The Green Building Council of Australia (GBCA) and the

International WELL Building Institute™ (IWBI™) have agreed

to work collaboratively to promote health and well-being

in the design, construction and operations of buildings,

fitouts and communities in Australia. The two organisations

announced the new partnership at the Green Cities 2016

conference in Sydney, after signing a memorandum of

understanding which outlines their commitment to work

towards common goals. The organisations will now work

together to identify opportunities to align the two rating

systems, develop events and education offerings, and

promote building practices that improve the health and well-

being of occupants. Green Business Certification Inc. (GBCI),

which provides third-party certification for the WELL Building

Standard, will also support efforts to promote and deliver

WELL across Australia.

Launched by the GBCA in 2003, Green Star is an

internationally-recognised sustainability rating system that

sets best practice benchmarks for the design, construction

and operation of buildings, fitouts and communities.

A trusted mark of quality, Green Star has transformed

Australia’s built environment. More than 1,300 projects –

the equivalent to 21 million square metres of space – have

achieved Green Star ratings, delivering environmental

efficiencies while boosting the productivity, health and

wellbeing of occupants.

The Green Star rating system features four rating tools:

• Green Star – Design & As Built for building design

and construction

• Green Star – Interiors for fitout design and construction

• Green Star – Performance for building operations

and maintenance

• Green Star – Communities for precinct planning

and development

Green Star-rated buildings and fitouts are assessed against

nine impact categories:

• Land Use & Ecology

• Emissions

• Innovation

The GBCA understands that sustainable building not only

addresses environmental impact, but social and economic

impact too. Green Star can help building owners and

managers to costs, boost productivity, enhance their

The WELL Building Standard™ (WELL) is the first building

standard to focus exclusively on the health and wellness

of the people in buildings. WELL is a performance-based

system for measuring and certifying features of the built

environment that impact human health and well-being,

through air, water, nourishment, light, fitness, comfort and

mind. It marries best practices in design and construction

with evidence-based medical and scientific research –

harnessing the built environment as a vehicle to support

human health and well-being.

WELL is grounded in a body of research that explores the

connection between the buildings where we spend more than

90 percent of our time, and the health and wellness impacts

on us as occupants. WELL Certified™ spaces can help create

a built environment that improves the nutrition, fitness, mood,

sleep patterns and performance of its occupants.

WELL sets performance requirements in seven categories,

or concepts, relevant to occupant health and well-being in

the built environment: air, water, nourishment, light, fitness,

comfort and mind. Each WELL feature is designed to address

issues that impact the health, comfort or knowledge of

occupants through design, operations and behavior.

The WELL Building Standard can be applied across many

real estate sectors; it is currently optimised for commercial

and institutional office buildings. WELL is further organised

into project typologies of New and Existing Buildings, New

and Existing Interiors and Core and Shell, which take into

account the specific set of considerations that are unique to

a particular building type. Pilot programs are now available

for new market sectors including retail, multifamily residential,

education, restaurant and commercial kitchen projects.

Both IWBI and GBCA recognise and value the

complementary nature of a holistic environmental and social

outcomes at a building level, and to specifically address

health and well-being at a personal, and corporate level.

This document provides assistance for those seeking to

obtain both a certified Green Star rating and a

WELL Certified™ rating.

To simplify the process for projects pursuing both programs,

GBCA and IWBI have developed the following guidance to

show how Green Star can assist in meeting WELL, and to

show how WELL is recognised in Green Star. As there is an

element of performance verification in some WELL features,

GBCA can’t guarantee that Green Star credits will result

in full compliance with WELL. In some other cases, due to

the use of American standards, some WELL features would

fall short of meeting Green Star requirements. However,

it’s likely that specific design and construction features

promoted by Green Star will help in achieving WELL

certification and vice versa.

Currently, this document provides guidance specific

to new buildings or new fitouts being rated under

Green Star – Design & As Built or Green Star – Interiors.

Future versions of this document will include guidance

specific to buildings in operation being rated under

Green Star – Performance. Any current references to

Green Star – Performance and Green Star – Communities

are clearly noted.

How to read this document

This analysis was based on Green Star – Design & As Built

v1.1, Green Star – Interiors v1.1, Green Star – Performance v1

and the WELL Building Standard v1.

This document maps out Green Star credits and criteria

which may contribute to achieving WELL features. It also

does the reverse, showing which WELL features may

contribute to achieving Green Star credits and criteria.

IWBI has evaluated this mapping and provided rulings of

equivalency for entire features or parts that are satisfied

by the Green Star credits identified. GBCA has provided

guidance to recognise certain features of WELL in Green Star

credits, and to provide guidance on the use of WELL features

as innovation credits.

When the level of fulfilment is considered equivalent, it

indicates that a feature or credit has been evaluated and

deemed satisfactory to achieve the intent of the WELL

feature or Green Star credit indicated. The awarded

feature or credit can be used as verification the issue has

been satisfied.

The document outlines a level of fulfilment for each credit

and feature in Green Star and WELL. A level of fulfilment is

assigned as:

• When the level of fulfilment is considered equivalent, it

indicates that a feature or credit has been evaluated and

deemed satisfactory to achieve the intent of the WELL

feature or Green Star credit indicated. The awarded

feature or credit can be used as verification the issue has

been satisfied.

• When the level of fulfilment is considered partial,

it indicates the credit or feature is partly met. For example,

a WELL part requirement may be met, but the additional

parts not satisfied by Green Star will need to follow WELL

requirements. The awarded Green Star credit can be used

as verification for the part(s) that have been satisfied. This

may also occur in the reverse.

• When the level of fulfilment is considered aligned, it

indicates that the credit or feature is aligned, but the

issue is not addressed fully. This may mean that the

credit or feature is a good stepping stone for meeting the

requirements, but more work may be needed.

• Finally, where both the feature and credit are marked as

not addressed, this means that the outcome in either

credit is not addressed as part of either rating tool, though

they may be recognised through either Green Star or

WELL’s innovation systems.

IWBI and GBCA have agreed upon the equivalent outcomes

identified in this document. The tables on the following

pages detail Green Star credits deemed equivalent to WELL

features, and vice versa. Please note that there are different

levels of equivalency defined under the ‘How to read this

document’ section.

In order to streamline the certification process, reduced

documentation may be submitted where outcomes have

already been verified in the alternate rating program. Project

teams are required to demonstrate that outcomes being applied

have been verified with appropriate supporting evidence.

Claiming Green Star outcomes in WELL Building Standard TM

Where a project has achieved or is pursuing a Green Star

certified rating and seeks to apply these efforts to achieve a

WELL feature, the project should submit the following during

WELL documentation review:

• Short report identifying which Green Star credits are

being used to claim WELL features, in line with the

guidance provided in this document; and

• Supporting evidence for each WELL feature or part

utilising Green Star equivalency

- If not yet awarded, use the ascribed WELL

verification method to reference Green Star criteria.

- If already awarded, proof of awarded Green Star

credit(s) can be submitted in lieu of the ascribed

WELL verification method.

Claiming WELL Building Standard TM outcomes in Green Star

Where a project has achieved a WELL Certified TM

rating and seeks to apply these outcomes to achieve a

Green Star rating, approval needs to be granted by GBCA.

Please submit a Credit Interpretation Request (CIR) to GBCA

which includes the following:

• Short report identifying which WELL features are being

used to claim Green Star credits, in line with the guidance

provided in this document; and

• Supporting evidence that all relevant WELL features have

been achieved.

The CIR response will provide any further guidance required

for the project’s Green Star submission.

Due to the scope of both rating tools, there’s opportunity

to claim achievements of specific features from WELL as

Green Star credits. However, as there is duplication of

outcomes in the WELL standard, it’s unlikely that an individual

feature in WELL will be awarded Innovation points; rather, a

number of WELL feature groupings will.

In other cases, WELL features fall outside the scope of

Green Star – Design & As Built, or Green Star – Interiors, and

will not be considered for Innovation points as they may, for

example, be company-wide policies that are not relevant to

the built environment.

The following features have been pre-approved as potential

Innovation claims. Each row must be fully met in order to

achieve an Innovation point.
