Summary of Findings

The operator appears to be competent and dedicated to the success of this project. Their business model is currently performing well at similar facilities across the country.

After review of demand in Wenatchee and historical operating results of similar facilities Johnson Consulting believes NOI may be overstated by $200,000 - $300,000.

COI appears to be slightly overstated given the demographics of the market Finance and box office expenses appear to be low relative to comparable

facilities The new facility will be absorbing the cost of the public ice program,

which currently runs at a modest profit. These costs have not been discussed in the pro-forma.

Wenatchee Convention Center and the New Events Center / Arena

The City of Wenatchee is currently short on exhibit space at the current convention center.

The new events center/arena will be very complimentary to existing CC when ice sheets are not being used.

Both venues operating simultaneously will attract events / $ to the downtown aiding the waterfront development effort.
