Secondary Tenants, one Secondary Tenant (Tenant 2) shall be allowed a total of two wall signs, and the other Secondary Tenant (Tenant 3) shall be allowed only one wall sign.

Tenant 2 is allowed one wall sign on the sign band on the eastern

end of the south elevation, and a second wall sign is allowed on the sign band on the eastern elevation. Tenant 3 is allowed only one wall sign on the sign band on the eastern elevation (see Sheet AS-1b).

The sign area for each allowed sign for Tenants 2 and 3 shall not

exceed 40 square feet. Tenant specific font and color, including logo are allowed. The letter height shall not exceed 18 inches. The letters shall be constructed of individual aluminum channel letters with internal halo illumination.

3. Tenant Identification Signage. For purposes of stating store identification and business hours, the tenants shall be permitted to place upon each entrance to its leased space a decal application with lettering not to exceed 144 square inches. The number and letter typeface shall be subject to the Owner’s approval. Such decal applications shall be exempt from a Sign Certificate of Conformance and review by the Design Review Board.

B. Monument Sign

1. One monument sign is allowed on the existing monument structure in the northeast corner of the property (see sheet AS-1). The monument structure is constructed of poured in place concrete. One sign will be allowed on one face of the structure and will read “6900 & 6950 HOLLISTER AVENUE” on two lines. The letter height shall not exceed 9

inches. The letters shall be constructed of individual aluminum channel letters with internal halo illumination.

C. Safety Signs.

1. Ground Signs. Three ground signs are allowed in the following locations:

a. Two ground sign on a single pole will be located at the drive-thru entrance. One ground sign will read “Drive-Thru Teller Entry” and the second ground sign will post the drive-thru and lobby hours. Each sign will not exceed 1.5 square feet.

b. One ground sign will be located at the drive-thru exit and will read “No Entry”. The sign will not exceed 1.5 square feet.

These ground signs shall be exempt from a Sign Certificate of Conformance and review by the Design Review Board.

2. Clearance Signs. One safety clearance sign will be allowed on the fascia of the drive-thru canopy above each lane. The sign will read “Clearance 11'-6" in white letters with a maximum letter height of 4 inches. This clearance sign shall be exempt from a Sign Certificate of Conformance and review by the Design Review Board.

D. ATM Signs. ATM signs identifying the bank name shall only employ halo-lit

illumination. E. Canopy Signs

1. A total of three (3) canopy signs will be suspended below the building

canopy along the north elevation. Each tenant is allowed one canopy sign above its storefront entrance. The canopy signs will be constructed of an aluminum frame and include backing with raised dimensional lettering. Tenant specific font and color, including logo are allowed. The lettering height on each canopy sign shall not exceed 12 inches.

F. Address Numbering. Address numbers that read “6900” will be placed on the

elevations of the building as noted in the Plan Sheets. The letters shall be a maximum of 14 inches tall. These address numbers are exempt from a Sign Certificate of Conformance and review by the Design Review Board.

III. General Signage Specifications

1. All tenant wall signs shall display only the official Ficticious Business Name of the tenant that is filed with the County Recorder’s Office, or is a tenant’s registered trademark logo. No other descriptors or logos (e.g. for products or services provided) are permitted.

2. If lighting is allowed, the permitted signs shall not have exposed crossovers,

conduits, conductors, transformers, etc. Any illuminated sign or lighting device shall employ only clear or white lights emitting a light of constant intensity and no sign shall be illuminated by or contain flashing, intermittent, rotation or moving lighting or lights.

3. All illuminated signs shall be externally illuminated, internally illuminated

channel letters, or reverse channel letters with halo illumination. Halo illumination shall be limited to 4,500 lumens. Exposed neon lighting will not be permitted.

IV. Prohibited Signs

1. Signs constituting a traffic hazard. No tenant shall install, maintain, or cause to be installed or maintained any sign which simulated or imitated in size, color, lettering, or design any traffic sign or signal, or which makes uses of the words “STOP,” “LOOK” or “DANGER,” or uses any other words, phrases, symbols, or characters in such a manner to interfere with, mislead, or confuse traffic.

2. Immoral or unlawful advertising. Tenants shall not exhibit, post or display or

cause to be exhibited, posted, or displayed upon any sign, anything of an obscene, indecent, or immoral nature.

3. Signs on doors, windows or fire escapes. No sign shall be installed, relocated,

or maintained such that it prevents free ingress to or egress from any door. No sign of any kind shall be attached to a stand pipe except those signs as required by code or ordinance. Window signs for purposes of advertising are not permitted unless approved by the Planning and Environmental Services Department as an alternative to a wall sign otherwise permissible under this Plan.

4. Animated, audible or moving signs. Signage consisting of any moving,

swinging, rotating, flashing, blinking, scintillating, fluctuating, or otherwise animated light is prohibited, except for time and temperature displays.

5. Off-premises signs. Off-premises signs are not permitted.

6. Vehicle signs. Signs affixed to trucks, automobiles, trailers or other vehicles

which advertise, identify, or provide direction to a use or activity not related to its lawful making of deliveries, sales or merchandise or rendering or services from such vehicles are not permitted.

7. Light bulb strings and exposed tubing. External displays, other than temporary decorative holiday lighting, which consists of unshielded light bulbs, and open exposed neon or gaseous light tubing, are prohibited.

8. Temporary signage and advertising devises. Pennants, sandwich boards,

balloons and other devises used for advertising purposes are not permitted. A banner sign is permissible only if located where a wall sign otherwise is permissible under this OSP and only allowed when an application for a Sign Certificate of Conformance for permanent signage is pending. A banner sign shall be constructed of white plastic with dark lettering, shall be non-illuminated, and shall be no larger than the wall sign otherwise permissible in the selected location under this OSP. Design Review Board approval shall not be required for temporary banner signs.

9. Signs in proximity to utility lines. Signs that have less horizontal or vertical

clearance from authorized communication or energized electrical power lines than prescribed by the laws of the State of California are prohibited.

V. Procedures from Signage Review and Approval

1. Tenant shall submit to the Owner three (3) copies of detailed shop drawing of each proposed sign. Submissions shall be in full color, identify proposed signage areas, and letter heights, including typeface, logos, and their respective colors. Sign proposals shall demonstrate conformance with this Plan and applicable City ordinances.

2. Upon written approval from the Owner, tenant shall submit the detailed shop

drawings of proposed signs to the City of Goleta for review in accordance with its requirements for a Sign Certificate of Compliance. Any proposed sign that deviates from this Overall Sign Plan shall also be reviewed by the Design Review Board. Tenant shall obtain all necessary approvals from the City of Goleta for proposed signs prior to the commencement of sign construction.

3. It shall be the responsibility of the tenant’s sign contractor to verify all conduit

and transformer locations and service prior to fabrication.
