Placemaking: Following the Grid Collector/Retail StreetCollector Street used as datum to organize and advertise the variety of spaces. Design and programming is consistent with current 11th Ave. Bustling/busy.
Intrablock StewardshipSemi-private areas of which each block takes “ownership.” Quiet more peaceful than other spaces. Layout is consistent with the existing grid. More quiet.
Cultural CenterCity wide draw. Anchor for the Urban Plaza.
K-12 SchoolProvides learning
for all children. Stewards both the
Park and the Marshland Area
ParkCity wide draw. Anchor
for the Urban Plaza. Treats all stormwater
runoff through a microcosm of local
watershed. More quiet.
PaseosOpening up existing blocks and allowing access, light and sonic penetration. Placing “Eyes” on the Intrablock Stewardship areas. Layout is consistent with existing grid. More quiet.
Urban PlazaPlacement is in center
of site to create the economic heart of the neighborhood. Higher
end retail opportunities. Bustling/busy.
Neighborhood Retail Street
Economic and culturally inclusive. Mixture of retail and
residential at the first floor, with retail above. Least busy of
urban spaces.

The Next Steps
1. Additional research, analysis and design of architecture in urban place-
making
2. Articulation of secondary spaces, i.e. school, park, cultural center
3. Intrablock stewardship areas and their role in the storm water system, i.e.
park and marshland
