Gas Safe Register is the official gas registration body for the United Kingdom, Isle of Man and Guernsey, appointed by the relevant Health and Safety Authority for each area. By law all gas engineers must be on the Gas Safe Register. threatened by housing hazards and other issues including pests, nuisance, public health issues, drainage problems and waste on private land.

They aim to improve and maintain housing standards through:

Advice and enforcement of housing standards Provision of housing grants to help maintain and improve conditions Provision of measures to prevent burglaries and help reduce the fear of crime Promoting good management practices in the private rented sector License houses in multiple occupation

What happens after you have contacted the Council?

You will receive a letter providing a reference number and contact details of the case officer who will be dealing with your enquiry.

The officer will telephone you within 3 working days of your enquiry to discuss the details of your case.

The officer will arrange an appointment to come and see you and carry out an assessment of the property or problem .

If we are not able to help, we will provide details of who else may be able to assist you.

What are the likely outcomes of a customer complaint?

The problem could be resolved informally with your landlord. We could take enforcement action on your behalf and serve a legal notice

requiring the appropriate person to take action. If at the end of the notice expiry period the appropriate action has not been

taken then we can instruct contractors to carry out the works and / or prosecute. In some circumstances they may not be able to take action on your behalf but

should be able to refer the customer to any relevant organisations that may be able to assist further.

Housing conditionsResidential properties should provide a safe and healthy environment for people living there or visiting. We are able to assess the potential risks of poor housing conditions on your health and safety, and in some cases take action to reduce or remove the risk.

they use a national system for assessing the health and safety risks in dwellings called the Housing Health and Safety Rating System (HHSRS). This is a risk assessment process which looks at certain home hazards and assesses the likelihood of harm. If this is significant we can take action to ensure that the risk is reduced or removed.

The Housing Act 2004 provides more information on the HHSRS.

Here are some examples of hazards in your home:

Excess cold; damp and mould growth Fire and electrical hazards Carbon monoxide and fuel combustion produces Crowding and space Entry by intruders Domestic hygiene, pests and refuse Food safety Personal hygiene, sanitation and drainage Water supply for domestic purposes Structural collapse Collision and entrapment Falls associated with baths, stairs and steps, between levels and on the level

What happens when you contact us?You will receive a letter providing you with a reference number and details of the officer dealing with your enquiry. The officer will call you within 3 workings days of your enquiry to discuss details of the issue with you and confirm whether we can investigate it. If we are not able to we will provide you with details of who else might be able to help you. If we are able to investigate, the officer will arrange an appointment to visit you to carry out an assessment.

What action can we take?In deciding what action to take we will consider our risk assessment and whether we have a duty or power to act. We hope to be able to resolve the issue informally with your landlord. If we are not able to then we can take action to reduce or remove the risk. This includes:

Serve an improvement notice requiring essential repairs or improvements Close all or part of the property or restrict the number of occupiers Take emergency action where there is an immediate risk to the occupiers Serve a notice informing parties of the presence of hazards
