THECORPORATION-CastleMountainResortCastleMountainResortisaskiandalpinerecreationresortlocated50kilometerssouthwestofPincherCreek,Alberta.Theresort,formerlyknownasWestcastlePark,hasoperatedforover50years.CastleMountainResortInc.(CMR)wasincorporatedin1995tohandlethedevelopmentandoperationoftheWestcastleSkiArea.CMRisaprivatelycontrolledcorporationwithapproximately150shareholders.Approximately80%ofthesharesareownedbyresidentsofCMR.ShareownershipentitlesresidentstovotefortheBoardofDirectorsandhaveasayintheoperationanddevelopmentofCMR.Allresidentsareencouragedtobecomeshareholdersofthecorporation.ForfurtherinformationonshareownershipcontactMilnePrichardLawOfficeat403-329-1133.HalfoftheDirectorsoftheCorporationareelectedeachyeartotwoyearterms.(SeeAppendixAforalistofDirectorsandOfficersofCMR)CMRowns46acresofdeededlandwherethevillageandresortcorearelocated.TheselandsareregulatedbytheMunicipalityofPincherCreekunderanAreaStructurePlan(ASP).CMRalsocontrolsapproximately3600acresofpublicrecreationallandsbywayofaLicenseofOccupation(LOC)grantedbytheProvinceofAlberta.CMR’slandsareboundedtothenorthbytheCastleProvincialPark,totheeastandsouthbytheCastleWildlandParkandtothewestbytheProvinceofBritishColumbiaandbytheCastleWildlandPark.AportionofCMR’sdeededlandshavebeenleasedtoresidentsforthepurposesoflongtermfixedresidentialaccommodationandshorttermtrailerparkaccommodation(theLeasees).TheASPapprovedbytheMunicipalityofPincherCreekdoesnotpermitsubdivisionoftheselandsatpresent.CMR’sprincipalbusinessactivityistooperateandfurtherdevelopCastleMountainResort,offeringexcellentyearroundrecreationalopportunitiestoresidentsandvisitors.WiththesupportoftheProvinceofAlberta,thecorporationhasrecentlycompletedanupdatedMasterDevelopmentPlan(MDP)whichisintendedtoguidedevelopmentforthenext20years.ThisplananticipatesasignificantexpansionofCMR’srecreationalinfrastructureandgrowthofuservisitstotheresort.Thisplancanbereviewedatwww.skicastle.ca/master-development-plan/.

ENVIRONMENTCastleMountainResortisclosetotheWestcastleWetlandEcologicalReserve.ThiswetlandareawasdesignatedanenvironmentallysensitiveareabytheMunicipalDistrictCouncilofPincherCreekinSeptemberof1998.Pleasebeawareofthesensitivenatureofthisarea,respectitsboundariesandeducateothers.

GarbagePickUpandRecyclingGarbagepickupforCastleMountainResortisprovidedbytheMDofPincherCreek.Tofacilitatetheeaseandefficiency of garbage pickup, please ensure that all garbage is placed in one of the centrally located binsprovidedforthatpurpose.(SeeVillagemaps).Improperlydisposedhouseholdgarbageandwasteservesasanattractantfordogs,bears,cougars,birdsandother animals. These animals are adept at opening seemingly secure containers. Therefore, please do notleaveanygarbageorhouseholdwasteoutofdoorsforlaterdisposal.Disposeofitimmediatelyintiedgarbagebagsintheanimalproofcontainersandclosethelids.Residentsareresponsiblefortheirdisposalofnon-householdrefuse.TheMunicipalLandfillsiteislocated3km.southeastofLundbreck.Ifyouhaveanyadditionalquestionspleasecallthemdirectly403-628-3849Examples of refuse that cannotbeplaced ingarbagebinsor left forpickup includeconstructionmaterials(drywall, lumber, insulation)andcast-offs likerefrigerators,sofas,chairs,etc. TheMDofPincherCreekcanprovidedumpsterstodisposaloftheaboveitemsforlotowners.PleasecontacttheMDofPincherCreek.OTHERRECYCLINGThe Castle Mountain Community Association has provided us with a recycling trailer located beside thedumpstersatthesouthendoftheparkinglot(seemap).Thefollowingitemscanberecycled:Cardboard,paper,tincans,plasticwithrecyclingtriangle.Noglass,plasticbagsorStyrofoamplease.DRINKCONTAINERRECYCLINGEmptydrinkcontainerscanbebaggedanddepositedinthetrailerintheparkinglotdirectlynorthofthelodge(seemap).Ourskiclubandfreestyleclubreturnthesecontainerstothedepotsandallproceedshelptofundtheirprograms.WasteWater(Sewage)FacilityCastleMountainResortInc.ownsandoperatesclass1waterandwastewatertreatmentfacilities,whichadheretoandaregovernedbycodesofpracticesetforthbyAlbertaEnvironmentandParks.Theoperationofthefacilitiesandallcostsincurredarepaidforoutofthemonthlymaintenancefeeschargedtolotholders.

1. Toprovidefororderlylanduseplanningoftheskiresort2. Tocreatenewrecreationalhousingdevelopment3. Toco-operatewithotherinterestgroupsinthearea

CastleMountainResortInc.tookovertheskihilloperationsfromtheTownandM.D.ofPincherCreekin1996.Theland,equipmentandbuildingswerepurchasedin1997.NewphasesofdevelopmenthavetakenplaceundertheCastleMountainResortAreaStructurePlan:

• PhaseIofdevelopmentincludedthebuildingandleasingof55residentiallotsonpartoftheinitialland,andtheinstallationoftheSundance(Blue)TripleChairin1996.

• PhaseIIincludedtheinstallationoftheTamarack(Red)Chairandthepurchasingofanadditional27

acresatthebaseareaoftheskihilloperation.Thisnewliftaddedanadditional150%totheskiterrainavailableandtheadditionallandprovidedspacefor33newlots.Anewdaylodgewasconstructedinthefallof1999.

• PhaseIIIrelatestotheresortcorewhichisthedaylodge,skiandrentalshopandhotel/hostel.

• PhaseIVincludestheduplexandfourplexlotsatthenorthendoftheparkinglot.

• PhaseVissimilartoPhaseIVandwillbelocatedatthesouthendoftheparkinglotandwillreplacethe

existingRVPark.TheRVparkwillberelocated.MasterDevelopmentPlan Lookingahead,CastleMountainResortincooperationwiththeCastleMountainCommunityAssociationhasdevelopedaMasterDevelopmentPlan.TheexpansionandchangescontemplatedinthisplanareproposedtoimplementCMR’sVision,GoalsandObjectives.ThisPlanisdesignedtofurtherthereputationofCastleMountainasabackcountry-orientedpowderskiingmecca,whiledevelopingabalancedall-seasonmountainexperienceandattractingvisitorsfromacrossAlbertaandbeyond.Supportingthis,CastleMountain’sGoalsandObjectivesincludethefollowing:

• RespectthenaturalattributesofthemountainandthesettingrecognizingthattheseareCMR’sprimaryattractionandcurrency

• Providestateoftheartall-seasonfacilitiesonthemountainandinthevillageandbaseareas• Focusonthedevelopmentandoperationofawidevarietyofrecreationandretreatpursuits• Accommodatetheneedsandexpectationsofthedayusevisitors,thedestinationguests,theweekend

patronsandthegrowingpopulationoffulltimeresidents

Thisdocumentisintendedforallnewresidentialandcommercialbuildingsaswellasanyexteriorrenovations,especiallythosethatchangethebuildingfootprintonthelot.Siteplanningsuchaslandscaping,andsnowmanagement,andbuildingcontrolsincludingexteriorlighting,colourschemes,vehicleaccessandsetbacksarealloutlined.Approvalprocess,complianceandenforcementarealsocovered.ApprovalProcessforNewConstruction,RenovationsandLandscaping Theconstructionplan,includingthebuildingenvelopeofyourlot,mustbesubmittedtoCastleMountainResortattentionoftheGeneralManager.TheplanwillthenbepresentedtotheDevelopmentCommitteeforapproval,andthensubmittedtotheM.D.ofPincherCreekfortheirapproval.Onceapproved,thedevelopmentapplicationwillbereturnedtotheGeneralManagerwhowillthencontacttheresident.Asignedcopyoftheplanwillbeplacedonfileandtheoriginalwillbeforwardedtothehomeownertoauthorizetheworktoproceed.WorkmayNOTbeginwithoutwrittenapprovalfromtheGeneralManager.

MAINTENANCEFEESANDUTILITYHOOKUPMaintenancefeesforalllotleasesarepayableonthe1stofeachmonth.CastleMountainResorthasthreeoptionsforpayingmaintenancefees:

• pre-authorizeddebit• inpersondebitcardtransaction• chequesmadepayabletoCastleMountainResortInc.
